Sub-area overview

Bahadurgarh — Delhi's western gateway: metro-linked, industrial and waterlogging-prone

Agricultural land in Bahadurgarh is scarce and sits inside a town that Delhi's western edge has already swallowed. Bahadurgarh, in Jhajjar district, had 170,426 people at the 2011 Census and lies about 21 km from the Delhi boundary (approx.). The Delhi Metro Green Line has reached the town since 24 June 2018, with three stations and the Brigadier Hoshiyar Singh station as the Haryana terminus. Industrial estates are also reported (MIE-I, MIE-II and HSIIDC Sectors 16 and 17) making sanitary ware, ceramics, galvanised pipes and footwear.

That makes Bahadurgarh an industrial and commuter market, so most land is bought for plots, warehouse use or worker accommodation and not for farming. Farmland India's estimate* for farm land around the town is ₹2.5–6 crore per acre*. Ask for the Collector rate from the Sub-Registrar and for registered values of recent sale deeds nearby.

The deciding fact is water. In September 2025 a breach in the Mungeshpur drain left about 40% of the town waterlogged (The Tribune, 4 September 2025), and an Irrigation Department survey reported more than 15,000 acres under standing water across 96 villages, with Bahadurgarh block at 3,410 acres (The Tribune, 8 September 2025). Read the Jhajjar district page and the Haryana agricultural land rules guide, then visit any parcel in the monsoon and ask for its September 2025 flood history.

Modern Industrial Estate drainage

Factory owners in the 2,500-factory Modern Industrial Estate say the drains fail in rain, while an HSIIDC official said new sewer lines were laid a few years ago and water clears in two to three hours (The Tribune, 7 October 2025). HSIIDC has run the estate since 2019. Treat drainage as an open question.

Agriculture & terrain

Soil, crops & water in Bahadurgarh

Bahadurgarh is flat alluvial plain on Delhi's western boundary, with canal and drain networks and a history of standing water.

Soil & crops

The CGWB profile describes Jhajjar district as Indo-Gangetic alluvial plain, and ICAR-CRIDA's contingency plan (2007-08 data, the latest it gives) lists wheat, mustard, bajra, jowar and rice, with sandy loam the main soil. We found no crop data for Bahadurgarh alone, and little farmland remains inside the town. Data: Soil Health Card portal.

  • Sandy loam
  • Urban edge

Water

CGWB's Jhajjar profile records salinity and waterlogging over about 297 sq km (16% of the district). In September 2025 the Irrigation Department survey counted 3,410 acres under water across 16 villages in Bahadurgarh block, with depths up to 2.5 feet on farmland (The Tribune, 8 Sep 2025); 500 pump sets were installed and compensation was routed through the e-Kshatipurti portal. A drain breach on 4 September 2025 flooded about 40% of the town. Visit a parcel in the monsoon and ask for the 2025 flood record.

Mandi price reference

Land value here follows Delhi-edge demand, not crops. Mustard and wheat prices for Jhajjar-district markets are on Agmarknet; we have not matched a mandi to Bahadurgarh.

Why buyers look at Bahadurgarh

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

Metro to Delhi

The Green Line has run to Bahadurgarh since 2018, a rare commuter link for land this close to Delhi's boundary.

Industrial depth

More than 2,500 small factories operate in the Modern Industrial Estate alone (The Tribune, 2025), which supports warehouse and worker-accommodation demand.

Expressway access

The KMP Expressway has been open since 2018 and the Delhi-Amritsar-Katra packages from July 2026 branch from it in Jhajjar district.

Plans exist

A DPR-stage metro extension to Asaudha is reported, though it is not sanctioned. Price what is built, not what is drawn.

STRAIGHT TALK

Risks & challenges specific to Bahadurgarh

Specific to this micro-market, beyond the Jhajjar and Haryana-wide points.

Waterlogging and drain failure

The September 2025 Mungeshpur drain breach and standing water on 3,410 acres in the block show the risk is current, not historic. Ask for the parcel's flood history and the nearest drain.

Plots need a licence

Under section 3 of the Haryana Development and Regulation of Urban Areas Act, 1975, a colony needs a licence from the Director, Town and Country Planning, and the Act bars transferring or advertising plots in an unlicensed colony. Ask for the licence number and check it with DTCP before paying any booking amount.

Industrial adjacency

Land next to industrial estates faces effluent, noise and a record of factories discharging into storm drains. Check what the neighbours do before buying a plot.

Little true farmland

Most land inside the town is plotted or industrial. A 'farm' parcel here may be a plot waiting for CLU and a licence that may not come.

Prices are estimates

The price band on this page is an estimate*, not a registered rate. Ask for the Collector rate and recent sale-deed values.

NRIs and OCIs cannot buy agricultural land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India. Residential or commercial plots in licensed areas are a separate question for a lawyer, so take advice before paying any token amount.

Stamp duty and Collector rate

The Haryana government statement reported by The Tribune on 28 August 2025 put sale-deed duty for urban areas at 7% for men (including a 2% development fee) and 5% for women. We have not confirmed the rural rates or the registration fee, so confirm them with the Sub-Registrar. Duty is charged on the higher of the deal value and the Collector rate. Parcels inside the municipal limit take the urban rate. The Jhajjar district site lists tehsil-wise Collector-rate PDFs for 2025-27; ask the Sub-Registrar for the current rate.

Is agricultural land available in Bahadurgarh?

Little. The town is industrial and residential, and most land is plotted. Farmland sits in the surrounding villages of the block, which is also the area worst hit by the 2025 waterlogging.
