Sub-area overview

Jagadhri — the Yamunanagar twin city, where industry sets the price band and the river sets the risk

Buying land in Jagadhri means buying around the twin city of Jagadhri and Yamunanagar in the plain on Haryana's Uttar Pradesh border. The city runs on plywood, paper, brass and stainless-steel work, a railway workshop and a timber economy fed by poplar grown on farms, so land here has an industrial edge as well as a farm use.

Farmland India estimates farm land here at about ₹1–2 crore per acre*, indicative only. Land close to the city may carry industrial expectations, so ask for the Collector rate from the Sub-Registrar and the registered values of recent sale deeds in the same village.

The Jagadhri area took the worst crop damage in the September 2025 floods, with 4,105 acres hit (Tribune), and Jagadhri block is listed over-exploited for groundwater. Yamunanagar is one of ten Haryana districts where the Punjab Land Preservation Act, 1900 applies (Haryana Forest Department). Read the Yamunanagar district page for the Chhachhrauli hill edge and the Kalesar zone, and the Haryana land rules guide for who can buy.

Ambala–Shamli Expressway

A 121 km six-lane corridor from Ambala to Shamli in Uttar Pradesh, about 75 km of it in Haryana. Haryana minister Anil Vij said in January 2026 that work was moving at a brisk pace for completion by December 2026. News reports name only Ambala and Shamli; whether it crosses Yamunanagar district is unconfirmed, so confirm the route and interchanges on the NHAI map.

The 210 km expressway was inaugurated on 14 April 2026 and cuts Delhi–Dehradun travel to about two and a half hours. Saharanpur lies across the Yamuna from the district, but we found no reliable link road or interchange for Jagadhri, so treat the benefit as indirect.

Permanent timber market at Dusani

After a temporary market at Mandoli closed following a December 2023 court ruling, the state sought about 37 acres at Dusani village for a permanent timber market. Farmers agreed to sell in March 2024 while demanding ₹1.4 crore per acre, which is a demand, not a price paid. The Mandoli and Manakpur markets were still trading in July 2025.

Agriculture & terrain

Soil, crops & water in Jagadhri

Jagadhri is a sandy-loam plain of cane, paddy and wheat, with poplar for the plywood mills and a river that floods.

Soil, crops & poplar

The ICAR-CRIDA district plan (reference year 2008-09) gives sandy loam on 75% of Yamunanagar and loamy sand on 25%, with rice on 59,400 ha, wheat on 71,300 ha and sugarcane on 42,200 ha. Poplar and eucalyptus feed the plywood factories: the Tribune reported on 26 July 2025 poplar at ₹1,300-1,600 per quintal at the Manakpur and Mandoli timber markets. Data: Soil Health Card portal.

  • Paddy
  • Poplar

Water & floods

Check India Meteorological Department data for rainfall. The Haryana Water Resources Authority's 31 March 2024 categorisation lists Jagadhri among over-exploited blocks (read through a page summary, so confirm against the notice), and CGWB put the district at 138% development in 2011. The Yamuna, Som and Pathrala rivers hit crops on 4,105 acres in Jagadhri in September 2025. Check CGWB and ask for the parcel's flood history.

Mandi price reference

Poplar is sold at the Manakpur and Mandoli timber markets; cane is paid through the sugar-mill system rather than the mandi. Check grain prices on Agmarknet and the mill rate when comparing farm income with a land price.

Micro-market report — Jagadhri

Farmland India view

Why buyers look at Jagadhri

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

An industry-backed local economy

Plywood, paper, brass and stainless steel, plus poplar supply and a railway workshop, give Jagadhri non-farm demand.

Road and rail already exist

The district has a rail network and a road link towards Panchkula and Chandigarh; the Ambala–Shamli Expressway is a December 2026 target.

Near the Delhi–Dehradun route

The expressway opened in April 2026 on the Saharanpur side. No Jagadhri link is confirmed, so the benefit is indirect.

Evidence before price

Prices here are estimates*, so documented comparables and registered sale deeds matter more than any single quoted figure.

STRAIGHT TALK

Risks & challenges specific to Jagadhri

Specific to this micro-market, beyond the Yamunanagar district and Haryana-wide points.

River and stream flooding

More than 11,000 acres of crops were hit in Yamunanagar district in September 2025, Jagadhri worst at 4,105 acres (Tribune). Ask for the flood history and check the parcel against the nearest river or stream.

Prices are estimates*

Prices on this page are Farmland India estimates*, rounded and indicative, not valuations. Check against registered sale deeds and the collector rate from the Sub-Registrar before you negotiate.

Industrial and power neighbours

The thermal plant at Pansara and industrial and timber-market sites affect Kail and Manakpur; residents have complained of fly ash. A farmhouse plot next to industry has a different value from one in open farmland.

Over-exploited groundwater

Jagadhri block is listed over-exploited (HWRA, 31 March 2024; read through a page summary). Tubewells supply about 97% of irrigated area per the ICAR plan, so check borewell depth.

PLPA and forest

Yamunanagar is a PLPA district. The Siwalik and Kalesar forest belt is mostly on the Chhachhrauli and Bilaspur side, not in the Jagadhri plain, but a village-level list is not published, so get a written status per khasra.

Farmhouse and CLU

Non-agricultural use needs Change of Land Use (CLU) from the Director, Town and Country Planning under the Haryana Development and Regulation of Urban Areas Act, 1975. A 2021 state policy reported by the Tribune (20 Sep 2021) allows eco-friendly farmhouses on at least one acre in the agriculture zone beyond 500 metres of the urbanisable zone; confirm the text is current and applies to your parcel. A 'farmhouse-ready' label is not CLU.

Who can buy

Haryana has no non-agriculturist bar: any Indian citizen can buy agricultural land, subject to the ceiling and CLU rules in our Haryana land rules guide. NRIs and OCIs cannot buy agricultural land, plantation land or a farmhouse under FEMA; see the NRI guide.

Stamp duty and registration

Haryana urban stamp duty is 7% for men and 5% for women (Tribune, 28 Aug 2025). Rural rates of 5% and 3% and the 1% registration fee come from lender and guide pages and match our Haryana page, but are not government-confirmed. Parcels inside the Yamunanagar–Jagadhri municipal area take the urban rate; most village farmland is rural. Duty is charged on the higher of the deal value and the Collector rate, so ask the Sub-Registrar which rates apply to your khasra.
