Sub-area overview

Nuh City — a rain-fed district town where road projects meet PLPA and Aravalli rules

Agricultural land around Nuh city is among the lowest-priced in the Delhi–NCR belt, and our estimate is ₹0.7–2 crore per acre*, indicative only. The district site describes mostly rain-fed farming with low yields per hectare and dairying as a secondary activity, and the CGWB brochure notes salt-affected loamy sand. Buyers here are generally looking at an acre or more as a long-hold, or at land that may benefit from the road projects now in the pipeline.

The roads are the main story. NH-248A between Nuh and Alwar was reported as 47 km at ₹400 crore (The Tribune, 2 April 2025) and as 45 km at ₹325 crore with tenders issued (NBM&CW, 29 July 2025), so the figures differ. The Delhi–Mumbai Expressway has a package in Nuh district, reported operational in October 2024, and a junction with the KMP Expressway near Kheda–Khalilpur–Mandkola is in an NHAI reply to the Haryana Assembly. A four-laning of the Hodal–Nuh–Pataudi road at ₹616.01 crore was approved in December 2024 (The Tribune).

The land rules here are tighter than the price suggests. The Haryana Forest Department lists Mewat, the old name of Nuh, among its Punjab Land Preservation Act districts, and the Nuh-side land west of the Delhi–Alwar road appears in the state's reply to the National Green Tribunal. Read the Nuh district page and the state-wise land laws first, then ask for the PLPA status and the licence or CLU status of every khasra.

Read this before relying on distances

A road that is sanctioned is not a road that is built. NH-248A has two different published lengths and costs, and works had not begun when it was reported. Check the actual approach to the khasra, and ask whether any part falls inside a road alignment or a PLPA area.

Agriculture & terrain

Soil, crops & water in Nuh City

Nuh farming is mostly rain-fed, with salt-affected soils in places and dairying as a secondary activity.

Soil & crops

The Nuh district site describes agriculture as mostly rain-fed with low yields per hectare and rainfall of 336 to 440 mm. The CGWB Mewat brochure gives rainfall of about 594 mm, salt-affected loamy sand with pH 6.5 to 8.7 and electrical conductivity of 1,890 to 9,370 µS/cm (2011 data). The crops named here are typical for the region and were not measured for the town.

  • Wheat
  • Mustard
  • Bajra
  • Fodder

Water

The CGWB Mewat brochure reported fluoride up to 3.99 mg per litre and a district extraction of 84 percent, with Tauru block at 151 percent (2011 data). Our reading of the Haryana Water Resources Authority notice as on 31 March 2024 lists Taoru, Punhana and Firozpur Jhirka as over-exploited and Nuh block as safe; two reads agreed, but earlier notes had Jhirka as critical, so confirm. Test any borewell for fluoride and salinity.

Mandi prices

We did not open a current mandi price page for Nuh, so no price is quoted. Farming income at this scale and soil quality is modest, so compare any crop income with the full land cost.

Micro-market report — Nuh City

Farmland India view

Why buyers look at Nuh City

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

The lowest entry in the region

Nuh is generally regarded as a lower-entry market than Gurugram or Faridabad. Our estimate is ₹0.7–2 crore per acre*; check the collector rate with the Sub-Registrar.

Several road projects at once

An expressway package, a KMP junction, NH-248A and the Hodal–Nuh–Pataudi road are all in play. Only the expressway package is reported open.

Government attention

The Mewat Development Board met on 29 August 2026 and reviewed works of about ₹30.43 crore (reported), which shows state attention, not a land-price effect.

Large parcels at lower cost

Larger holdings are easier to find at a lower per-acre price, which suits long-hold buyers who accept the legal checks below.

STRAIGHT TALK

Risks & challenges specific to Nuh City

Specific to this micro-market, beyond the Nuh and Haryana-wide points.

PLPA land in Nuh

The Haryana Forest Department lists Mewat among districts with Punjab Land Preservation Act (PLPA) notified land, and the Supreme Court has treated PLPA-notified land as forest in the Kant Enclave case (2018). The state's reply in a National Green Tribunal case lists, under Gurugram, Nuh areas on the western side of the Delhi–Alwar road for Section 4. Ask the Forest Department in writing whether the khasra is notified.

Aravalli definition is unsettled

The Supreme Court stayed the Aravalli definition on 29 December 2025 and, on 7 September 2026, set 30 November 2026 as the deadline for a new expert committee report (Business Standard). Treat any hill or ridge on or near the khasra as a risk until that is settled.

Demolition history

A demolition drive that began on 3 August 2023 was stayed by the High Court on 7 August 2023, with more than 700 buildings reported affected (SCC Online). Check that any structure on the land has a written approval.

Controlled areas and unlicensed colonies

Under the Haryana Development and Regulation of Urban Areas Act 1975, a colony needs a licence and a plot sale in an unlicensed colony is barred (Section 7). Ask whether the khasra lies in a controlled area and whether the seller can show a licence.

Farm land and a farmhouse need permission

A farmhouse in an agricultural zone needs a Change of Land Use permission from DTCP. The Tribune reported the farmhouse policy as allowing farmhouses on at least 1 acre beyond 500 m of the urbanisable zone; read the notification itself and ask for the CLU in writing.

Salt, fluoride and water

The CGWB brochure reported salt-affected soil and fluoride above limits, and blocks around Nuh are over-exploited (HWRA 2024). A borewell test and a soil test are worth doing before you pay.

Stamp duty and the collector rate

Haryana urban stamp duty has been reported at 7 percent for men, including a 2 percent fee, and 5 percent for women since 2008 (The Tribune, 28 Aug 2025); rural rates are not confirmed. Collector rates were reported to rise up to 75 percent from 1 April 2026 (The Tribune, 29 Mar 2026), with Nuh not named. Ask the Sub-Registrar which rate applies.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Haryana included. They can buy other immovable land in approved areas, so a farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
