District overview

Jhajjar — Delhi's western border, a metro-linked town and flat irrigated farmland

Jhajjar district lies on Delhi’s western side. It was carved out of Rohtak on 15 July 1997 (district portal), covers 1,834 sq km and had 956,907 people at the 2011 Census, about three-quarters of them in villages (CGWB profile). Jhajjar town is the district headquarters, and Bahadurgarh sits at the Delhi end, where the Delhi Metro Green Line has terminated since June 2018 (The Tribune, June 2018). The Prime Minister inaugurated the first five packages of the Delhi–Amritsar–Katra Expressway, 157.92 km, on 17 July 2026 (Swarajya, July 2026); the reports we opened do not say which of those packages lie in this district.

For a land buyer the district splits three ways. Bahadurgarh and the Delhi-border belt is the metro-served edge. Jhajjar, Matanhail and Salhawas are interior farmland: the ICAR-CRIDA contingency plan lists wheat, mustard, bajra, jowar and rice on sandy-loam and loamy-sand soils, irrigated about half by canal and half by borewell. Beri and the wetland fringe carry the waterlogging record, and the Bhindawas wetland lies nearby.

The CGWB profile describes Jhajjar as Indo-Gangetic alluvium with no hard rock exposed, so the hill-edge and mining questions of the Aravalli districts largely do not arise. The questions here are licensing, water and flooding. The state-level rules on CLU, ceilings and NRI purchase are in our Haryana agricultural land rules guide, and buyers weighing other Delhi-western belts can compare Gurgaon.

no official schedule opened; ask the Sub-Registrar

The only duty figures we could source are the urban pair. The Tribune, 28 August 2025 reported a Haryana government statement that sale-deed duty has stayed at 7% for men (including a 2% development fee) and 5% for women since 2008, and that no duty applies to residential plots of up to 50 sq yd in urban areas and 100 sq yd in rural areas allotted under three housing schemes. We opened no official rate schedule and found no sourced rural or agricultural rate or registration fee, so none is quoted; get both from the Sub-Registrar before you sign. The Jhajjar district portal lists collector-rate PDFs for six tehsils (Salhawas, Matanhail, Jhajjar, Beri, Bahadurgarh and Badli) for 1 April 2026 to 31 March 2027, dated 13 March 2026; we could not read rates from the files, so none is quoted. A parcel inside Bahadurgarh or Jhajjar town may fall under the urban rate, which is a question for the Sub-Registrar.

What is moving prices in Jhajjar

Three different markets inside one district. No sourced land-price series was found for any of them, so each card says what is known and what to check.

Jhajjar tehsil farmland

No sourced price series

Listing-portal asking prices are not used on this page. The district portal publishes the 2026-27 collector-rate PDFs for Jhajjar, Matanhail and Salhawas tehsils (district documents page), but the figures could not be read here.

Check: read the rate for your village in the tehsil PDF and ask for registered sale deeds of nearby parcels.

Beri and the waterlogged fringe

Price effect not sourced

Beri block had 5,799 acres under water and Bahadurgarh and Salhawas blocks 3,410 and 1,940 acres in the September 2025 survey (The Tribune, September 2025). We found no price evidence showing how that has affected land values.

Check: the village’s flood history, drainage and whether a parcel stood under water in 2025.

Bahadurgarh and the Delhi border

Not sourced

The Delhi Metro Green Line has reached Bahadurgarh since June 2018 (The Tribune). We found no sourced land price or industry count for the belt, so this card makes no claim about warehouse or housing demand.

Check: DTCP licence and zoning before any plot purchase.

Colony plots

No sourced price series

Small plots near Bahadurgarh and Jhajjar are often sold as colony plots. Section 7 of the 1975 Act bars transfer of plots in a colony without a licence (PRS compilation).

Check: whether the plot sits in a licensed colony; ask for the licence number.

Collector rates

Not quoted

The district portal’s documents page lists tehsil-wise collector-rate PDFs for Salhawas, Matanhail, Jhajjar, Beri, Bahadurgarh and Badli for April 2026 to March 2027 (dated 13 March 2026), and earlier PDFs for August 2025 to March 2026 (Jhajjar district documents page). The pages show titles and dates, not figures, and we could not read the files, so no number is quoted.

Check: read the rate for your own tehsil directly. The Tribune, 29 March 2026 reported a statewide rise of up to 75% from 1 April 2026, and the state notes three revisions since October 2024.

Agriculture & terrain

Soil, water & wetlands in Jhajjar

Jhajjar is flat alluvial country: sandy-loam soils, roughly half canal and half borewell irrigation, comfortable groundwater on the 2024 block list and a waterlogging problem in the Beri belt.

🌾 Alluvial plain (Jhajjar, Matanhail, Salhawas)

The ICAR-CRIDA district contingency plan (published 2011) lists wheat on about 96,000 ha, rapeseed-mustard on 41,000 ha, bajra on 30,000 ha, jowar on 26,000 ha and rice on 17,000 ha. Soils are mostly sandy loam (87,000 ha), loamy sand (85,000 ha) and sand (39,000 ha), and cropping intensity is 150%. The data are old, so use them as a guide to the crop pattern.

🌊 Waterlogged belt (Beri, Bahadurgarh, Salhawas)

The CGWB profile (2011 data) puts about 297 sq km, roughly 16% of the district, at water tables within 2 m of the surface, and found saline groundwater at all depths in about 42% of the area it surveyed. In September 2025 an Irrigation Department survey reported more than 15,000 acres under water in 96 villages and 500 pump sets deployed, with Beri block worst affected at 5,799 acres (The Tribune). Visit a low-lying parcel in the monsoon.

🦆 Bhindawas wetland fringe

Bhindawas Wildlife Sanctuary is a 412 ha Ramsar wetland designated on 25 May 2021 (Ramsar site 2459). The Ramsar record lists the region as Rohtak, so confirm the district and any eco-sensitive-zone rules before buying nearby.

  • Ramsar Site

💧 Water & rainfall

Normal rainfall is about 592 mm in the CRIDA plan (about 503 mm in the monsoon) against 532 mm in the CGWB profile, so confirm which figure matters. Net irrigated area is about 114,000 ha, 49% canal and 51% borewell. The Haryana Water Resources Authority notice (as on 31 March 2024) lists all seven blocks, Badli, Jhajjar, Matanhail, Salhawas, Beri, Bahadurgarh and Machhrauli, as Safe, and The Tribune, 8 January 2025 reported district extraction at 51.01%, the best in the state, against a state figure of 135.96%. The older CGWB profile (2011) had Jhajjar and Sahlawas over-exploited and Bahadurgarh critical, so conditions or the method have changed. Fluoride reached 2.89 mg/l in places against a 1.5 mg/l limit in the 2011 data, and the CGWB 2024 Haryana report lists the district for electrical conductivity, fluoride, nitrate and uranium exceedances. Test borewell water.

📐 Measurement units

Farmland India view

Why investors look at Jhajjar

Five reasoned points, with a plain note that no land-price series was sourced and the newest catalysts are only partly open.

Delhi-border access that already exists

Bahadurgarh has had a Delhi Metro link since June 2018 (The Tribune). This is delivered access, not an announcement.

A new expressway that starts in the district

KMP was completed in November 2018, and the first five packages of the Delhi–Amritsar–Katra Expressway opened on 17 July 2026 (Swarajya). Which stretch serves a given village is not clear from the reports.

The lightest groundwater load in the state

All seven blocks were listed as Safe as on 31 March 2024 (HWRA notice) and district extraction was reported at 51.01%, against 135.96% for the state (The Tribune). That helps borewell planning, though local salinity and fluoride still need a test.

A working farm economy and a wetland

Irrigated wheat, mustard and rice are the main crops on the contingency plan’s figures, and the Bhindawas wetland nearby supports ideas such as homestays and agri-business, subject to water and clearance checks.

Price evidence is the gap

No sourced land-price series exists in this guide. The return case depends on location, licence and use, and a buyer who brings registered comparables and the tehsil collector rate negotiates from facts.

STRAIGHT TALK

Risks & challenges in Jhajjar

Read these before shortlisting in Jhajjar specifically.

Waterlogging and salinity

About 297 sq km had water tables within 2 m of the surface in the 2011 CGWB profile, and more than 15,000 acres stood under water in September 2025 (The Tribune). Visit a parcel in the monsoon and ask for the local flood history.

Groundwater data conflict

The 2024 block list shows all seven blocks Safe, but the 2011 CGWB profile had two blocks over-exploited and fluoride above the limit in places. Test borewell yield and quality on the parcel itself.

No sourced price series

We found no dated price series for Jhajjar land. Do not anchor to a seller’s figure; collect registered comparables and read the tehsil collector rate.

Unlicensed colony plots

Plots near Bahadurgarh and Jhajjar may sit in colonies without a DTCP licence, which section 7 of the 1975 Act bars from selling. Ask for the licence number first.

Controlled-area and CLU status

Farmhouse or non-farm use needs Change of Land Use clearance, as set out on the Haryana state page. A parcel marketed for use without CLU is not yet usable for that purpose.

Partly delivered infrastructure

Only the first five expressway packages are reported open, the Gurugram–Jhajjar highway is at alignment review, and the metro extensions are unconfirmed. Price a parcel on today’s access.

Dated figures and source conflicts

Population, rainfall and tehsil counts differ between the CGWB profile and the district portal, and the crop data are about fifteen years old. Treat them as indicators and confirm locally.

Who to contact

Local revenue & registration offices

Mutation and registration applications route through the tehsil office for the village; the district portal lists collector-rate documents for Salhawas, Matanhail, Jhajjar, Beri, Bahadurgarh and Badli tehsils, so confirm the tehsil. Change of Land Use and colony-licence queries route through DTCP Haryana (Town and Country Planning Department). Sale-deed registration is handled by the local Sub-Registrar. Land records are served through the Haryana Revenue Department portal, and the district’s collector-rate PDFs are on the Jhajjar district documents page.
