Sub-area overview
Ballabgarh — a Delhi-fringe market where the metro, the expressway and the Aravalli rules all matter
Agricultural land in Ballabgarh is bought for what is around it more than for what grows on it. Ballabgarh is a tehsil and town in Faridabad district, about 27 km from Delhi, with about 2.15 lakh residents at the 2011 Census (confirm against the Census of India town table). The Delhi Metro Violet Line has served it since 19 November 2018 (Swarajya, 20 November 2018), NH-19 runs through it, and since November 2024 a 24 km section of the Delhi–Mumbai Expressway has ended at Kelly village in Ballabhgarh. That is a lot of access for farm land.
Farmland India's estimate* for farm land here is ₹3–11 crore per acre*. Haryana publishes collector rates; ask the tehsil office for the rate for the village and test any seller's ask against registered deeds from the same village.
The legal checks matter more than the soil. Faridabad is one of ten Haryana districts listed under the Punjab Land Preservation Act, 1900 (PLPA), and the Supreme Court has treated PLPA-notified Aravalli land in Faridabad as forest land. Start with the Faridabad district page and the Haryana land rules guide, and read the pooling, PLPA and licence checks below before any token payment. For the Aravalli edge of the district see Surajkund-Aravali.

How Ballabgarh connects
Ballabgarh has a Violet Line metro station and an expressway section that ends at Kelly. Distances are as reported and are not route-checked.
By metro, road and air
Read this before relying on distances
Drive times from Ballabgarh to Delhi and the airports change with the hour, so we give none. The metro and expressway facts are from press reports (Swarajya, The Tribune) and have not been checked against DMRC or NHAI. The Ballabhgarh–Palwal metro extension and the Greenfield link to Jewar are not open; price today's access, not the announcement.

Agriculture & terrain
Soil, crops & water in Ballabgarh
Ballabgarh is on the Yamuna-side plain: alluvial and sandy loam, mostly under city and industrial pressure, with the Aravalli fringe to the west.
Soil & crops
The Faridabad district administration lists paddy, bajra, jowar, pulses and vegetables as the main kharif crops and wheat, barley, oilseeds, vegetables and sugarcane as the main rabi crops. CGWB describes sandy loam to loamy sand over alluvium. Farm workers fell to 8.69% of the district workforce in 2011, so crop income is small beside land values. We found no Ballabgarh-only crop table. Data: Soil Health Card portal.

Water
Ballabhgarh is one of the Faridabad blocks listed as over-exploited in the Haryana Water Resources Authority categorisation as on 31 March 2024 (read through a page transcription, so confirm against the notice). The CGWB profile found fluoride above the drinking limit in over 75% of 2011 samples. Test borewell yield and quality before assuming irrigation. Groundwater categories: CGWB and the Haryana Water Resources Authority.

Crop prices do not drive land value here. Market prices are published on Agmarknet; we have not matched a specific market to this area.

Why buyers look at Ballabgarh
Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.
Delivered access
A metro station, NH-19 and an expressway section that reaches Kelly are operating today, so the demand case does not rest on an announcement.
Price discovery you can test
The state publishes collector rates, so a buyer can compare any seller's ask with registered deeds in the same village.
Large Delhi-linked buyer base
Faridabad had 18.1 lakh residents in 2011, 79.5% of them urban, which keeps demand tied to Delhi rather than to farm income.
A market that rewards paperwork
This desk's reading, not a certainty: as PLPA and pooling questions get settled, parcels with clean title, a clear CLU or licence position and no acquisition notice may become scarcer.
Listing data is not legal advice. Confirm title, land use, PLPA and CLU status with the District Town Planner and the sub-registrar.

Risks & challenges specific to Ballabgarh
Specific to this micro-market, beyond the Faridabad and Haryana-wide points.
Prices are estimates
The band on this page is an estimate*, not a registered rate. Ask the tehsil office for the collector rate for the village and insist on registered deeds from the same village.
PLPA and Aravalli forest status
Faridabad is on the PLPA list, and on 11 September 2018 the Supreme Court held PLPA-notified Aravalli land in Faridabad to be forest in the case before it. The Court's definition of the Aravalli is still being settled. Get PLPA and forest status in writing, per khasra.
Pooling and acquisition
HSIIDC and HSVP pooling plans of about 13,500 acres near Tigaon were contested in 2025, and a February 2026 notice starts acquisition for a highway link. Ask whether a parcel sits inside any notified area before paying.
Plot, colony or raw land?
Dividing land into plots needs a licence under Section 3 of the Haryana Development and Regulation of Urban Areas Act, 1975. A plot sold off a revenue map is a different product from one in a licensed colony.
Announced is not delivered
The Greenfield link is delayed and the Ballabhgarh–Palwal metro extension has conflicting approval reports. Price on the access you can use today.
Urban versus rural duty
Land inside Ballabgarh municipal limits takes the urban rate (7% for men, 5% for women) and village land the rural rate (5% and 3%), plus about 1% registration. Rural rates are not government-confirmed in our sources.
NRIs and OCIs cannot buy this land
FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse in India. Confirm your status with a lawyer before a token payment.
