District overview

Mahendragarh — south-western Haryana: Aravali ridges, mustard and bajra country, an expressway terminus and a new logistics hub

Mahendragarh district lies in south-western Haryana. It covers 1,899 sq km with 374 villages in three sub-divisions (Narnaul, Mahendragarh and Kanina), and its five tehsils are Narnaul, Ateli, Nangal Chaudhary, Mahendragarh and Kanina, with Satnali as a sub-tehsil (district portal). The 2011 Census count is 9,22,088 people (district portal). Narnaul is the district headquarters.

This is hot, dry country. The ICAR-CRIDA contingency plan gives about 430.7 mm of rain a year, against a normal of 500 mm in the CGWB profile; cultivated soils are loamy sand (77%) and sandy loam (23%), and borewells supply about 91% of irrigation (ICAR-CRIDA plan). CGWB describes blown-sand dunes averaging about 7 m and Dhosi Hill as part of the Aravali range, and put groundwater development at 104% on 2008 data (CGWB district profile). Bajra, mustard, wheat, gram and cotton are the main crops.

What the district offers. Delivered road access and a freight start. The 227 km six-lane Trans-Haryana Expressway ends at Narnaul (Swarajya, August 2022), and the first goods train left the rail yard of the Integrated Multi Modal Logistics Hub at Nangal Chaudhary on 28 August 2026 (Construction World, August 2026). The Narnaul bypass is still at land acquisition, and the Mahendragarh–Narnaul four-laning has no recent status report.

What farmland costs. We found no sourced price series for Mahendragarh, so this page quotes no per-acre asking prices. The district portal lists a draft predictive collector rate for 2024-25 and final rates for 2022 and 2023-24 (district portal, collector-rate documents); we saw the titles, not the village figures, and found no 2026 rate.

Reading it honestly. The trade-off is legal rather than physical. Aravalli rules are unsettled and parts of Narnaul and Mahendragarh carry PLPA notifications. Read the Haryana agricultural land rules guide first, and compare the NCR core at Gurgaon.

no official fee schedule opened; ask the Sub-Registrar

The Tribune reported on 28 August 2025 that Haryana's sale-deed stamp duty has been 7% for men (including a 2% development fee) and 5% for women since 2008, and that plots of up to 50 sq yd in urban and 100 sq yd in rural areas allotted under three housing schemes pay no duty (The Tribune, August 2025). We did not open an official rate schedule, so confirm the rural and agricultural rates and the registration fee with the Sub-Registrar. The Tribune reported a third collector-rate hike of up to 75%, described as draft and applicable from 1 April, and did not mention Mahendragarh (The Tribune, March 2026). The district portal lists a draft predictive collector rate for 2024-25 and final rates for 2022 and 2023-24 (district portal); we found no 2026 rate, so ask the tehsil office for the current figure for the village.

Know the belt

What is moving prices in Mahendragarh

Different markets inside one district. None has a sourced price series; the notes say what is known about each belt and what to check.

Narnaul belt — bypass villages

No sourced price series

Land is being acquired in Amarpur Jorasi, Bashirpur, Gahli, Koriawas, Kultajpur, Tahla, Maksuspur, Thana and Raghunathpura for an 11.96 km bypass extension, and construction had not started when The Tribune reported in February 2026 (The Tribune, February 2026). The report gives no compensation rate.

Check: road access, and whether the bypass alignment touches the khasra.

Nangal Chaudhary — logistics hub

No sourced price series

The rail yard of the Integrated Multi Modal Logistics Hub sent its first goods train on 28 August 2026, with phase two to follow; the report gives no acreage or cost (Construction World, August 2026). Nothing sourced links the hub to land values nearby.

Check: how far the hub site and any later acquisition reach beyond the present boundary.

Ridge-edge land — Narnaul, Dhosi, Kanina

No sourced price series

Hill-edge parcels are governed by PLPA status and the unsettled Aravalli definition more than by soil or road. A parcel with clear paper and one without can sit side by side.

Check: PLPA, forest and mining-lease status in writing.

Collector rates

Draft and final documents listed

The district portal lists a draft predictive collector rate for 2024-25 and final rates for 2022 and 2023-24; we saw the titles, not the village figures (district portal). No frontage premium or highway rate can be quoted.

Check: the village rate for the current year at the tehsil office.

Units: killa, kanal, marla

Haryana land is measured in the killa (1 acre), kanal (605 sq yd) and marla (30.25 sq yd). Jamabandi records use kanal-marla, so convert any quote to acres before comparing two offers.

Trans-Haryana Expressway

The 227 km six-lane Trans-Haryana Expressway opened to the public around 30 July 2022, running from Kurukshetra district to Narnaul as part of the Ambala–Kotputli corridor. Swarajya reports about ₹6,000 crore of civil construction plus about ₹3,000 crore of compensation for roughly 2,000 hectares of land. It ends at Narnaul, so it improves north–south access through interior Haryana but is not a direct Delhi link. Confirm junction locations with NHAI.

Mahendragarh–Narnaul four-laning

The Tribune reported in June 2022 that four-laning of the 40 km Mahendragarh–Narnaul road had not started, after a first tender was cancelled and a second floated. The same report gives ₹281 crore for the Akoda (Dadri)–Narnaul four-laning, so that figure may not cover this 40 km. Scope mentioned includes two underpasses at the Narnaul bypass, a flyover at Mahendragarh and a Nangal Sirohi bypass. Aravalli definition and mining restrictions

The Supreme Court stayed its 20 November 2025 judgment on the Aravalli definition on 29 December 2025 and set up a new expert committee. On 7 September 2026 it refused the committee more time and fixed 30 November 2026 for its report, with the matter back in court on 2 December. The November 2025 judgment had accepted mining restrictions in core areas without a blanket ban, but it is on hold. The outcome could change what is buildable near the Narnaul and Dhosi ridges.

Soil, water & crops in Mahendragarh

A semi-arid sandy plain with Aravali outliers, where borewell water is the binding constraint.

🌾 Sandy-loam plains

The ICAR-CRIDA contingency plan (dated 2011) gives a net sown area of about 151,000 ha at 181% cropping intensity, with bajra, mustard, wheat, gram and cotton as the main crops and guava, ber and citrus as the main fruit. Cultivated soils are loamy sand (77%) and sandy loam (23%). Several tables in the plan are incomplete. Source: ICAR-CRIDA Mahendragarh plan.

⛰️ Aravali outliers and dunes

CGWB describes blown sand over the south-western part of the district, with dunes up to 30 m high and averaging about 7 m, and places Dhosi Hill in the Aravali range. The Dohan and Krishnawati flow south to north, dry for most of the year but carrying large monsoon flows that flood parts of the district. PLPA notification and the Supreme Court's Aravalli proceedings decide what can be cleared or built on ridge-edge land, so legal status matters more than soil. Source: CGWB district profile.

💧 Water & rainfall

The ICAR-CRIDA plan gives 430.7 mm of annual rain, about 367 mm of it in the monsoon; CGWB's profile gives a normal of 500 mm, so confirm which figure matters. Net irrigated area is about 85,000 ha, around 91% of it from borewells (ICAR-CRIDA plan). CGWB put groundwater development at 104% on 31 March 2008 data, with blocks from 49% (Narnaul) to 178% (Kanina), and recorded nitrate up to 1,270 mg/l at Narnaul and fluoride above the limit (CGWB district profile). The Haryana Water Resources Authority notice for 31 March 2024 lists all eight blocks (Kanina, Mahendragarh, Sihma, Ateli Nangal, Narnaul, Nangal Chaudhary, Nizampur and Satnali) as over-exploited (HWRA notice; we read the table through a text extraction, so check block names on the notice). CGWB's 2024 assessment puts the state's stage of extraction at 135.96%, with 88 of 143 units over-exploited (CGWB, December 2024).

📐 Measurement units

Haryana land units: 1 killa = 1 acre; 1 kanal = 605 sq yd; 1 marla = 30.25 sq yd. Convert every quote to acres or sq yd before comparing two offers, and ask for the khasra area in the jamabandi. See the Haryana land rules guide.

District report — Mahendragarh

Farmland India view

Why investors look at Mahendragarh

Five reasoned points, with an honest note that the bypass and highway upgrades are still pipeline.

Delivered road access

The Trans-Haryana Expressway has run to Narnaul since mid-2022, and the first goods train left the Nangal Chaudhary hub on 28 August 2026. Those are delivered. The Narnaul bypass is not.

A logistics anchor, early days

Phase one of the hub is nearing completion and phase two is to follow, but the report gives no acreage, cost or timeline, so treat it as a start, not a market.

A university in the district

The Ministry of Education lists the Central University of Haryana, Mahendergarh (established 2009), in the district. No study ties it to land prices.

Aravali-edge landscape for low-density use

Dhosi Hill and the Aravali outliers may suit eco-stay and retreat ideas, but only on land that is clear of PLPA and forest restrictions.

A market that rewards patience and paperwork

This desk's reading, not a certainty: with no sourced price series and unsettled Aravalli rules, returns depend on documented title and a long holding period rather than crop income.

STRAIGHT TALK

Risks & challenges in Mahendragarh

Read these before shortlisting in Mahendragarh specifically.

PLPA notifications

All revenue estates of Narnaul and Mahendragarh tehsils are named as section 4 areas in a state reply to the NGT. Clearing, quarrying and tree-cutting can be restricted regardless of who owns the land, so get the parcel's status in writing.

Aravalli definition unsettled

The Court stayed its November 2025 judgment and set 30 November 2026 for the expert report. Hill-edge land could be treated differently once that is decided.

Over-drawn, poor-quality groundwater

All eight blocks are listed as over-exploited in the notice for 31 March 2024; CGWB reported 104% development on 2008 data, nitrate up to 1,270 mg/l at Narnaul and fluoride above the limit. Test yield and quality before planning a farmhouse or orchard.

No sourced price series

We found no sourced price series. Collect registered comparables and the current village collector rate before negotiating.

Pipeline projects are not delivered

The Narnaul bypass was at land acquisition in February 2026, and the Mahendragarh–Narnaul four-laning has no report newer than June 2022. Price on today's roads.

Boundary and tehsil confusion

The district sits on the Rajasthan border and has five tehsils plus the Satnali sub-tehsil. Confirm the state, tehsil and revenue estate on the jamabandi before paying.

Dated figures and source conflicts

Rainfall is 430.7 mm in one source and 500 mm in another, and the crop and groundwater data are from 2007-11. Treat them as indicators.

Who to contact

Local revenue & registration offices

Mutation and registration applications route through the tehsil office for the village: Narnaul, Ateli, Nangal Chaudhary, Mahendragarh or Kanina, or the sub-tehsil at Satnali (district portal). DTCP Haryana handles Change of Land Use queries, and the Haryana Forest Department answers PLPA and forest-status questions. Sale-deed registration is handled by the local Sub-Registrar. Land records are on Jamabandi.nic.in (check with; not opened for this page), and collector-rate documents are listed on the district portal.
