Sub-area overview

Hodal — a small southern Palwal town where land is cheaper and the rules are the plan

Land in Hodal is a plain-side market at the southern edge of Haryana. Hodal is a municipal council town in Palwal district with 51,050 residents at the 2011 Census, in the Braj cultural region, and it is reported to fall in the Faridabad Lok Sabha constituency (confirm with the Election Commission of India). Agricultural land here is flat, tube-well farmed ground rather than Aravalli ridge, and it sits on the highway corridor towards Mathura and Agra. Nobody buys it for a view; it is bought for acreage, for price and for a long hold.

Farmland India estimates farm land here at about ₹60 lakh–2 crore per acre*, indicative only. Treat Hodal as a market where you collect registered deeds and the Sub-Registrar's rate before you form a view.

The legal frame is the Haryana controlled-area system. A Hodal Masterplan 2031 is reported to have been prepared by DTCP under the Punjab Scheduled Roads and Controlled Areas Restriction of Unregulated Development Act, 1963, and a change of land use in a controlled area needs a CLU permission. We did not read the notified plan, so ask DTCP Haryana for it. Palwal is also a PLPA district. Read the Palwal district page, the Haryana land rules guide and the KMP Expressway belt page, and check the zone of any khasra with the District Town Planner.

Read this before relying on distances

We did not route-check any distance. The roughly 85 to 90 km Delhi figure is approximate, so use a map before you plan a weekly trip. Hodal is south of Palwal town, so Palwal-side facts, such as the KMP end point, do not automatically apply to Hodal parcels.

Agriculture & terrain

Soil, crops & water in Hodal

Hodal is on the plain: flat, tube-well and canal-fed fields, not ridge land.

Soil & crops

We did not find a reliable Hodal crop table, so we do not give a crop mix. Take village soil and crop data from the Soil Health Card portal and the Palwal agriculture office. Data: Soil Health Card portal.

  • Plain land
  • Tube-well farming
  • No crop data
  • Controlled area

Water

In the HWRA categorisation as on 31 March 2024, Badoli and Prithla blocks of Palwal are over-exploited and Hasanpur is critical; the category of Hodal block could not be resolved from our page transcription. A newspaper citing CGWB 2024 put Palwal district extraction at 94.48% (low-medium confidence). Ask for borewell depth, yield and quality, and confirm the Hodal block category. Groundwater categories: CGWB and the Haryana Water Resources Authority.

Mandi price reference

Farm income is small beside the cost of acreage on the highway. Market prices are published on Agmarknet; we have not matched a specific market to this area.

Micro-market report — Hodal

Farmland India view

Why buyers look at Hodal

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

Entry price: estimated*

Hodal lies further from Delhi than Faridabad or Nuh, so entry prices are likely lower; the estimate* is indicative only. Confirm with registered deeds and the Sub-Registrar.

Plain land, fewer Aravalli questions

Hodal is not on the Aravalli ridge, so the forest-status questions that dominate Faridabad and Nuh weigh less. PLPA still has to be checked for the khasra.

A planned town

A Hodal Masterplan 2031 under DTCP gives a zone to check for each khasra, which is more than village land with no plan.

Road upgrades in the pipeline

Hodal–Nuh–Pataudi four-laning has funding approval and the Palwal KGP interchange has been acquired for, but neither has reported progress.

Risks & challenges specific to Hodal

Specific to this micro-market, beyond the Palwal and Haryana-wide points.

Prices are estimates*

Prices on this page are Farmland India estimates*, rounded and indicative, not valuations. Check against registered sale deeds and the collector rate from the Sub-Registrar before you negotiate.

Controlled-area licensing

Development in a DTCP controlled area without a licence is unlawful, and CLU is not automatic. A plot sold off a revenue map is not a licensed colony. Ask for the licence or the CLU order for the khasra.

PLPA status unconfirmed

Palwal is on the Forest Department's PLPA list. We found no village list, so ask for written status per khasra even on plain land.

Water

Neighbouring Palwal blocks are over-exploited or critical, and the Hodal block category is unresolved. Test borewell yield and quality before assuming irrigation.

Announced roads are not built roads

The Hodal–Nuh–Pataudi road has funding approval but no progress report; the KGP interchange near Pelak has no status after March 2022. Price today's roads.

Resale depth is shallow

Hodal is a small town of 51,050 people. Expect fewer buyers than in Faridabad or Gurugram, so plan a long hold and keep your documents resale-ready.

Quotes in this market mix acres, sq ft, sq yd and local units. Convert every quote to acres or sq yd before comparing.
