Fatehabad โ district-specific notes
The full Haryana legal framework (inherited from the state record) applies in full. The notes below are only what is specific to this district.
โ Fatehabad sits on the Ghaggar floodplain edge. The Tribune, 16-17 July 2023 reported flood-like conditions in nearly 80 villages after Ghaggar breaches and floodwater from the Punjab side, crops damaged on around 80,000 acres, and the entire revenue blocks of Jakhal and Ratia flooded. A flood record is not a title defect, but it decides what a parcel can safely hold, so ask the revenue office and neighbouring farmers for the parcel's flood history before paying for boundary work or construction.
Nuclear site. The Gorakhpur Haryana Anu Vidyut Pariyojana, four 700 MWe reactors, is being built in this district (PIB, 14 June 2025). Land near a nuclear site can carry restrictions that do not appear on a jamabandi extract. We found no published rule for an exclusion or sterilised zone, so ask the seller and the district administration in writing whether a parcel near the site is affected.
No Aravalli question, but ceilings and colonies apply. The Haryana Forest Department's Punjab Land Preservation Act page names ten districts and Fatehabad is not among them, though the same page says the Act applies across the state with restrictions in specific areas, so ask for a khasra-level answer. Section 4 of the Haryana Ceiling on Land Holdings Act, 1972 allows a family unit 7.25 hectares of land with assured irrigation for two crops, 10.9 hectares for one crop and 21.8 hectares of other land, with allowances for extra members. The 1975 Development and Regulation of Urban Areas Act requires a licence to develop a colony (s. 3) and bars selling plots in an unlicensed colony (s. 7). A reported state farmhouse policy also requires change of land use (CLU) for farmhouse use (The Tribune, September 2021); confirm the current DTCP rules.
Know the office. Listings often name only the nearest town. Confirm which tehsil and block (Fatehabad, Ratia, Tohana, Bhuna, Jakhal or Bhattu Kalan) and which sub-registrar a parcel falls under.

District overview
Fatehabad โ cotton, paddy and wheat country on the NH-9 corridor
Fatehabad lies between Hisar and Sirsa on NH-9, which the Tribune, July 2018 describes as the Delhi-Hisar-Sirsa road. The CGWB's district groundwater booklet, 2013 gives the district 2,490 sq km and 941,522 people at the 2011 Census, with three tehsils (Fatehabad, Ratia and Tohana) and the Bhakra main canal as the main surface supply. The local land markets are Fatehabad, Tohana, Ratia, Bhuna and Jakhal.
What farmland costs. We found no sourced price series for Fatehabad farmland in October 2026, so this page gives none and does not use listing-portal asking prices. The practical benchmarks are the notified Collector rate for the village and the registered deeds nearby.
Working farmland. ICAR-CRIDA's contingency plan (mainly 2007-09 data) shows net sown area of 225,000 of 249,000 hectares, cropping intensity of 188% and a crop mix led by cotton, rice and wheat. Bore wells served 66.2% of irrigated area and canals 33.8% in that plan, while the CGWB booklet gives a different split, so ask for the canal outlet record. The Haryana Water Resources Authority lists six of seven blocks as over-exploited as on 31 March 2024.
Reading it honestly. Fatehabad is an agricultural and long-horizon land-banking district, and its price record is empty on this desk. The Gorakhpur plant gives it a long construction horizon, a Fatehabad-Agroha-Hisar rail link was shelved in December 2024, and the Ghaggar floods of 2023 are recent. Read it alongside the Karnal page for the crop-income argument.

Rural duty and registration fee
no official rural schedule or fee cap opened; ask the Sub-Registrar
PTI via The Week, 1 August 2025 describes Collector rates as the minimum value for registration, with stamp duty and fees based on them. A Haryana government statement reported by The Tribune on 28 August 2025 said sale-deed duty has stayed at 7% for men (including a 2% development fee) and 5% for women since 2008; that report gives no separate rural rate, so the rural rate and the registration fee need confirming with the Sub-Registrar. Most Fatehabad farmland lies in rural revenue estates, but a parcel inside a municipal limit may be treated as urban. We found no Fatehabad-specific Collector-rate revision; The Tribune, 29 March 2026 reported a third statewide hike since October 2024, applicable from 1 April, so check the notified rate for the village.

What is moving prices in Fatehabad
Four markets inside one district. No sourced price series was found for any of them, so none is shown.
Ratia
No sourced price series
The entire Ratia and Jakhal revenue blocks were reported flooded in July 2023, so flood history is the first question for any parcel here.
Check: flood record for the parcel, the notified Collector rate for the village and registered comparables.
Fatehabad town and town-edge sectors
No sourced price series
NH-9 passes the town, and the Tribune, July 2018 placed a Fatehabad bypass on it; its status is unconfirmed. The nearest scheduled flights are at Hisar.
Check: whether the land is agricultural, in a development sector or in a controlled area.
Tohana
No sourced price series
The July 2023 flood report we read names the Jakhal and Ratia blocks and does not itemise Tohana, so ask for the parcel's own flood record. Whether the Panipat-Dabwali alignment touches Tohana is not established.
Check: flood history and the notified Collector rate.
Bhuna and Jakhal
No sourced price series
Bhuna and Jakhal are both listed as blocks in the groundwater notice. Jakhal was fully flooded in July 2023, and Bhuna is listed as over-exploited.
Check: ask for several registered comparables from the sub-registrar.
Why there is no price range
Listing-portal asks are not used
Asking prices on listing portals are single, undated entries, and some carry obvious errors, so this page does not rely on them. Use registered deeds and the notified Collector rate.
Check: collect registered deeds nearby before negotiating.
Units: killa, kanal, marla
Haryana land is sold by the killa (1 acre), kanal (605 sq yd) and marla (30.25 sq yd). Jamabandi records use kanal-marla, so convert any quote to acres (1 acre is 4,840 sq yd); local usage varies, so confirm conversions with the patwari. This page prices farmland per acre. See the Haryana land rules guide.
Connectivity
How Fatehabad connects โ road, air and rail
No road distances are quoted because we found no official figure. Fatehabad is a highway district: NH-9 is the main link.
By road from Delhi and nearby
By air
By rail & metro
Delhi is the reference market because NH-9 is the Delhi-Hisar-Sirsa road. We have no data to size demand from Chandigarh. Confirm station and train access directly, since a district rail link was reported shelved. Read the Haryana land rules guide before buying.

๐พ Cotton-paddy-wheat plain (district-wide)
ICAR-CRIDA's plan (mainly 2007-09 data) gives net sown area of 225,000 hectares out of 249,000, gross cropped area of 424,000 hectares and cropping intensity of 188%. Kharif was led by cotton (91,000 hectares) and rice (70,100), and rabi by wheat (182,500). Soils are classed as sandy loam over the whole district. ๐ Ghaggar flood history (Jakhal, Ratia)
In July 2023, breaches in the Ghaggar and floodwater from the Punjab side put nearly 80 villages under flood-like conditions and damaged crops on around 80,000 acres, according to The Tribune. The entire revenue blocks of Jakhal and Ratia were flooded.

๐พ Mandi reference
Wholesale prices for wheat, cotton and paddy at Fatehabad-district markets are published on Agmarknet (the portal did not open for this review). Farm income is exposed to flood and water risk, so price a parcel on its location, records and legal use rather than one season's yield.

๐ง Water & rainfall
Rainfall was 346.6 mm a year in the ICAR-CRIDA plan and a normal 373 mm in the CGWB booklet. In the ICAR-CRIDA data bore wells irrigated 66.2% of irrigated area and groundwater was described as alkaline with medium to high salinity. The Haryana Water Resources Authority notice as on 31 March 2024 lists six of the seven blocks (Fatehabad, Ratia, Tohana, Jakhal, Nagpur and Bhuna) as over-exploited and Bhattu Kalan as semi-critical. The CGWB booklet, using March 2011 data, already put Fatehabad, Tohana, Jakhal and Ratia at 242%, 218%, 209% and 188% extraction. The Tribune, January 2025, reporting CGWB data, put the district at 176.99% against 135.96% for the state. Borewell permission, depth and salinity are real constraints.
๐ Measurement units
Haryana land units: 1 killa = 1 acre; 1 kanal = 605 sq yd; 1 marla = 30.25 sq yd; 1 acre = 4,840 sq yd. Convert every quote to acres or sq yd before comparing two listings, and confirm local conversions with the patwari. Ask for the khasra area in the jamabandi. More in the Haryana land rules guide.

Farmland India view
Why investors look at Fatehabad
Three reasoned points and two honest caveats; the district is long-horizon, not fast-moving.
A highway district between two growth points
NH-9 links Fatehabad to Hisar, where scheduled flights run, and to Sirsa. The road exists today; the Panipat-Dabwali expressway is unconfirmed.
Intensive cropping, no price series
Cropping intensity was 188% in the 2007-09 ICAR-CRIDA data. We found no sourced price series, so the price level has to come from registered deeds and the notified Collector rate.
A public project with a long horizon
The Gorakhpur plant means years of construction activity, but unit 1 is not targeted until March 2031. It is long-horizon support, not a near-term catalyst, and nearby land may carry restrictions.
Water sets the farming return
With six of seven blocks over-exploited, a parcel's borewell and canal access matter more than headline soil quality. In our reading, well-documented, water-secure parcels are scarcer than they look.
No rail upside to price in
The district rail link was reported shelved in December 2024, so access stays road-led. That limits the catalysts, and it also means there is little announced rail upside to price in.
Confirm CLU, flood history, groundwater and any plant-related restriction in writing; these are not certified by Farmland India's review.
STRAIGHT TALK
Risks & challenges in Fatehabad
Read these before shortlisting in Fatehabad specifically.
Ghaggar flood exposure
Nearly 80 villages were under flood-like conditions and crops on around 80,000 acres were damaged in July 2023. Ask for the parcel's flood record and check distance from the river and drains.
Severe groundwater stress
Six of seven blocks are over-exploited and The Tribune reported 176.99% extraction in January 2025. Borewell yield and salinity decide whether a parcel can be farmed.
No sourced price series
We found no sourced price series, and listing-portal asks are not used. Collect several registered comparables before negotiating.
Limited rail and no in-district airport
A rail link was reported shelved in December 2024 and the nearest scheduled flights are at Hisar. Access is mainly by NH-9.
Gorakhpur plant restrictions and delays
We found no published rules around the plant site, and the first-unit target has moved from 2025 to 2031. Ask in writing before relying on either.
CLU and layout status
Farmhouse or resort use needs CLU clearance, and plots in colonies need a licence under the 1975 Act. A parcel marketed as farmhouse-ready without those papers is not usable for that purpose yet.
Expressway talk is unconfirmed
The Panipat-Dabwali proposal has no stated stage, length or cost in the source we read. Price on today's road, not on a map.
Who to contact
Local revenue, planning & registration offices
Mutation and revenue-record matters go through the Tehsildar of the relevant tehsil (Fatehabad, Ratia or Tohana). DTCP Haryana handles CLU applications, and the Sub-Registrar registers sale deeds. For flood history, ask the district administration and the irrigation department; for any parcel near the Gorakhpur plant, ask both in writing about restrictions. Rates and records can be checked on the Haryana Revenue Department portal and Jamabandi; neither portal opened for this review.
