Size and population
1,755.91 sq km on the Goa-IPB page; the MSME-DI report gives 1,736 sq km and 817,761 people at Census 2011, but for the six-taluka district that included Ponda (MSME-DI North Goa industrial potential report)
Estimated land price*
₹750–37,000 per sq m (about ₹30 lakh to ₹15 crore per acre) depending on the belt; indicative, see the note under the price table
Pricing unit
₹/sq m (taluka rate notifications) · ₹/acre in farm-land deals
Local units
Goa records and rate orders use square metres; 1 acre = 4,047 sq m and 1 hectare = 10,000 sq m. Sellers may quote other local terms that vary by village, so convert every quote to sq m
Land records portal
Directorate of Settlement and Land Records (Form I and XIV, mutation notices); only the mutation notice page opened for this page
Land law is state law. These rules are maintained on the Goa page and apply to every district within it.
⚠ Goa’s land rules are layered, and they are being rewritten in the Assembly and the courts as this page is written. Paddy land, tenanted land, comunidade land and coastal land each follow a different rule set, and a zoning certificate can change the picture. Read the rules before the price.
Which office decides what: The Mamlatdar decides whether a parcel counts as agricultural land under the 2023 Act (section 3(4), India Code) and hears tenancy matters under the 1964 Act (India Code). The same office issues the public notices of mutation on the Directorate of Settlement and Land Records site. Conversion of land use under section 32 of the Goa, Daman and Diu Land Revenue Code, 1968, and any permission to sell paddy land to a non-agriculturist, go to the Collector. Sale deeds are registered at the Sub-Registrar office of the taluka (Goa registration department). Zoning sits with the Town and Country Planning Department, and comunidade land with the Administrator of Comunidades under the Code of Comunidades.
The Portuguese Civil Code and spouses: The 1867 Code is still in force in Goa, but only in part. On 13 September 2019 the Supreme Court held that it applies because the Goa, Daman and Diu (Administration) Act, 1962 kept earlier laws alive until a competent legislature changed them, and that it governs succession for people domiciled in Goa to their land and other assets across India (Supreme Court, September 2019; see also Bar and Bench, September 2019). Parts were later replaced by the Goa Succession, Special Notaries and Inventory Proceedings Act, 2012, in effect from 22 December 2016. For a land buyer the working point is the marital regime: the judgment describes spouses as joint owners of the couple’s assets and records a rule against disposing of them without the other spouse’s consent, on pain of nullity. Whether a particular seller falls under that regime depends on the marriage and any ante-nuptial agreement, so ask for the marriage details and have both spouses sign where the seller is married.
Paddy land and the 2023 Act: The Goa Restriction on Transfer of Agricultural Land Act, 2023 (Goa Act 18 of 2023) defines agriculture as the cultivation of paddy and agricultural land as land currently used for it, leaving out land earmarked for non-agricultural use in a plan under the Town and Country Planning Act (section 2, India Code). Under section 3 an owner or occupant may not sell, gift, exchange or lease such land to anyone but an agriculturist who cultivates it personally. The Collector can allow exceptions, for example for a non-agriculturist who means to farm it, who then has three years to start or the land vests in the Government. A transfer in breach is void (section 3(3)), seller and buyer each face a fine equal to the land’s market value (section 5), and after notice the Collector can forfeit the land without compensation (section 6). The Goan reported the Act as notified in April 2023 (The Goan, April 2023). Because the definition covers paddy only, orchard, cashew and fallow land fall outside this Act, as HSA Advocates point out (HSA Advocates, May 2023), though they remain subject to the conversion, tenancy and zoning rules below.
Conversion under section 32: Moving land from agricultural to non-agricultural use needs the Collector’s permission under section 32 of the Land Revenue Code, which also requires the Collector to acknowledge an application within seven days (India Code). The decision period was 60 days. An ordinance of 2 December 2025 cut it to 45 days (Ordinance 5 of 2025), and the Assembly passed the bill on 15 January 2026 with effect from that date over Opposition objections to the retrospective clause (Bill 8 of 2026; The Goan, January 2026). A separate amendment, Goa Act 20 of 2024, requires an application to carry a certificate from the Director of Agriculture that the land is not agricultural land under the 2023 Act (Government of Goa gazette text). The Goa Investment Promotion Board’s own page lists the documents asked for, including Form I and XIV mutated in the applicant’s favour, and stage timings that add up to 68 days against a stated 60 (Goa-IPB). We found no source for a 3 to 6 month approval wait, so none is quoted here, and we have not seen the notification that brings the Director of Agriculture certificate into force, or the assented 2026 Act, so ask the Collector’s office about both.
Tenants, mundkars and tenanted land: Under the Goa, Daman and Diu Agricultural Tenancy Act, 1964 a tenant is deemed to have bought the land held on the “tillers’ day” (section 18A), and land bought that way cannot be sold, mortgaged or leased without the Mamlatdar’s prior sanction (section 18K). A landlord selling tenanted land must first offer it to the tenant in writing, who has 90 days to reply, and a sale made without that notice or below the notified price is void (section 13A) (India Code). The Goa Land Use (Regulation) Act, 1991 bars use of land vested in a tenant for anything but agriculture despite the planning and revenue codes (India Code); Goa Act 10 of 2024 added exemptions for public acquisition and for use by local authorities and educational institutions (Government of Goa gazette text). The copy of the 1964 Act we read is a scanned text and may not show every later amendment.
Zoning, sections 17(2) and 39A: Section 17(2) of the Goa Town and Country Planning Act, 1974, inserted in 2023, let the Government correct what it called inconsistent zoning in the Regional Plan. On 13 March 2025 the Bombay High Court at Goa struck down the 2023 rules made under it, read the section down and barred fresh approvals (LiveLaw). The Supreme Court refused a stay in July 2025 but ordered status quo, as the petitioners described it (The Goan, July 2025). Section 39A allows zone changes on individual applications after board approval and public notice; a challenge to it is pending in the High Court (The Goan, September 2025; The Goan, July 2026). Former High Court Chief Justice Ferdino Rebello said in February 2026 that 342 parcels had been converted under section 17(2) up to 31 December 2025 and 199 proposed under 39A, covering 1,726,902 sq m; these are his figures as quoted (The Goan, February 2026). Buy only against a current zoning certificate, and ask whether the zone was changed under either section.
Comunidade and Government land: Comunidade land is village common land governed by the Code of Comunidades (Legislative Diploma 2070 of 15 April 1961). Its sale or exchange is decided by the comunidade and has no force without Government approval, and land granted for one purpose may not be used for another (articles 30, 31, 31-A and 36, India Code). Building on Government, local-authority or comunidade land without written permission is an offence under section 4 of the Goa Land (Prohibition on Construction) Act, 1995, punishable by up to three years in prison and a fine of up to ₹50,000 (India Code). In 2025 Goa Act 16 inserted article 372-B to let people regularise houses built on comunidade land before 28 February 2014, with a cap of 300 sq m in the Cabinet-approved bill (The Goan, August 2025); petitions against it were reported in the High Court in May 2026, with no interim order mentioned (The Goan, May 2026). Treat an offer of comunidade land as a title defect unless the Government approval is in the papers.
Forged records and the land-grab inquiry: A one-man commission under retired Justice V K Jadhav found organised grabbing of Government, institutional and private land, officials colluding with fraudsters and Portuguese-language documents forged; the report was tabled in the Assembly in February 2025 (The Goan, February 2025). Two sessions courts, in Panaji and Margao, were designated for land-grab cases by a notification dated 24 February 2025 (The Goan, July 2025). The Crime Branch’s Special Investigation Team had filed its 13th chargesheet by September 2025 (The Goan, September 2025), and the Herald reported the Enforcement Directorate’s attachment of 19 assets from two comunidades, valued by the agency at about ₹1,268.64 crore, on 27 November 2025 (Herald Goa, November 2025). A further-investigation order in an Anjuna forgery case was reported in April 2026 (The Goan, April 2026). Trace the chain of registered deeds and the Form I and XIV mutation history, and ask the Sub-Registrar for a nil encumbrance certificate (₹100 plus ₹20 for each year searched, Goa registration department).
Coastal zone, and the 500 m figure: The 500 m often quoted is the landward limit of the regulated coastal zone from the high-tide line, not the no-development distance (The Goan, November 2023). The 2019 notification (G.S.R. 37(E), 18 January 2019) sets the no-development zone at 50 m in densely populated rural areas and 200 m elsewhere, and along tidal-influenced water bodies at 50 m or the width of the creek, whichever is less; until a state’s plan is approved, 200 m and 100 m apply (CRZ 2019 text; LiveLaw, January 2019). Goa has not finished its plan, so the 2011 notification still governs (The Goan, February 2025). The draft reached the State in January 2026, and public consultation is not expected before the next Assembly elections (The Goan, June 2026). Read the CRZ clearance and the plan map for the parcel itself.
NRI and OCI buyers: The Reserve Bank’s Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farmhouse from what NRIs and OCIs may buy or receive as a gift, in Goa as elsewhere (RBI Master Direction FED 12/2015-16, updated to September 2022). Other land, such as a residential or commercial plot, is not excluded. At registration the Sub-Registrar’s checklist asks for certified OCI or PIO card copies, and for a FEMA committee order where a foreign national without such a card executes a deed (Goa registration department). Take legal advice before using a nominee, since the benami-law position was not checked for this page.
The Goa state page applies to North Goa in full. The notes below are specific to this district and are not repeated from the state page. Law was read from India Code, the Goa gazette copies, High Court and Supreme Court reports and The Goan; the district portal (northgoa.gov.in) refused automated access, and the notes say so where it matters.
⚠ The district boundary changed on 31 December 2025, when Kushavati was carved out of South Goa (Government of Goa, Kushavati). The Goan lists five talukas for North Goa and puts Ponda in South Goa (The Goan, January 2026), whereas a Government of Goa page says a 1988 notification moved Ponda to North Goa (Government of Goa, South Goa judiciary page). Ask the Mamlatdar or Collector which district a Ponda survey number now sits in before relying on either list.
⚠ Paddy land follows the Restriction on Transfer of Agricultural Land Act, 2023: sale, gift, exchange or lease of land currently used for paddy is barred except to an agriculturist who cultivates it personally, unless the Collector permits it, and a breach is void with possible forfeiture without compensation (India Code, Restriction on Transfer of Agricultural Land Act 2023; The Goan, April 2023). North Goa had 16,135 hectares of rice in the contingency plan, so this rule touches many parcels (ICAR-CRIDA North Goa contingency plan). Orchard, cashew and fallow land fall outside this Act, as HSA Advocates, May 2023 note, but still need the right zone, conversion and tenancy checks. The Mamlatdar decides whether a parcel counts as agricultural land.
⚠ Conversion to non-agricultural use needs the Collector under section 32 of the Land Revenue Code (India Code, Goa Land Revenue Code). The decision period was 60 days; an ordinance of December 2025 cut it to 45 days (Ordinance 5 of 2025) and the Assembly passed the bill on 15 January 2026 (Bill 8 of 2026; The Goan, January 2026). CONFIRM: the assented Act and the commencement notification for the Director of Agriculture certificate (Act 20 of 2024, Government of Goa gazette text, Act 20 of 2024) were not found.
⚠ Tenancy: under the Agricultural Tenancy Act, 1964 a tenant is deemed to have bought the land held on the tillers’ day (section 18A), such land cannot be sold or leased without the Mamlatdar’s sanction (section 18K), and a landlord must offer tenanted land to the tenant in writing first (section 13A) (India Code, Agricultural Tenancy Act 1964). The Land Use (Regulation) Act, 1991 bars non-agricultural use of land vested in a tenant (India Code, Land Use (Regulation) Act 1991; amended 2024, Government of Goa gazette text, Act 10 of 2024). The 2024 rate order does not apply to purchases by mundkars and tenants from landlords (The Goan, November 2024).
⚠ Comunidade land is village common land under the Code of Comunidades; sale or exchange needs Government approval and land granted for one purpose may not be used for another (India Code, Code of Comunidades). Building on Government, local-authority or comunidade land without written permission is an offence under section 4 of the 1995 Prohibition on Construction Act (India Code, Prohibition on Construction Act 1995). The 2025 regularisation clause (article 372-B) was challenged in the High Court in May 2026 (The Goan, May 2026); CONFIRM the outcome. Treat comunidade land offered for sale as a title defect unless the Government approval is in the papers.
⚠ Zoning is unsettled. In March 2025 the Bombay High Court at Goa struck down the 2023 rules under section 17(2) of the Town and Country Planning Act and read the section down (LiveLaw, 2025); the Supreme Court refused a stay in July 2025 (The Goan, July 2025), and section 39A zone changes are under challenge (The Goan, September 2025; The Goan, July 2026). Buy only against a current zoning certificate from the Town and Country Planning office and ask whether the Regional Plan zone was changed under either section.
⚠ Coastal land: the no-development zone is 50 m or 200 m from the high-tide line under the 2019 CRZ notification (50 m or the creek width along tidal water), but Goa has no approved plan under it, so the 2011 notification still governs and 200 m and 100 m apply meanwhile (CRZ 2019 text; The Goan, February 2025). The 500 m often quoted is the regulated-zone extent (The Goan, November 2023). CONFIRM with the coastal authority for any parcel near the sea, a tidal river or a creek in Pernem, Bardez or Tiswadi.
⚠ Forest: the MSME-DI report lists 35,448 hectares of forest in the old North Goa district in 2011, of which 28,099 hectares were in Sattari and 5,012 in Ponda (MSME-DI North Goa industrial potential report). We did not open sanctuary, eco-sensitive zone or tiger-reserve notifications for Goa, so ask the Forest Department for a written status on any parcel in Sattari or near a forest block.
⚠ Fraud risk: a government inquiry found forged records and organised land grabbing (The Goan, February 2025); two sessions courts, in Panaji and Margao, were notified for such cases in February 2025 (The Goan, July 2025). Trace the registered deed chain and the Form I and XIV history. The Goa Land Development and Building Construction Regulations were not read for this page, so check slope, access and coverage conditions with the planning office.

District overview
North Goa is listed at 1,755.91 sq km on the Goa-IPB page; the MSME-DI report gives 1,736 sq km and 817,761 people at Census 2011, but for the district as it stood before 2026, with Ponda counted in (MSME-DI North Goa industrial potential report). That report lists 213 inhabited villages, 60 km of rail and a net sown area of 79,908 hectares for 2010. Reports after the Kushavati notification list five talukas, Pernem, Bardez, Bicholim, Sattari and Tiswadi (The Goan, January 2026), so older district totals overstate today’s district.
The district has three distinct belts. Bardez and Tiswadi hold the coastal towns and the capital area, Pernem and Bicholim sit around the Mopa airport and the highway, and Sattari is forest and hill country, with 28,099 of the district’s 35,448 hectares of forest (MSME-DI North Goa industrial potential report). Land use differs sharply between them.
We found no registered-deed series for farm land. The Government raised the minimum taluka base rate in Pernem and Bardez from ₹3,000 to ₹8,000 per sq m in September 2024, as The Goan reported (The Goan, September 2024), and Tiswadi’s range from ₹600–6,000 to ₹5,000–25,000 in the notification reported in November 2024 (The Goan, November 2024). Those are settlement-zone rates, not farm-land rates. The estimated bands on this page, from about ₹750 to ₹37,000 per sq m*, are wide and indicative.
Manohar International Airport at Mopa was inaugurated on 11 December 2022 with a first phase of ₹2,870 crore and 4.4 million passengers a year (The Tribune, December 2022), and its 6.58 km link road was dedicated on 11 July 2024 (EPC World, February 2025).

The Goan reported on 8 July 2026 that conveyance duty is 3% up to ₹50 lakh, 4% to ₹75 lakh, 4.5% to ₹1 crore, 5% to ₹5 crore and 6% above, replacing a 2017 order (The Goan, July 2026). The registration fee was reported at 3% in April 2023 (The Goan, April 2023); we did not see a current fee table or either notification, and the Registration Department page lists only fees "as prescribed" (Goa registration department). Deeds are registered at the Sub-Registrar office of the taluka, and a nil encumbrance certificate costs ₹100 plus ₹20 for each year searched (Goa registration department). Taluka base rates used for valuation are in the price notes above; whether they apply to farm land was not stated in the reports.
Know the belt
Taluka rate reports plus wide indicative price bands marked *. No registered-deed series was found.
Estimated land price*: ₹7,500–37,000 per sq m (about ₹3–15 crore per acre)
The Government raised the Bardez minimum base rate from ₹3,000 to ₹8,000 per sq m (The Goan, September 2024) and Tiswadi’s range to ₹5,000–25,000 (The Goan, November 2024). Both are settlement-zone figures; orchard and agricultural-zone land is lower, and paddy land can pass only to an agriculturist. The band is wide and rounded and is not a deal price.
Check: the zone on the zoning certificate, the CRZ distance and whether the land is paddy or tenanted.
Estimated land price*: ₹2,500–12,000 per sq m (about ₹1–5 crore per acre)
Pernem’s minimum base rate rose to ₹8,000 per sq m in September 2024 (The Goan, September 2024); we found no taluka rate for Bicholim. The airport opened in December 2022 (The Tribune, December 2022) and the link road in July 2024 (EPC World, February 2025). With no dated farm-land rate or award, the band is a wide, indicative range.
Check: access from the highway or link road, zone and tenant status.
Estimated land price*: ₹750–3,700 per sq m (about ₹30 lakh to ₹1.5 crore per acre)
Sattari carries most of the district’s forest (MSME-DI North Goa industrial potential report) and we found no taluka rate for it. Parcels here sell on access, forest status and zone more than on soil, and the band is a wide, indicative range.
Check: forest status, a road in the record and water access.
Pernem and Bardez from ₹8,000 per sq m; Tiswadi ₹5,000–25,000
The rates rest on 1,000 sq m plots; plots up to 500 sq m get a 30% reduction and larger plots 10% to 25%, commercial zones are set at double and industrial zones 40% lower (The Goan, November 2024). Residential building on plots up to 500 sq m kept the old rates in Pernem and Bardez (The Goan, September 2024). Gazette orders were not found.
Check: the rate zone and plot-size slab for the exact survey number.
Rate orders and the Act texts use sq m
Convert any quote to sq m (1 acre = 4,047 sq m; 1 hectare = 10,000 sq m) before comparing. Local terms vary by village and we do not fix a conversion for them.
Connectivity
Only items with a source are listed; train services and flight schedules were not researched for this page.
The practical question is the last leg from the highway to the parcel; ask for the access road in the revenue record. Full rules for buyers: state-wise land laws.

Agriculture & terrain
A rice, pulse and cashew-belt district with plentiful rain, tank and canal irrigation, and groundwater classed safe in all Goa taluks.
The ICAR-CRIDA plan gives rice at 16,135 hectares (12,454 rainfed in kharif and 3,681 irrigated in rabi), pulses 4,556, groundnut 1,688 and sugarcane 129, with a net sown area of 65,267 hectares and a cropping intensity of 117.8% for 2017-18 (ICAR-CRIDA North Goa contingency plan). It classes soils mostly as moderately shallow (35.8%) or deep (35.7%). The MSME-DI report gives a net sown area of 79,908 hectares for 2010 for the older six-taluka district (MSME-DI North Goa industrial potential report).
The plan puts irrigated area at 16.6 thousand hectares: tanks 55.9%, canals 23.5%, bore wells 15% and open wells 5.9%, citing a 2013 CGWB booklet (ICAR-CRIDA North Goa contingency plan). Rainfed rice dominates the kharif season, so water access varies by village.
The plan lists 31,911 hectares of forest for 2017-18 (ICAR-CRIDA North Goa contingency plan) and the MSME-DI report 35,448 hectares for 2011 across the older district, mostly in Sattari (MSME-DI North Goa industrial potential report). The two numbers cover different dates and boundaries. Ask the Forest Department for a written status on any parcel near a forest block.
The plan gives a normal annual rainfall of 2,925.3 mm, of which 2,633.7 mm falls in the June to September monsoon (ICAR-CRIDA North Goa contingency plan); the MSME-DI report gives 3,000 to 3,400 mm for the monsoon alone (MSME-DI North Goa industrial potential report), so we show both. The CGWB 2024 assessment classes all 12 Goa taluks as Safe, with a state stage of extraction of 22.91% (CGWB, 2024); we did not extract taluka figures. The Goan reported in February 2026 that the Centre flagged risks in the safe tag (The Goan, February 2026).
Goa records and rate orders use square metres; 1 acre = 4,047 sq m and 1 hectare = 10,000 sq m. Crop areas above are in hectares. Local terms differ by village, so convert every quote before comparing offers, and price a parcel on zone, access and title, not on crop income.

Farmland India view
Five reasoned points, with an honest note that price evidence is thin and zoning is in court.
Manohar International Airport opened in December 2022 with a first phase of 4.4 million passengers a year (The Tribune, December 2022) and a 6.58 km link road followed in July 2024 (EPC World, February 2025). That is delivered infrastructure, not a promise.
The coast and capital belt, the airport belt and the Ghats edge behave differently, so a single district price means little. The bands on this page are kept separate for that reason.
Pernem and Bardez minimum rates rose from ₹3,000 to ₹8,000 per sq m in 2024 (The Goan, September 2024). A guideline rate is a floor for valuation, not a forecast, and it covers settlement zones.
The 2023 Act limits paddy-land sales to agriculturists (India Code, Restriction on Transfer of Agricultural Land Act 2023), which narrows the buyer pool and limits speculative buying of paddy fields.
Zoning cases, tenancy, comunidade title, CRZ and forged-record cases all sit behind a clean-looking plot. Buyers who read the papers first avoid most of the risk.
Confirm zone, tenancy, comunidade and CRZ status directly; listings are not certified title.
STRAIGHT TALK
Read these before shortlisting in North Goa.
Sections 17(2) and 39A are before the courts (LiveLaw, 2025; The Goan, September 2025), so a recent zone change may be challenged. Get the zone in writing and ask how it was set.
Goa is still under the 2011 CRZ notification and the 2019 plan is not approved (The Goan, February 2025; The Goan, June 2026). Parcels near the sea, tidal rivers or creeks need a clearance check.
Paddy land can pass only to an agriculturist, with Collector exceptions, and a breach is void (India Code, Restriction on Transfer of Agricultural Land Act 2023). Tenanted land has a right of first offer for the tenant (India Code, Agricultural Tenancy Act 1964).
Comunidade land sale needs Government approval (India Code, Code of Comunidades), and an inquiry found forged records and organised grabbing (The Goan, February 2025). Check the full deed chain.
We found no registered-deed series for farm land, and the 2024 base rates cover settlement zones (The Goan, November 2024). The bands on this page are wide estimates.
Area is 1,755.91 sq km on one Government page and 1,736 sq km in the MSME-DI report, which also shows 354.48 sq km in one place, and the district’s taluka list differs by source on Ponda (Goa-IPB, About Goa; MSME-DI North Goa industrial potential report; The Goan, January 2026).

Mutation and tenancy matters go to the Mamlatdar of the taluka, conversion and paddy-land permission to the Collector of North Goa (headquarters Mapusa per the Goa-IPB page), zoning to the Town and Country Planning office, forest status to the Forest Department and comunidade land to the Administrator of Comunidades. Sale deeds are registered at the Sub-Registrar office of the taluka (Goa registration department) and mutation notices appear on the Land Records site. The district portal (northgoa.gov.in) refused automated access, and the other office pages were not opened, so check them directly.

Our estimate is about ₹750 to ₹37,000 per sq m* (roughly ₹30 lakh to ₹15 crore per acre), depending on the belt: ₹7,500–37,000 in Bardez and Tiswadi, ₹2,500–12,000 around Pernem and Bicholim near the Mopa airport, and ₹750–3,700 in Sattari. These are wide, rounded, indicative estimates, not a valuation or an offer. Prices vary by plot, road access and title, so check the rate with the Sub-Registrar.

Not as of right. The Goa Restriction on Transfer of Agricultural Land Act, 2023 bars sale, gift, exchange or lease of land currently used for paddy to anyone but an agriculturist who cultivates it personally, unless the Collector permits it, and a breach is void with possible forfeiture (India Code). Orchard, cashew and fallow land are outside that Act but still need the right zone, conversion permission and a tenancy check.

Section 32 of the Land Revenue Code lets the Collector decide in 60 days, and an ordinance of December 2025 cut that to 45 days, which the Assembly passed on 15 January 2026 (The Goan, January 2026). We have not seen the assented Act, and an application must carry a Director of Agriculture certificate under a 2024 amendment whose commencement notification we did not find, so ask the Collector's office.

Yes. Goa is still under the 2011 CRZ notification because its plan under the 2019 notification is not approved, so 200 m and 100 m no-development distances apply meanwhile (The Goan, February 2025). The often-quoted 500 m is the regulated-zone extent, not the no-development distance. Check the clearance and the plan map for any parcel near the sea, a tidal river or a creek.

Data-currency note: district area, population and rail figures come from MSME-DI and Goa-IPB pages that predate the December 2025 reorganisation and conflict on Ponda and on area; crop and irrigation figures are from a contingency plan citing 2013 and 2017-18 data. District portal pages that refused automated access were not read.
For developers
Browse reviewed projects and individual land parcels across North Goa — or if you own land here, list it with platform review and reach serious buyers.
Farmland India ("the Platform"), operated by Bulk Procure Private Limited, is a digital marketplace for listing agricultural land, farmhouse and plotted development projects. The Platform is not a real estate broker, agent or intermediary under RERA or any other applicable law, and does not act for either party to a transaction.
Listings are submitted by developers, owners and their authorised representatives. Before publication, the Platform carries out a documentary review of the material supplied and records what was sighted. That review is limited to the documents made available to us at that time. It is not a title investigation, not a legal opinion, and not a warranty of title, approvals, or the accuracy of any information supplied by a lister. The Trust Score is an internal assessment produced from that review and is intended as a research aid, not as a guarantee of outcome.
Every buyer must carry out independent due diligence before any transaction — including verification of land records, encumbrance searches, approvals and regulatory compliance — through their own advocate and chartered accountant. Any legal or advisory professional introduced through the Platform is engaged directly by the user, on that professional's own terms; the Platform does not employ, supervise or accept responsibility for their work.
Nothing on the Platform is investment advice. Land values can fall as well as rise. The Platform is not liable for any loss, dispute or damage arising from a transaction between parties.
