Sub-area overview

Beri — a Jhajjar farming tehsil where water decides what land is worth

Agricultural land in Beri is farmland first, and the hard question is drainage. Beri is a municipal committee town and a tehsil headquarters in Jhajjar district, with about 30,000 people at the 2011 Census (as reported) and a tehsil of 77 villages. It lies about 12 km from Rohtak on the road that links Gurgaon to Hisar and Kosli (Rewari) to Rohtak. Beri is known for the temple of Mata Bhimeshwari Devi and for a cattle fair held twice a year at Navratra.

The reason it needs its own page is the September 2025 survey. The Irrigation Department found more than 15,000 acres under standing water across 96 villages in Jhajjar district, and Beri block was the worst hit with 5,799 acres across 26 villages (The Tribune, 8 September 2025). Water stood up to 2.5 feet on fields and kharif crops were damaged; 500 pump sets were installed and compensation was routed through the e-Kshatipurti portal. CGWB's profile also records salinity and waterlogging over about 297 sq km, 16% of the district.

Farmland India's estimate* for farm land in Beri is ₹1.2–3 crore per acre*; low-lying, waterlogged parcels sit at the lower end. Prices quoted for other Jhajjar villages are not Beri prices. Start with the Jhajjar district page and the Haryana agricultural land rules guide, then walk the parcel in the monsoon and ask the patwari for 2025 crop-loss records.

Read this before relying on distances

A reported figure of about 4 km from Beri to Jhajjar conflicts with the roughly 12 km to Rohtak and with other descriptions, so we treat the Jhajjar distance as unconfirmed and give no drive times. Which Delhi-Amritsar-Katra interchange is nearest is not named in the reports we read; check the NHAI alignment map.

Agriculture & terrain

Soil, crops & water in Beri

Beri is flat alluvial plain irrigated about half by canal and half by tube-well, and it is the district's waterlogging centre.

Soil & crops

ICAR-CRIDA's Jhajjar contingency plan (2007-08 data, the latest it gives) lists wheat on 96,300 ha, rapeseed-mustard on 41,200 ha, bajra on 30,000 ha, jowar on 25,800 ha and rice on 17,200 ha, on mostly sandy loam and loamy sand soils. These are district figures more than fifteen years old; we found no Beri-tehsil crop data. Data: Soil Health Card portal.

  • Wheat, mustard, bajra
  • Sandy loam

Water

Beri block had 5,799 acres under standing water in September 2025, the largest in the district, and CGWB records salinity and waterlogging over about 297 sq km of Jhajjar district (The Tribune, 8 Sep 2025). Waterlogged soil can carry salts that harm crops long after the water goes. A Tribune headline of 2025 also reported Jhajjar among the best districts in a Haryana groundwater ranking, so the problem here is excess water at the surface rather than depletion; we did not read the Beri block category. Ask for a soil salinity test and the parcel's September 2025 depth of water.

Mandi price reference

Crop income matters more in Beri than in the Delhi-edge towns, but we have not matched a mandi. Mustard, wheat and paddy prices for Jhajjar-district markets are on Agmarknet.

Micro-market report — Beri

Farmland India view

Why buyers look at Beri

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

A working farming tehsil

Beri is a full tehsil of 77 villages with canal and tube-well irrigation, so buyers can see land in actual cultivation.

Entry price may differ from the Delhi edge

Our estimate* for Beri is ₹1.2–3 crore per acre*. Low-lying land is usually discounted against well-drained land, so confirm with registered deeds and the Collector rate.

Expressway nearby in the district

The KMP and the first packages of the Delhi-Amritsar-Katra Expressway pass through Jhajjar district, though Beri's own interchange is not named.

STRAIGHT TALK

Risks & challenges specific to Beri

Specific to this micro-market, beyond the Jhajjar and Haryana-wide points.

Standing water is the headline risk

Beri block was the worst hit in September 2025 (5,799 acres, 26 villages). A parcel that looks dry in winter may be under 2.5 feet of water in a wet September. Ask for the 2025 record and the nearest drain.

Salinity

CGWB records salinity and waterlogging over 16% of the district. Test the soil before paying a price meant for irrigated, productive land.

Prices are estimates

The band on this page is an estimate*, not a registered rate. Do not use prices quoted for other Jhajjar villages as a Beri rate.

Distance and access

Beri's distance to Jhajjar conflicts between sources and the expressway interchange is unnamed. Check the road to the parcel in the rains.

Plots need a licence

Under section 3 of the Haryana Development and Regulation of Urban Areas Act, 1975, a colony needs a licence from the Director, Town and Country Planning, and the Act bars transferring or advertising plots in an unlicensed colony. Ask for the licence number and check it with DTCP before paying any booking amount.

NRIs and OCIs cannot buy agricultural land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India. Residential or commercial plots in licensed areas are a separate question for a lawyer, so take advice before paying any token amount.

Stamp duty and Collector rate

The Haryana government statement reported by The Tribune on 28 August 2025 put sale-deed duty for urban areas at 7% for men (including a 2% development fee) and 5% for women. The rural rates of 5% and 3%, and the 1% registration fee, are not officially confirmed here, so confirm them with the Sub-Registrar. Duty is charged on the higher of the deal value and the Collector rate. Parcels inside the Beri municipal limit take the urban rate. The Jhajjar district site lists tehsil-wise Collector-rate PDFs for 2025-27; ask the Sub-Registrar for the current rate.
