District overview

Rohtak — an NCR Haryana district with upgraded rail links and safe groundwater blocks

Rohtak sits in the NCR's Haryana sub-region. The district website says the district consists of the Rohtak and Meham tehsils (Rohtak district website), and the five blocks are Rohtak, Meham, Kalanaur, Sampla and Lakhan Majra. Area and population differ by source: the CGWB district booklet gives 1,745 sq km, the MSME-DI industrial profile gives 1,668 sq km and 1,058,683 people at the 2011 Census. The same profile calls Rohtak city the "city of fastener" and describes an industrial model town set up by HSIIDC on Delhi Road; its unit counts date from about 2011.

The Delhi side of the NCR is the buyer geography. Two rail upgrades are already in use: the 68.5 km Rohtak–Meham–Hansi line carried its first passenger train on 16 February 2024 (The Tribune, February 2024), and the 4.8 km elevated track on the Rohtak–Gohana line became operational in March 2021 (The Tribune, March 2021). The first five packages of the Delhi–Amritsar–Katra Expressway were inaugurated on 17 July 2026 (Swarajya, July 2026); the reports we read describe it as improving connectivity to Rohtak but name no interchange in the district. Buyers usually compare Rohtak with Gurgaon and Sonipat, which lie on the same side of Delhi.

What the land is. The industrial profile says 83% of the district's area is under cultivation, with wheat, gram, sugarcane and bajra the main crops. The CGWB booklet reports about 840 sq km irrigated by canals and 16,995 tubewells and borewells. On groundwater the district is unusual in Haryana: all five blocks are in the safe category in the Haryana Water Resources Authority notice (31 Mar 2024), and The Tribune, January 2025 put district extraction at 51.14%, against a state figure of 135.96% in the CGWB 2024 assessment. Quality is the weaker point: the industrial profile notes brackish water and waterlogging, and the CGWB report lists electrical conductivity, fluoride, nitrate and arsenic as anomalous at scattered locations in Rohtak.

What it costs. We found no sourced per-acre price series for Rohtak, and listing-site asking prices could not be traced to registered deals, so none are shown. The dated reference points are draft collector rates reported by The Tribune on 29 March 2026: residential land at Pump House Chowk to Jhajjar Railway from Rs 13,900 to Rs 24,325 per sq yd, and commercial land at Bharat Colony on the Delhi Bypass from Rs 52,800 to Rs 92,400 per sq yd, both up 75% in the draft. These are city rates, not farmland, and no agricultural per-acre rate for Rohtak was found.

A Haryana government statement reported by The Tribune on 28 August 2025 said sale-deed duty has stayed at 7% for men (including a 2% development fee) and 5% for women since 2008, and the same report announced a stamp-duty waiver for residential plots up to 50 sq yd in urban areas and 100 sq yd in rural areas under housing schemes. It gives no separate rural rate and no registration fee, so we show neither. Confirm the rate that applies to your deed, and the notified collector rate for the village, with the Sub-Registrar; the Haryana revenue portal (Haryana Revenue Department portal, not opened) is where collector rates are published.

What is moving prices in Rohtak

Reference points are draft collector rates reported by The Tribune in March 2026. They are city rates, not farmland prices, and may have changed after objections.

Rohtak city, residential

Rs 24,325 per sq yd (draft), up from Rs 13,900

Pump House Chowk to Jhajjar Railway, a 75% proposed rise reported by The Tribune on 29 March 2026. It is a city-residential benchmark, not a farmland rate.

Check: whether the rate was notified unchanged after the objection window closed on 30 March 2026.

Bharat Colony, Delhi Bypass

Rs 92,400 per sq yd (draft), up from Rs 52,800

Commercial land on the Delhi Bypass, also proposed at +75% in the same draft. It shows how the city's commercial frontage is rated, and it says nothing about farmland.

Check: the zoning of the parcel and the notified rate before comparing it with anything else.

Expressway interchange

No Rohtak interchange named in the reports we read

The Swarajya and Business Standard reports of 17 July 2026 describe the first five packages and say the project improves connectivity to Rohtak, but neither names an interchange in the district. We therefore do not treat any village as an interchange village.

Check: the interchange locations on the NHAI alignment map before paying any expressway premium.

Rail upgrades

Delivered, not proposed

The Rohtak–Hansi line (opened February 2024) shortens the Rohtak–Hisar rail distance from 109 km via Bhiwani to about 90 km, and the elevated track on the Rohtak–Gohana line has run since March 2021 (The Tribune). Both help the city and the Meham side; neither sets a farmland price.

Check: distance from the station or road you are relying on, since the benefit fades quickly away from the city.

Industry

Older counts, context only

The industrial profile counts 4,761 registered units and 1,435 industrial units (undated table; year-wise data run to 2010-11) and says HSIIDC established an industrial model town on Delhi Road. Treat the counts as history.

Check: current allotment status with HSIIDC before assuming nearby land will be absorbed.

Units: killa, kanal, marla

Haryana land is quoted in killa (1 acre), kanal (605 sq yd) and marla (30.25 sq yd). Jamabandi records use kanal-marla, so convert any quote before comparing it. See the land measurement units guide.

Rohtak city elevated rail track

The Tribune reported on 16 March 2021 that the 4.8 km elevated railway track at Rohtak, costing ₹315.71 crore, had become operational after a high-speed trial run by the Commissioner of Railway Safety. Its foundation stone was laid in March 2018, and it was meant to finish by September 2019 but was delayed by legal issues and the Covid lockdown. Agriculture & terrain

Soil, water & crops in Rohtak

Canal-and-tubewell wheat country with a safe groundwater category, brackish and waterlogged pockets, and soil data that is more than a decade old.

🌾 Sandy-loam plains (most of the district)

The industrial profile says 83% of the district is under cultivation (2010-11 land use), with wheat, gram, sugarcane and bajra the main crops. The CGWB booklet gives net sown area of 1,430 sq km on arid brown (solonised) and sierozem soils, and normal rainfall of 592 mm over 23 rainy days. Both are older data, so use them for the crop pattern, not current counts.

  • Wheat
  • Gram
  • Sugarcane
  • Bajra

🚰 Canal-fed belts

The CGWB booklet lists about 840 sq km irrigated by canals, 16,995 tubewells and borewells, and 377 tanks and ponds. Canal outlet rights are worth asking about when comparing two parcels, because they decide how much a borewell has to carry.

  • Canals
  • Tubewells

🧂 Brackish and waterlogged pockets

The industrial profile says the district faces brackish water and waterlogging in many parts. In the CGWB booklet electrical conductivity ranged from 565 to 12,300 µS/cm, with about 60% of samples below 3,000. Test borewell water and inspect the plot after the monsoon.

  • Salinity
  • Drainage

🌾 Mandi reference

Wholesale prices for Rohtak-district markets are published daily on Agmarknet (not opened), and the Soil Health Card portal (not opened) has village soil data. Farm income is small next to city land rates, so price a parcel on location and permitted use, not yield.

💧 Water & rainfall

The Haryana Water Resources Authority notice (categorisation as on 31 March 2024; the notice shows no issue date) lists all five blocks, Rohtak, Meham, Kalanaur, Sampla and Lakhan Majra, as safe, and The Tribune, January 2025 put district extraction at 51.14%. The older CGWB booklet (2009 assessment) had Rohtak and Lakhan Majra semi-critical, with Lakhan Majra at 111%, so check the block for any parcel. Statewide, the CGWB 2024 assessment found 88 of 143 units over-exploited and an extraction stage of 135.96%.

📐 Measurement units

Haryana land units: 1 killa = 1 acre; 1 kanal = 605 sq yd; 1 marla = 30.25 sq yd. Convert every quote to acres or sq yd before comparing two listings, and ask for the khasra area in the jamabandi.

Farmland India view

Why investors look at Rohtak

Five reasoned points, with an honest note that price evidence is thin and the metro and RRTS are proposals.

Rail that already works

Rail already runs, and has improved. The Rohtak–Hansi line opened in February 2024 and the elevated track has been operating since March 2021. These help the city and the Meham side more than distant villages.

Safe groundwater category

All five blocks are in the safe category in the 31 March 2024 categorisation, and district extraction is 51.14% against a state figure of 135.96%. Brackish water still needs testing, but water is less likely to cap what you can do than in the most over-exploited districts.

An expressway without a named interchange

The first five packages of the Delhi–Amritsar–Katra Expressway were inaugurated in July 2026 and the reports describe better connectivity to Rohtak. No Rohtak interchange is named, so the benefit to any one village is unproven.

Pipeline is upside, not the case

The Bahadurgarh–Asaudha metro extension was at study stage in October 2024, and the Delhi–Bahadurgarh–Rohtak RRTS is not among the four corridors with project reports in July 2026. If either arrives it is a bonus; it should not be in the price you pay today.

Thin evidence rewards diligence

No sourced per-acre series exists, and the dated reference points are city collector rates. The buyer who gathers registered deeds and village collector rates has a real edge in negotiation.

STRAIGHT TALK

Risks & challenges in Rohtak

Read these before shortlisting in Rohtak specifically.

No sourced price series

We found no sourced per-acre price for Rohtak farmland, and listing asks are excluded. Gather registered deeds and village collector rates before negotiating.

Brackish water and waterlogging

The industrial profile reports both, and CGWB flags conductivity, fluoride, nitrate and arsenic at scattered locations. Test borewell water, ask about drainage, and inspect in the monsoon.

CLU, controlled areas and licences

Non-farm use needs CLU, and under section 7 of the 1975 Act plots in an unlicensed colony cannot be lawfully sold or advertised. Ask which one is on offer.

Collector rates in transition

Draft 2026-27 rates were posted on 28 March 2026 and The Tribune reported proposed rises of up to 75%. Confirm the final rate for the village.

Metro and RRTS are proposals

The Asaudha extension was at study stage in October 2024, the Rohtak leg is a demand with no timeline, and the RRTS is not in the July 2026 report round. Price on today's roads and rail.

Interchange claims

Reports of the July 2026 inauguration name no Rohtak interchange. Treat any "expressway-facing" claim for a parcel as unconfirmed until it is placed on the NHAI map.

Conflicting district statistics

Area is 1,745 or 1,668 sq km across the CGWB and MSME-DI documents, and their district data are about a decade old. Use the figures as orders of magnitude.

Who to contact

Local revenue & registration offices

Mutation, jamabandi extracts and record corrections are handled at the tehsil (the district website names Rohtak and Meham tehsils), with the Deputy Commissioner's office as the district authority; the Rohtak district website carries contacts and the draft collector-rate notice. Sale-deed registration is at the local Sub-Registrar, and records are read on Jamabandi.nic.in (not opened). CLU and controlled-area queries go to the Directorate of Town & Country Planning; collector rates are published on the Haryana revenue portal (not opened). Confirm the exact office for your village with the Deputy Commissioner's office.

Can I buy agricultural land in Rohtak?

We found no domicile bar for Indian buyers in the texts we opened, but we did not read Haryana's revenue statutes in full, so confirm with a Haryana revenue lawyer. The Ceiling on Land Holdings Act, 1972 caps a holding at 7.25 hectares of two-crop assured-irrigation land, 10.9 hectares for one crop and 21.8 hectares for other land (section 4). NRIs and OCIs cannot buy agricultural land, a farm house or plantation property under RBI's 2018 regulations.
