Sub-area overview

Rohtak City — the flat farmland ring around a rail and industrial city, with an expressway still being built

Agricultural land around Rohtak City is flat, intensively farmed, and priced per acre with a strong city-edge premium (our estimate is ₹1–4 crore per acre*). Rohtak is the district headquarters and a rail and fastener-industry city. Most buyers want land at the city edge to hold, or a farm plot of an acre or more; interior fields sell at a clear discount. We have no Rohtak-specific search count.

Rail has already arrived and the road is still coming. The Rohtak–Meham–Hansi line (68.5 km, Rs 889.28 crore) has had trains since February 2024, and the elevated track has run since March 2021 (The Tribune). On 17 July 2026 a 157.92 km stretch of the Delhi–Amritsar–Katra Expressway was inaugurated, with the full corridor targeted for March 2027; the reports we read name no Rohtak interchange. Draft 2026-27 collector rates for Rohtak were posted on 28 March 2026 and the Tribune reported rises of up to 75% in drafts (not notified rates).

Read the Rohtak district page and the Haryana agricultural land rules first. The Haryana Forest Department's PLPA page does not list Rohtak, but a khasra can still sit in a controlled area or a licensed colony, so ask for the CLU and licence status in writing. Our estimate of ₹1–4 crore per acre* is indicative; check it against registered deeds and the collector rate.

Read this before relying on distances

A road still under construction can look finished on a map, and a corridor with no named Rohtak interchange may leave the city edge without direct access. Check the actual approach to the khasra and ask NHAI where the nearest entry and exit will be, because a plot on a wide road and one on a field track are different assets.

Farmland India view

An expressway in progress

A 157.92 km stretch of the Delhi–Amritsar–Katra corridor opened on 17 July 2026 and the full road is targeted for March 2027, though no Rohtak interchange is named.

STRAIGHT TALK

Risks & challenges specific to Rohtak City

Specific to this micro-market, beyond the Rohtak and Haryana-wide points.

Expressway timing and access

The full corridor is a March 2027 target and no Rohtak interchange is named in the reports read. Price on the road you can use today and ask NHAI for the nearest access.

CLU, licences and controlled areas

In an agricultural zone a farmhouse needs a Change of Land Use permission from DTCP before any structure, and selling plots without a licence breaches the Haryana Development and Regulation of Urban Areas Act 1975. The Tribune reported the farmhouse policy as needing at least 1 acre beyond 500 m of the urbanisable zone; read the notification itself.

Draft collector rates

Draft 2026-27 rates were posted on 28 March 2026 and the Tribune reported rises of up to 75% in drafts. Ask the Sub-Registrar which notified rate applies to the village and whether it sits inside municipal limits.

Brackish water and waterlogging

Older district data notes brackish water and waterlogging in places. Ask for a water-quality report and the khasra's drainage history before you pay.

Prices vary widely

City-edge land can sell at a multiple of interior fields. Our estimate of ₹1–4 crore per acre* is indicative, so rely on the collector rate and recent registered deeds.

Stamp duty

The Tribune (28 Aug 2025) reported sale-deed duty at 7% for men, including a 2% development fee, and 5% for women since 2008, with a waiver on small plots. We found no official page for rural rates or the registration fee, so confirm with the Sub-Registrar.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Haryana included. Confirm your status with a lawyer before paying a token amount.
