How the biswa breakdown works
In most bigha states, 1 bigha divides into 20 biswa, and 1 biswa further divides into 20 biswaansi. This sub-unit system is how revenue records describe fractional plots.
For a UP pucca bigha (27,225 sq ft): 1 biswa = 1,361.25 sq ft, and 1 biswaansi = 68.06 sq ft. So a khasra entry reading "2 bigha 10 biswa" in UP equals 2 × 27,225 + 10 × 1,361.25 = 68,062.5 sq ft.
Worked example — comparing two listings
Listing A: "5 bigha" in Karnal, Haryana → 5 × 21,780 = 108,900 sq ft. Listing B: "5 bigha" in Shimla, HP → 5 × 8,712 = 43,560 sq ft — exactly 1 acre, less than half of Listing A despite the identical "5 bigha" figure.
Always ask for the square-foot or square-metre figure too
A quoted bigha number alone is not enough to evaluate a deal. Ask the seller or CP for the equivalent in square feet, and independently verify against the khasra/khatauni area.
