Sub-area overview

Khairthal — the new district headquarters on the Alwar side of the Bhiwadi belt

Khairthal is the headquarters of Khairthal-Tijara, a district created from Alwar in August 2023 around the Bhiwadi industrial belt. Land here is mostly irrigated farmland, with demand coming from industrial and logistics use in the RIICO areas nearby and from buyers watching the proposed rapid rail. Our estimate is ₹60 lakh–1.8 crore per acre*, indicative only, with parcels near the town and industrial roads at the top.

The district has a reporting area of about 1,965 sq km (196,488 hectares), of which 67.39% is net sown and 97.95% of that is irrigated (Agricultural Statistics of Rajasthan 2023-24). A compilation of the 2023 notification lists 7 tehsils: Tijara, Kishangarh Bas, Khairthal, Kotkasim, Harsoli, Tapukara and Mundawar. On 22 May 2026 Patrika reported that the Delhi–Gurugram–Shahjahanpur–Neemrana–Behror (SNB)–Khairthal–Alwar corridor has a 91 km Rajasthan section, with six stations in the state that the article did not name and no completion date.

The district's own administration is still settling: Patrika reported in August 2025 a proposal to rename it and move the headquarters to Bhiwadi, and the state told the Assembly on 5 September 2025 that no decision had been implemented. Our estimate is ₹60 lakh–1.8 crore per acre*, indicative only. Check which tehsil and Sub-Registrar office a village now falls under, since older papers name Alwar. Read the Khairthal-Tijara district page and the state-wise land laws guide first.

Read this before relying on distances

A corridor that names Khairthal is not a station at Khairthal, and the Patrika article gave no completion date. The district's headquarters and name were also still disputed in 2025. Check that the village you are buying in sits in the tehsil you expect, and price the road you can drive today.

Agriculture & terrain

Soil, crops & water in Khairthal

Khairthal-Tijara is almost entirely irrigated: 97.95% of net sown area was irrigated in 2023-24, with some forest and Aravalli-edge ground.

Soil & crops

The Directorate of Economics and Statistics gives a reporting area of 196,488 hectares, of which 67.39% is net sown, and classes 13,042 hectares (6.64%) as forest in 2023-24. That is a revenue classification, not a parcel map. We found no village-level soil or crop data, so ask the patwari for the cropping record. Data: Soil Health Card site.

Water

97.95% of net sown area was irrigated in 2023-24 (Directorate of Economics and Statistics). We did not check the groundwater category for the block, so ask the Central Ground Water Authority or CGWB and test any borewell before paying. Groundwater categories: CGWB.

Mandi price reference

We did not read a Khairthal mandi price for this page, so no price is quoted. Compare any crop income with the full land cost before buying. Live prices: Agmarknet.

Micro-market report — Khairthal

Farmland India view

Why buyers look at Khairthal

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

An industrial belt next door

RIICO areas at Khairthal, Bhiwadi and Tapukara create demand for logistics and support land, though industrial plots are leasehold.

A named rapid rail stop on the route

The corridor names Khairthal, but the station list is not public in our source; treat it as a possibility.

Mostly irrigated land

With 97.95% of net sown area irrigated, land has a working farm use.

Lower than the Gurugram edge

Our estimate of ₹60 lakh–1.8 crore per acre* is below Gurugram-side markets; district boundary changes add uncertainty, so check records carefully.

STRAIGHT TALK

Risks & challenges specific to Khairthal

Specific to this micro-market, beyond the Khairthal-Tijara and Rajasthan-wide points.

A district still settling

Khairthal-Tijara was created in August 2023, and Patrika reported in December 2024 that offices and a police line were still missing. A rename and a move of headquarters to Bhiwadi were proposed in August 2025 with no decision as of 5 September 2025. Ask which tehsil record and Sub-Registrar office a village falls under.

Rapid rail is not a station

The corridor names Khairthal but the article gave no cost, completion date or named stations. Do not pay a premium for a station that exists only on a proposal, and ask whether the khasra falls inside any acquisition list.

Tenancy Act section 42

Section 42(b) of the Rajasthan Tenancy Act, 1955 makes void a sale of khatedari rights by a Scheduled Caste or Scheduled Tribe khatedar to a person outside that community; the Supreme Court applied it to a company buyer in 2012, and the High Court held in February 2025 that adverse possession gives a non-SC/ST buyer no khatedari rights. Read the seller's community from the jamabandi.

Conversion and RIICO leasehold

Putting agricultural land to other use needs Section 90A permission under the Rajasthan Land Revenue Act, 1956, and the 2007 rural conversion rules give 90 days for a complete application and require use of the converted land within five years; later amendments were not read. Industrial plots in RIICO areas are leasehold, with terms in the allotment letter.

Forest and Aravalli ground

About 6.64% of the reporting area is classed as forest (2023-24). We did not research Aravalli court orders or eco-sensitive zones for this district, so ask the Tehsildar and the Forest Department for the khasra's status in writing.

Prices vary widely

Our estimate of ₹60 lakh–1.8 crore per acre* is indicative, and prices differ sharply by road frontage, canal or tubewell access and distance from the town. Parcels near industrial roads and the town can price far above interior fields. Rely on the collector rate and recent registered sale deeds, not on asking prices.

Ceiling and stamp duty

Section 4(1) of the Ceiling Act, 1973 caps a family of up to five at 18 acres of two-crop irrigated land and 27 acres for one crop, and Section 17(2) needs declarations before registration; the current schedule is a CONFIRM item. The cow-protection surcharge on stamp duty can be up to 20% and Patrika reported in August 2026 that duty follows DLC rates; we could not trace the base duty or fee.

NRIs and OCIs cannot buy agricultural land

FEMA and the RBI Master Direction bar NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Rajasthan included. They can buy residential and commercial land in approved areas, so a farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
