India never standardised traditional land units. Bigha, biswa, killa and guntha were each codified separately by colonial-era revenue departments — the same word can mean four different areas across four states.

Key distinction

A Pucca Bigha in UP is 4× larger than a Hill Bigha in Uttarakhand

UP / Rajasthan Pucca Bigha = 27,225 sq ft. Uttarakhand Hill Bigha = 6,806 sq ft. Both are called "bigha" in paperwork. Always confirm the local convention with the Patwari before any transaction.
