District overview

Faridabad — Delhi’s industrial neighbour on the Aravalli fringe

Faridabad is a heavily urban district. The district portal gives its area as 742.9 sq km and says 79.5% of residents live in urban areas, and that agricultural workers were 8.69% of the workforce in 2011 (district portal). The Central Ground Water Board profile counts 17,98,954 people at the 2011 Census for the district as it then stood (CGWB profile); we found no newer official figure. Farm work is a small share of the economy.

Why demand exists. It is Delhi-driven. The Delhi Metro Violet Line reaches Raja Nahar Singh station in Ballabhgarh (The Daily Jagran, October 2025), NH-19 runs through the city, and a 24 km section of the Delhi–Mumbai Expressway from Mithapur at the Delhi border to Kelly village in Ballabhgarh opened to traffic in November 2024 (The Tribune, November 2024).

What farmland costs. We use no listing-site asking prices and found no sourced price series. The official reference is proposed: The Tribune reported on 29 March 2026 that draft collector rates for Faridabad tehsil put agricultural land at ₹1.3 crore to ₹2.28 crore per acre at Tajupur (up 75%), ₹5.56 crore at Kheri Kalan and ₹6.12 crore at Palwali (both up 45%) (The Tribune, March 2026). A collector rate is the registration floor, not a market price, and the report does not say the rates were notified.

Reading it honestly. Legal status is the main variable here: PLPA notification, forest status, pooling and controlled-area rules decide whether a parcel can be used for a farmhouse at all, far more than soil does. For the airport angle, read our Jewar airport land guide.

Registration fee and rural rates

no government schedule opened; confirm with the Sub-Registrar

On 28 August 2025 the Chief Minister said sale-deed duty had been 7% (including a 2% development fee) for men and 5% for women since 2008, with no new registration tax, and that residential plots of up to 50 sq yd in urban areas and 100 sq yd in rural areas allotted under housing schemes pay no stamp duty (The Tribune, August 2025). We found no government page giving a rural rate or the registration fee, so we quote neither, and we did not open an official schedule on how duty is assessed against the collector rate. Collector rates are moving: The Tribune reported a statewide proposal of up to 75% from 1 April 2026 on draft figures (The Tribune, March 2026). The district portal lists a collector-rate section with a “Final Collector Rates 2025-26” entry (district portal); we did not read the files, so check the notified rate for the village before pricing an offer.

Know the belt

What is moving prices in Faridabad

Three things move a Faridabad price: which village, whether a pooling or PLPA notification touches it, and whether its legal status is clear. Figures are reported draft rates, not asking prices.

Tigaon

No sourced price series

Tigaon sits on the Greenfield Expressway alignment and inside the contested pooling area. The Tribune reported farmers there citing ₹4 crore per acre as the market rate against about ₹1 crore offered, which is the farmers’ claim in a dispute, not a registered price (The Tribune, September 2025). The March 2026 collector-rate report did not mention Tigaon.

Check: whether the khasra is inside the HSIIDC or HSVP pooling notification; a pooled parcel may be taken at a government rate far below any ask.

Ballabgarh and Sagarpur

No sourced price series

The Tribune reported that Ballabgarh tehsil carries proposed collector-rate rises of up to 75% across categories, with no village figures given (The Tribune, March 2026). The first stretch of the Delhi–Mumbai Expressway ends at Kelly village in this tehsil.

Check: the Aravalli-fringe and PLPA position of the khasra, and registered deeds in the same village.

Faridabad tehsil villages (proposed rates)

~₹1.3–6.12 crore per acre (draft collector rates)

In the draft rates reported on 29 March 2026, agricultural land is ₹1.3 crore to ₹2.28 crore per acre at Tajupur (up 75%), ₹5.56 crore at Kheri Kalan (up 45%) and ₹6.12 crore at Palwali (up 45%); the tehsil-wide proposal runs from no change to 75% (The Tribune, March 2026).

Check: three villages are not a district range; the report does not say the rates were notified, so ask for the final rate for the specific village.

Land pooling effect

₹1 crore offered vs ₹4 crore claimed

Compensation of about ₹1 crore per acre was reported against farmers’ own claim of ₹4 crore in the September 2025 pooling dispute (The Tribune, September 2025). The gap shows how far a claimed market rate can sit from an offer; it is not a price forecast.

Check: current pooling status; only the September 2025 report was found.

Farmhouse route

Policy, not a price

The Tribune reported in September 2021 that Haryana’s eco-friendly farmhouse policy allows a farmhouse on at least 1 acre in agricultural zones of towns, beyond 500 metres from the urbanisable zone, with no commercial use and tree cover on 15% of the land (The Tribune, September 2021). We did not read the official notification and found nothing on whether PLPA or Aravalli land is excluded.

Check: eligibility for the specific parcel with the District Town Planner.

Units: killa, kanal, marla

Haryana land is sold by the killa (1 acre), kanal (605 sq yd) and marla (30.25 sq yd). Jamabandi records use kanal-marla, so convert any quote to acres. This page quotes per acre. We did not open a revenue manual for these unit definitions, so confirm them with the patwari.

Connectivity

How Faridabad connects — road, rail, metro and air

Greenfield Expressway, Faridabad–Jewar

The Tribune reported on 1 March 2025 that the expressway was 35% complete overall and that an elevated corridor had been approved (The Tribune, March 2025). On 11 March 2026 the Union Cabinet approved ₹3,630.77 crore for the 31.42 km connectivity to Jewar, about 11 km of it elevated (NBM&CW, March 2026). India TV, citing NHAI, reported a 31 km, six-lane road with full completion targeted for April 2027 and some sections opening in 2026, but its cost figure of about ₹2,414 crore does not match the Cabinet approval (India TV, March 2026). Agriculture & terrain

Soil, water & crops in Faridabad

A heavily urban district with an Aravalli quartzite fringe, a Yamuna khadar edge and over-exploited groundwater: farming income is small beside land values, so legal status matters more than yield.

🌾 Cropped plains

The district portal lists paddy, bajra, jowar, pulses and vegetables as the main kharif crops and wheat, barley, oilseeds, vegetables and sugarcane as the main rabi crops, and notes that agricultural workers were 8.69% of the workforce in 2011 (district portal). Village-level soil data are on the Soil Health Card portal (not opened for this page).

⛰️ Aravalli fringe and Yamuna khadar

The CGWB describes tropical and brown soils, sandy loam to loamy sand, over alluvium, with the Aravalli quartzite group in the north-west and the Yamuna along the eastern edge (CGWB district profile). The Aravalli fringe is where PLPA and forest-status questions concentrate; the Yamuna khadar is flood-prone low ground.

🛒 Mandi reference

Live wholesale mandi prices for Faridabad and nearby Haryana markets are published daily on Agmarknet (not opened for this page); no price was read for this page. Farm income is small beside collector rates of ₹1.3 crore or more per acre, so price a parcel on location, legal status and use, not on crop yield.

  • Vegetables
  • Wheat

💧 Water & rainfall

The CGWB profile gives normal annual rainfall of about 542 mm and found that over 75% of groundwater samples (2011) were unsuitable for drinking, mainly because fluoride exceeded 1.5 mg/L (CGWB profile). In the Haryana Water Resources Authority categorisation as on 31 March 2024 the Ballabhgarh, Faridabad and Faridabad Urban blocks are over-exploited and Tigaon is critical (HWRA table; HWRA notice), read through text extraction. Statewide, CGWB puts extraction at 135.96% (CGWB, Haryana 2024); we found no district extraction percentage. Check borewell depth and water quality for any parcel.

📐 Measurement units

Haryana land units: killa = 1 acre; kanal = 605 sq yd; marla = 30.25 sq yd. Convert every quote to acres or sq yd before comparing two offers, and ask for the khasra area in the jamabandi.

Why investors look at Faridabad

Five reasoned points, with an honest note that several catalysts are delayed or still proposals.

A deep Delhi-linked buyer base

About 79.5% of residents live in urban areas (district portal), and the Violet Line and an expressway section that reaches Ballabhgarh give Faridabad a demand base that does not rest on an announcement.

Infrastructure that is partly built

The Delhi–Mumbai Expressway section and the Violet Line terminus at Ballabhgarh are operating. The Greenfield link is delayed, the FNG link is cleared on paper, and the metro extension is a reported approval. Some upside is real and some is still a proposal.

Price references are official but draft

The state publishes collector rates, and draft rates for three Faridabad tehsil villages were reported in March 2026, so a buyer can compare an ask with registered deeds in the same village before committing. We found no sourced asking-price series.

Legal clean-up may narrow clean supply

This desk’s reading, not a certainty: as PLPA and Aravalli rules are enforced and pooling proceeds, parcels with documented title, no pooling notification and a clear CLU or licence position may become scarcer, which tends to favour buyers who can document them.

A market that rewards paperwork

With collector rates of ₹1.3 crore or more per acre in the villages reported, the spread between a clean and a doubtful parcel is wide. The return case is use, location and compliant development, not crop yield.

STRAIGHT TALK

Risks & challenges in Faridabad

Read these before shortlisting in Faridabad specifically.

PLPA and Aravalli forest status

The Supreme Court held in September 2018 that PLPA-notified Aravalli land in Faridabad is to be treated as forest in the case before it, and the Aravalli definition is still under review. Never accept a verbal assurance on status.

Pooling and acquisition

HSIIDC and HSVP plans covering about 13,500 acres near Tigaon were contested in 2025. A parcel inside a notified area may be taken at a government rate far below a claimed market price.

Groundwater and quality

Three blocks are over-exploited and Tigaon is critical (31 March 2024), and the 2011 CGWB samples found fluoride above the drinking limit in most cases. Test borewell yield and water quality before assuming irrigation.

Official rates are drafts

The reported ₹1.3–6.12 crore per acre figures are draft collector rates for three villages, not deals. Collect several registered comparables before negotiating.

Announced is not delivered

The Greenfield Expressway is delayed, the FNG expressway is cleared on paper with no construction date found, and the metro extension rests on one report. Price on today’s access.

Plot, colony or raw land?

Dividing land into plots needs a licence under the 1975 Act. A “farm plot” carved from a larger holding and sold without a licence carries title and approval risk.

Thin evidence

No sourced asking-price series exists for this page, and the collector-rate evidence covers only three villages in a press report. None of it is a registered sale.

Who to contact

Local revenue, planning & registration offices

CLU applications in controlled areas route through the District Town Planner (DTP) office and DTCP Haryana; plans and sector land in HSVP areas go through HSVP. Mutation and revenue records route through the tehsildar of the relevant tehsil, and sale-deed registration is handled by the local Sub-Registrar. PLPA and forest-status questions go to the Haryana Forest Department. Land records are on jamabandi.nic.in, collector rates are on the ULB Haryana property portal and the district portal. We could not open the DTCP, jamabandi and property portal home pages, so check them directly.
