Ferozepur Jhirka — the Aravalli and Mewat belt at the Rajasthan end of Nuh

Agricultural land in Ferozepur Jhirka is a remote, low-evidence market. Ferozepur Jhirka is a tehsil and town in Nuh district, with 24,750 residents at the 2011 Census, founded in 1419 and moved from Gurgaon to Nuh district on 4 April 2005 (all as reported). The Nuh district site places it on the Gurgaon–Alwar road about 82 km south of Gurgaon, near the Rajasthan border, with Alwar station about 50 km away. This is the far end of the district from Gurugram, not a corridor town.

Farmland India's estimate* for farm land here is ₹50 lakh–2 crore per acre*; the Haryana state page gives no Nuh band. Ask the sub-registrar for the Collector rate and collect registered deeds before you form a view.

The land is Mewat belt: Aravalli ridges (Kala Pahar), PLPA coverage under the district's earlier name, salt-affected soils and critical groundwater. The main infrastructure story is the NH-248A Nuh–Alwar upgrade, approved in July 2025 with no reported progress. Read the Nuh district page, Tauru for the expressway side of the district and the Haryana land rules guide before any token payment.

Read this before relying on distances

The Nuh district page gives two Delhi-side distances for Ferozepur Jhirka that do not agree (150 km to Delhi and 97 km to the airport), and calls the neighbouring Rajasthan district Bharatpur where Alwar seems more likely. Do not rely on any figure here; use a map. The road is known locally for crashes, and the NH-248A upgrade has no reported progress.

Agriculture & terrain

Soil, crops & water in Ferozepur Jhirka

Rain-fed fields, salt-affected soils and Aravalli ridges: farming is a modest activity and water is the main limit.

Soil & crops

The Nuh district administration says agriculture is the main occupation, largely rain-fed except in canal pockets, with dairy and sheep and goat rearing as secondary income. The Aravalli hills, locally called Kala Pahar, rise about 500 feet above the plains. CGWB describes mostly salt-affected, medium-textured loamy sand soils. We found no Ferozepur Jhirka crop table. Data: Soil Health Card portal.

  • Kala Pahar ridges
  • Salt-affected soils
  • Dairy and livestock

Water

In the HWRA categorisation as on 31 March 2024 the Ferozepur Jhirka block is critical (page transcription). CGWB 2011 data record conductivity of 1,890 to 9,370 µS/cm and fluoride up to 3.99 mg/l in Mewat, so much of the water is salty. Test borewell yield and quality before assuming irrigation. Groundwater categories: CGWB and the Haryana Water Resources Authority.

Mandi price reference

Farm income is modest and does not set land value here. Market prices are published on Agmarknet; we have not matched a specific market to this area.

Farmland India view

Why buyers look at Ferozepur Jhirka

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

Prices are estimates

Our estimate* is ₹50 lakh–2 crore per acre*, and the far end of the district is a different market from the Tauru side. This is a prompt to check registered deeds, not a conclusion.

A road upgrade on the way, on paper

The NH-248A Nuh–Alwar project has approval and tenders. It has no reported progress, so price on today's road.

Large acreage and open land

Nuh has 1,507 sq km and 443 villages, so parcels are large and farmland is not scarce here.

Long-term, patient buyers only

This is not an investment story on current evidence. It suits a buyer who values land, holds clean title and can wait.

Risks & challenges specific to Ferozepur Jhirka

Specific to this micro-market, beyond the Nuh and Haryana-wide points.

Prices are estimates

The band on this page is an estimate*, not a registered rate. Insist on registered deeds from the same village.

PLPA and Aravalli status

Nuh (as Mewat) is a PLPA district and the Aravalli hills run through it. The Court stayed its November 2025 definition and refused a safari plan until it is settled. Get PLPA and forest status in writing, per khasra.

Critical and salty groundwater

The block is critical and CGWB data show conductivity up to 9,370 µS/cm. Irrigation and borewells cannot be assumed.

Remote location

The town is about 82 km from Gurgaon (Nuh district administration) with the nearest rail at Alwar, about 50 km. Resale demand is thinner than in Gurugram, Faridabad or Palwal.

Highway upgrade unproven

The NH-248A upgrade has tenders but no reported progress, and the two reports differ on length and cost. Price on today's road.

Enforcement has been abrupt in Nuh

More than 700 buildings were demolished in August 2023 before the High Court stayed the drive (SCC Online). Ask for sanctioned plans and check the current local situation.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse in India. Confirm your status with a lawyer before a token payment.
