District overview

Rewari — an industrial and freight gateway on the Delhi–Jaipur highway

Rewari is a district in southern Haryana, created on 1 November 1989 (district site), with Dharuhera and Bawal as its industrial areas. The industrial profile gives 1,559 sq km, three tehsils (Rewari, Bawal, Kosli), one sub-tehsil (Dharuhera) and five blocks, while other sources give 1,594 sq km and five tehsils (industrial profile). The CGWB brochure cites 8,96,129 people at the 2011 Census (CGWB brochure); the profile's own population figure differs, so treat population as approximate.

Three engines sit under the land market. Industry: the 2010-11 industrial profile lists the Dharuhera industrial area (550 acres, 323 units in production) and Bawal (759 units in production), and 1,370 registered units in the district; those figures are dated (industrial profile). Freight: Rewari is the dividing point between phases of the Western Dedicated Freight Corridor, whose construction DFCCIL reported complete on 31 March 2026 (Indian Infrastructure, April 2026). Healthcare: AIIMS Rewari at Majra, on 210 acres with a planned 750 beds, has approval for 50 MBBS seats from 2026-27 (The Tribune, December 2025; Medical Dialogues, March 2026); outpatient services were not reported as started.

What land costs. We found no sourced price series for Rewari, so this page quotes no per-acre asking prices. The ULB Haryana portal carries a file headed "Predictive Collector Rates for 2026" and marked draft; for the villages we read, irrigated agricultural rates run from about ₹45 lakh to ₹86 lakh per acre, and a few highway-frontage rows are higher (draft collector-rate file). The unit was read from a garbled extract and the file is a draft, so confirm the notified rate with the tehsil office.

Reading it honestly. The HSAC crop document names bajra, jowar and gram for this part of south-western Haryana (HSAC Krishi DSS), groundwater is over-exploited, and any price differences between parcels may reflect industrial and logistics use as much as farming. Compare parcels by legal use first. New to Haryana? Start with our Haryana agricultural land rules guide.

no official fee schedule opened; ask the Sub-Registrar

The Tribune reported on 28 August 2025 that Haryana's sale-deed stamp duty has been 7% for men (including a 2% development fee) and 5% for women since 2008, and that plots of up to 50 sq yd in urban and 100 sq yd in rural areas allotted under three housing schemes pay no duty (The Tribune, August 2025). We did not open an official rate schedule, so confirm the rural and agricultural rates and the registration fee with the Sub-Registrar. The ULB Haryana portal carries a draft 2026 collector-rate file for Rewari (draft file); confirm the final notified rate for the village with the tehsil office.

What is moving prices in Rewari

Three different markets in one district. None has a sourced price series; the notes say what is known and what to check.

Kosli and rural Rewari

No sourced price series

The state reply to the NGT names all revenue estates of Kosli and Rewari tehsils under PLPA section 4 (NGT OA 680 of 2024). No price was found for either. Check: PLPA and forest status, water depth, road access and whether the khasra is near an Aravali hill.

Dharuhera

No sourced price series

The industrial profile records the Dharuhera industrial area at 550 acres with 323 units in production (industrial profile). Check: the CLU letter and industrial-zone adjacency before comparing any parcel here with farmland.

Bawal and Bhatsana

No sourced price series

The industrial profile records 759 units in production at Bawal (industrial profile), and the Delhi–Gurugram–SNB RRTS plan lists a Bawal station (Swarajya, May 2023). Check: permitted use; a parcel priced for warehousing is not a farmhouse comparable.

Aravali edge and quarry belt

No sourced price series

The industrial profile records slate and quartzite deposits in the Aravali ranges (industrial profile). Check: forest, PLPA and mining-lease status in writing before relying on any price for a hill-edge parcel.

Draft collector rates

About ₹45–86 lakh per acre (draft)

The ULB Haryana file headed "Predictive Collector Rates for 2026" is marked draft (ULB Haryana file). In the first villages listed, irrigated agricultural rates were ₹45 lakh (Aaspur), ₹65.3 lakh (Aasaka), ₹68.3 lakh (Akbarpur) and ₹68.97 lakh (Karnawas) with no change for 2026, and Kamalpur general land rose 25% to ₹86.2 lakh, with highway-frontage rows at ₹99 lakh to ₹1.46 crore. The unit was read from a garbled extract as per acre. Check: this is a registration floor, not a market price, and only a few villages were read.

Units: killa, kanal, marla

Haryana land is measured in the killa (1 acre), kanal (605 sq yd) and marla (30.25 sq yd). Jamabandi records use kanal-marla, so convert any quote to acres before comparing.

Agriculture & terrain

Soil, water & crops in Rewari

An alluvial plain of the Ghaggar basin with Aravali hills along the south and east: dry-land crops, modest farm income, and groundwater as the binding constraint.

🌾 Alluvial plain (Rewari, Kosli, Jatusana)

The CGWB brochure describes light-coloured calcareous soils with loamy sand as the average texture, moderate to high salinity, and groundwater with electrical conductivity of 546 to 1,463 µS/cm, above 2,000 in southern Rewari city (CGWB brochure). The HSAC crop document names bajra, jowar and gram for south-western Haryana including Rewari (HSAC Krishi DSS).

  • Bajra
  • Mustard
  • Wheat
  • Gram

⛰️ Aravali hills and mining belt

The industrial profile records 4,051 hectares of forest (2001), 2.69% of the district, and excellent-quality slate and quartzite in the Aravali ranges (industrial profile). Hill-edge parcels raise PLPA and mining-lease questions; plain parcels raise water and salinity questions. Check which applies per khasra.

  • Thorny forest
  • Slate
  • Quartzite

🏭 Industrial belt (Dharuhera, Bawal)

Dharuhera and Bawal land near the industrial areas is likely to be priced for industry and logistics, not crops (this desk's reading); the 2010-11 profile counts 1,370 registered units. Farm income does not carry such prices; location, access and permitted use do.

Wholesale prices for Rewari-district markets are published on the Agmarknet portal (not opened for this page). We did not source crop incomes, so price a parcel on location and permitted use, not on an assumed crop income.

💧 Water & rainfall

The CGWB brochure gives normal rainfall of about 553 mm over 23 rainy days, 88% of it in the monsoon. Its 2011 balance shows net groundwater availability of 283.92 MCM against a gross draft of 321.15 MCM, a district stage of 113%, and pre-monsoon depth to water of 11.4 to 63.1 m (CGWB brochure). The Haryana Water Resources Authority notice as on 31 March 2024 lists Khol, Rewari, Nahar, Dharuhera, Jatusana and Bawal as over-exploited and Dahina as critical (HWRA notice; we read the table through a text extraction, so check block names on the notice).

📐 Measurement units

Haryana land units: 1 killa = 1 acre; 1 kanal = 605 sq yd; 1 marla = 30.25 sq yd. Convert every quote to acres or sq yd before comparing two offers, and ask for the khasra area in the jamabandi.

District report — Rewari

Farmland India view

Why investors look at Rewari

Four reasoned points, with an honest note that several catalysts are still unconfirmed.

Industry and freight under the land market

The Dharuhera and Bawal industrial areas and a freight-corridor junction give Rewari an economic base that does not depend on weekend demand.

Access that is already in place

The Rewari Bypass (reported April 2025) and the freight corridor (March 2026) are reported complete, and the Gurugram–Pataudi–Rewari highway is partly open with most sections targeted for January 2027. Delivered access is stronger evidence than a plan.

A health anchor on its way

AIIMS Rewari has MBBS approval for 2026-27, and a 750-bed hospital would add a major employer. Outpatient start was not confirmed in the sources read.

No sourced price anchor

We found no sourced price series for Rewari. The only official figure is a draft collector-rate file, which is a registration floor, not a market price. Use registered deeds and the notified village rate, and remember the water problem.

STRAIGHT TALK

Risks & challenges in Rewari

Read these before shortlisting in Rewari specifically.

Groundwater over-exploitation

Six of seven blocks are over-exploited and Dahina is critical (HWRA, 31 March 2024); the 2011 balance already showed draft above availability. Test borewell yield and ask about permission before assuming irrigation.

PLPA and Aravalli status

Rewari is a PLPA district with Aravali hills and mining deposits, and the Aravalli definition is under review. Confirm forest, notified and lease status in writing.

Industrial or agricultural?

Parcels near Bawal and Dharuhera may be sold for logistics, with CLU claimed. Ask for the permission letter, and do not compare a CLU parcel with farmland.

No sourced price series

We found no sourced price series, and the draft collector rate is only a floor. Collect several registered comparables.

Announced is not delivered

The AIIMS outpatient start is unconfirmed, the RRTS timing is not firm and highway deadlines have moved. Price on today's access.

Construction disruption

The Gurugram–Pataudi–Rewari highway still has flyovers due between October 2026 and January 2027; expect works and traffic changes along the route.

Records differ

Sources give the area as 1,594 or 1,559 sq km and the tehsil list as three or five. Confirm the tehsil and sub-registrar for your parcel.

Who to contact

Local revenue & registration offices

Mutation and revenue records route through the tehsildar of the relevant tehsil (the industrial profile lists Rewari, Bawal and Kosli tehsils, the Dharuhera sub-tehsil and five blocks; confirm which applies). CLU applications in controlled areas route through the District Town Planner office before DTCP Haryana, forest and PLPA questions go to the Forest Department, and sale-deed registration is handled by the local Sub-Registrar. Jamabandi records are read on Jamabandi.nic.in and collector rates are published on the ULB Haryana property portal (neither home page opened for this page).
