Gaj, Sq Yard and Sq Ft in Delhi NCR (2026)
What a gaj means when Delhi NCR plots are sold, how it relates to the square yard and square foot, and how to avoid area disputes.
In Delhi NCR, residential plots and farmhouse land near the city are often sold by the gaj (ΰ€ΰ€). A gaj is the local word for a square yard, and a square yard is 9 square feet. This guide sets out those fixed conversions, where the unit shows up in NCR deals, and the checks a buyer should make before paying.
What a gaj means in Delhi NCR
Gaj literally means yard. In property talk across Delhi, Noida, Gurugram, Ghaziabad and Faridabad, "gaj" almost always means a square yard, so a 200 gaj plot is a 200 square yard plot. The conversion is fixed by definition: one yard is three feet, so one square yard is nine square feet, and 1 gaj as used in trade equals 1 square yard equals 9 square feet.
For the full comparison, read Gaj vs square yard vs square foot.
Fixed conversion table
| Unit | In square yards (gaj) | In square feet | In square metres |
|---|---|---|---|
| 1 gaj / 1 sq yard | 1 | 9 | 0.8361 |
| 100 gaj | 100 | 900 | 83.61 |
| 200 gaj | 200 | 1,800 | 167.2 |
| 500 gaj | 500 | 4,500 | 418.1 |
| 1,000 gaj | 1,000 | 9,000 | 836.1 |
| 1 acre | 4,840 | 43,560 | 4,046.9 |
These figures follow from the definitions of the yard, foot and acre. They do not depend on any local custom. If a seller's paperwork gives a different number of square feet per gaj, treat it as an error to be corrected.
Where gaj is used in NCR deals
- Residential plots in colonies and builder floors, usually quoted per gaj.
- Plots in authority schemes, often stated in square metres in the allotment letter, then converted by brokers into gaj.
- Farmhouse and agricultural land near the city, where the record may use bigha, kanal, hectare or acre while the broker quotes per gaj or per acre.
This mix of units is the main source of confusion. The same plot can appear as square metres in an allotment, gaj in a broker message and bigha in a village record.
Gaj versus village units
Where NCR land falls in a village, the revenue record may use bigha, biswa or hectare. A bigha does not have one value across NCR and we could not confirm an official figure for a district here, so do not convert bigha to gaj with a rule of thumb. Our guides on bigha in Uttar Pradesh, kanal and marla in Haryana and bigha to square yard, acre and hectare explain how to read each.
Ask for the area in square metres as well
Authority allotments and many sale deeds carry the area in square metres. Divide by 0.8361 to get gaj. If the deed and the broker disagree, the deed and the survey map decide, after you check them.
Plot area is not built-up area
A gaj figure for a plot refers to land. It does not include the built-up floor area. In builder floors and flats, brokers sometimes quote "per gaj" for the share of land under the building. That share is a proportion of the plot and is different from carpet or super area. If you are buying land to build a farmhouse or a home, confirm that the area quoted is the registered plot area, then work out what you may build under the local rules. See farmhouse rules in India.
Quoting rates per gaj
Rates per gaj in NCR move quickly and vary by sector, road width and title type. We do not publish a rate here. When a rate is quoted, test it against the official circle rate for the area, which is stated per square metre or per unit set by the state. The relationship is explained in circle rate versus market rate. Convert both to the same unit before comparing.
Buyer checks before paying
- Get the plot area from the title document in square metres or square yards, not only from the broker.
- Multiply or divide using the fixed factors above to confirm the gaj figure.
- Match the area on the sale deed, the site plan and the physical boundary.
- Check that the plot has a road side that matches the map and that frontage is not eaten by a setback.
- Verify title as set out in how to verify land title.
- Put the area in square yards or square metres in the agreement and the sale deed. See sale deed guide.
Common errors in NCR area quotes
- Using 10 or 9.5 square feet per gaj by rounding. The correct factor is 9.
- Mixing square metres and square yards without converting (1 sq m is about 1.196 sq yd).
- Reading the covered area of a built house as the plot area.
- Applying a bigha-to-gaj ratio from another district.
- Accepting a rounded plot size from an advertisement instead of the measured one.
Special categories of land around Delhi
Delhi and the NCR towns include land of different legal character, such as agricultural land, village abadi (lal dora) land, authority-allotted plots and unauthorised colonies. The unit used to describe the area does not tell you which category a plot belongs to. A 200 gaj plot can be freehold, leasehold or in a colony without regularisation. We did not research the status rules for these categories for this page, so confirm the category with the revenue or authority office before you pay. The general steps are in land due diligence checklist.
When you ask for the area, also ask for the document that gives it: lease deed, allotment letter, registered sale deed or revenue record. The document, not the unit, is what you rely on.
What we could not confirm
We did not confirm authority-specific conventions in Noida, Greater Noida, Gurugram or Delhi for how plot size is written in allotment letters, and we did not verify any local rule that treats a gaj differently from a square yard. If your authority uses its own convention, it will be stated in the allotment or lease document. The page is a DRAFT until an official source is added.
