District overview

Nuh — Mewat's farm belt on two expressways

Nuh, also called Mewat, is a large, lightly urbanised district on the southern edge of Haryana. It covers 1,507 sq km, has 443 villages and five small towns, and was formed under a notification of 4 April 2005 (district site). CGWB records 10,89,263 people at the 2011 Census (CGWB brochure). The district site says agriculture is the main occupation, mostly rain-fed with canal irrigation in small pockets, and that yields per hectare are low compared with other Haryana districts (district site).

The investment case rests on corridors, not on farm income. The Kaili–Khalilpur package of the Delhi–Mumbai Expressway runs through Nuh district and was reported already operational in October 2024 (The Tribune, October 2024), and NHAI's reply to the Haryana Assembly in 2023 deals with the junction where the expressway meets the KMP Expressway near Kheda–Khalilpur (Haryana Assembly reply, 2023). The Nuh–Alwar highway upgrade (NH-248A) was approved and tenders were issued in 2025, but progress is unconfirmed (NBM&CW, July 2025). The government medical college at Nalhar, established in August 2012 with 120 MBBS seats a year, is an institutional anchor (college site).

What farmland costs. We found no sourced price series for Nuh, so this page quotes no per-acre asking prices. The Tribune reported a third collector-rate hike of up to 75% as draft and applicable from 1 April; it did not name Nuh (The Tribune, March 2026). Ask the tehsil office for the village collector rate and compare registered deeds.

Reading it honestly. Nuh offers large acreage near the NCR, but the legal and water questions are real and resale demand may be thin. Read our Delhi–Mumbai Expressway land-impact guide and compare Gurugram and Palwal.

The Tribune reported on 28 August 2025 that Haryana's sale-deed stamp duty has been 7% for men (including a 2% development fee) and 5% for women since 2008, and that plots of up to 50 sq yd in urban and 100 sq yd in rural areas allotted under three housing schemes pay no duty (The Tribune, August 2025). We did not open an official rate schedule, so confirm the rural and agricultural rates and the registration fee with the Sub-Registrar. The Tribune also reported a third collector-rate hike of up to 75%, described as draft and applicable from 1 April; it did not name Nuh (The Tribune, March 2026). We found no Nuh village rate, so ask the tehsil office for the current figure.

Nuh block — NH-248A bypass at Malab

No sourced price series

The NH-248A four-laning approved in 2025 includes bypasses at Malab and Bhadas in Nuh, nine flyovers and six underpasses (NBM&CW, July 2025). No construction-progress report was found.

Check: whether the bypass alignment touches the khasra, and registered comparables.

Taoru block

No sourced price series

The HWRA table for 31 March 2024 lists Taoru as over-exploited, and CGWB's 2011 block sheet put Tauru at 151% development (HWRA notice; CGWB brochure).

Check: borewell depth, yield and quality before planning irrigation.

Ferozepur Jhirka

No sourced price series

The town is on NH-248A, where a 45 km four-lane upgrade to the Rajasthan border was approved and tendered in 2025 (NBM&CW, July 2025; The Tribune, April 2025). The HWRA table lists Firozpur Jhirka as over-exploited on our reading.

Check: which road figures hold (45 km and Rs 325 crore, or 47 km and Rs 400 crore) and whether work has started.

Nagina, Nuh, Pingwan and Indri blocks

No sourced price series

The HWRA table lists these four blocks as safe on our reading (the column layout is unclear) (HWRA notice). CGWB's 2011 profile recorded groundwater conductivity of 1,890 to 9,370 µS/cm and fluoride up to 3.99 mg/l across the district (CGWB brochure).

Check: water quality, which a "safe" category does not guarantee.

Corridor talk versus paper

No sourced price series

Farming here is mostly rain-fed with low yields per hectare, and the groundwater on record is salty, so any premium rests on expressway expectations. No source we opened has quantified them.

Check: ask for registered deeds and the village collector rate.

Units: killa, kanal, marla

Haryana land is measured in the killa (1 acre), kanal (605 sq yd) and marla (30.25 sq yd). Jamabandi records use kanal-marla, so convert any quote to acres before comparing two offers.

Agriculture & terrain

Soil, water & crops in Nuh

A rain-fed plain with Aravalli ridges, where groundwater quality is the main constraint.

🌾 Rain-fed plains

The district site says agriculture is the main occupation, mostly rain-fed with canal irrigation in small pockets, that yields per hectare are low compared with other Haryana districts, and that dairy is the secondary income (district profile). A district crop-acreage table was not found; ask the district agriculture office for village crop data.

  • Rain-fed
  • Dairy
  • Livestock

⛰️ Kala Pahar ridges and soils

The Aravalli hills of Mewat are known locally as Kala Pahar (district profile). CGWB describes mostly salt-affected, medium-textured loamy sand soils with pH 6.5 to 8.7, over alluvium that is almost absent near the hills and more than 291 m thick in places. Ridge-edge parcels raise PLPA and forest questions; plain parcels raise salinity questions. Source: CGWB brochure (Mewat).

  • Loamy sand

🌾 Mandi reference

Wholesale prices for Nuh, Ferozepur Jhirka and Punhana markets are published on the Agmarknet portal (not opened for this page). We did not source crop incomes, so price a parcel on location, water and legal status, not on an assumed crop yield.

  • Nuh
  • Ferozepur Jhirka
  • Punhana

💧 Water & rainfall

Rainfall is reported inconsistently: the district site gives 336 to 440 mm a year and CGWB about 594 mm. The CGWB brochure (2011 data) records groundwater conductivity of 1,890 to 9,370 µS/cm and fluoride up to 3.99 mg/l, a district average of 84% development (critical) and 151% in Tauru block (CGWB brochure). In the HWRA categorisation as on 31 March 2024 we read Taoru, Punhana and Firozpur Jhirka as over-exploited and Nagina, Nuh, Pingwan and Indri as safe; the table layout is unclear and earlier notes had Ferozepur Jhirka as critical, so check the block on the notice. CGWB's 2024 assessment puts the state's stage of extraction at 135.96% (CGWB, December 2024). Test borewell yield and quality before buying.

📐 Measurement units

Haryana land units: 1 killa = 1 acre; 1 kanal = 605 sq yd; 1 marla = 30.25 sq yd. Convert every quote to acres or sq yd before comparing two offers. See the Haryana land rules guide.

District report — Nuh

Farmland India view

Why investors look at Nuh

Five reasoned points, with an honest note that the main road upgrades are still unconfirmed.

Two expressways, one large district

The Delhi–Mumbai Expressway and the KMP Expressway cross near Khalilpur, and 1,507 sq km is a lot of land close to the NCR. The Kaili–Khalilpur package was reported operational in October 2024; that is delivered, not forecast.

Institutions in the district

A government medical college with 120 MBBS seats has operated at Nalhar since 2012, and the Mewat Development Board approved about ₹30.43 crore of 2026-27 works in August 2026. Useful signals, not price drivers.

Road upgrades are approved, not proven

NH-248A to Alwar (₹325 crore) and Hodal–Nuh–Pataudi (₹616 crore) have approvals, but no construction progress was found. Price on today's roads.

No sourced price series

We found no price series for Nuh. With rain-fed farming and salty groundwater on record, negotiate from registered deeds and the village collector rate, not from the corridor story.

A patient, document-led market

This desk's reading, not a certainty: with PLPA coverage, an unsettled Aravalli definition and a stalled safari plan, the buyers who do best are those who hold clear title and a long time horizon.

STRAIGHT TALK

Risks & challenges in Nuh

Read these before shortlisting in Nuh specifically.

PLPA and Aravalli status

Nuh (as Mewat) is a PLPA district and has the Kala Pahar ridges; the Aravalli definition is under review. Confirm forest and notified status in writing, per khasra.

Salty, scarce groundwater

CGWB recorded conductivity up to 9,370 µS/cm (2011 data), and the 2024 HWRA table lists Taoru, Punhana and Firozpur Jhirka as over-exploited on our reading. Check borewell yield and quality; irrigation cannot be assumed.

Enforcement and security sensitivity

A demolition drive in August 2023 reached more than 700 buildings, reports say, before the High Court stayed it on 7 August. Check approvals for any structure and the current local situation.

Thin development base

The district site notes low yields per hectare and a mostly rain-fed farm economy, so resale demand may be thinner than near Gurugram or Faridabad (this desk's reading).

No sourced price series

We found no price series. Pay on registered comparables and the village collector rate, not on a corridor story.

Announced roads are not delivered roads

NH-248A has tenders issued and Hodal–Nuh–Pataudi has funding approval, but no progress report was found. The safari plan is stalled by the Supreme Court.

Conflicting records

The district site gives rainfall of 336 to 440 mm and CGWB 594 mm; sources also differ on the tehsil and block lists. Confirm which tehsil and sub-registrar a parcel falls under.

Who to contact

Local revenue & registration offices

Mutation and revenue records route through the tehsildar of the relevant tehsil; we did not find a tehsil list we could confirm, so ask the Deputy Commissioner's office which applies. CLU applications in controlled areas route through the District Town Planner before DTCP Haryana, the Forest Department answers PLPA questions, and sale-deed registration is handled by the local Sub-Registrar. Check records on Jamabandi.nic.in and collector rates with the tehsil office or the ULB Haryana property portal (neither opened for this page); district information is on the district site.
