Sub-area overview

Amritsar City — the Golden Temple city, with farmland on its edges and an expressway still to come

Agricultural land around Amritsar City is flat, irrigated and sold by the acre, while the city itself is a dense urban market sold by the square yard. Our estimate for agricultural land on the outskirts is ₹1.5–4 crore per acre*, indicative only. Most buyers here are families with local roots, returning NRIs buying for family, and investors who want land near a growing city, an airport and a pilgrimage economy.

The big road project is the Delhi–Amritsar–Katra Expressway. NHAI describes it as an approximately 680 km access-controlled project that starts from a greenfield route near Nilauthi in Jhajjar, Haryana, with a branch to Amritsar splitting off near Nakodar and the main line going on to Gurdaspur, Pathankot and Katra (Business Today, 8 Sep 2026). NHAI says Delhi–Amritsar travel should drop to about 4 hours. That is a target, and we found no completion date.

Our estimate is indicative, so check it against registered deeds and the collector rate from the Sub-Registrar. The main trap near Amritsar is unauthorised colonies: the Amritsar Development Authority demolished several in February 2025 and recommended FIRs against 15 colonisers. Read the Amritsar district page and the state-wise land laws guide first. Ask for the approval status of any colony and the Change of Land Use status of any agricultural plot.

Read this before relying on distances

An expressway that is announced or under land acquisition is not a road you can drive. Farmers' land acquisition for the Punjab sections has been contested in reports we did not open, so check progress with NHAI. Check the actual approach to the khasra, because a plot on a link road and one on a field track are different assets.

Agriculture & terrain

Soil, crops & water in Amritsar City

Amritsar is a flat irrigated belt: wheat and paddy on canal and tubewell water, with vegetables and fodder near the city.

Soil & crops

We opened no soil or crop dataset for Amritsar. The district is part of Punjab's alluvial plain, where wheat and paddy are the main crops (general background; CONFIRM against the Punjab agriculture department). Test the soil and ask the farmer for crop records before you rely on any income claim. Data: Soil Health Card site.

Water

We did not open the CGWB or Punjab groundwater category for Amritsar. Punjab as a whole is known for falling water tables and many stressed blocks, so CONFIRM the category and depth with CGWB before relying on a borewell, and ask whether canal water reaches the field. Groundwater categories: CGWB.

Mandi price reference

We have not read a local mandi price for Amritsar. Compare any farm-income claim with the full land cost before buying. Live prices: Agmarknet.

Micro-market report — Amritsar City

Farmland India view

Why buyers look at Amritsar City

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

A pilgrimage and border city

Amritsar has a large steady visitor economy around the Golden Temple, which supports hotel, shop and housing demand near the city. We have no visitor count from an official source.

An expressway in the pipeline

NHAI describes the Delhi–Amritsar–Katra Expressway as about 680 km and targets about 4 hours from Delhi to Amritsar (Business Today, 8 Sep 2026). It is a target, not a delivered road.

Flat, irrigated fields

Plain land is easy to survey, fence and farm. Irrigation and road access still decide value plot by plot.

Approval discipline is rising

The Amritsar Development Authority has demolished unauthorised colonies and says offenders face 5 to 10 years' jail and ₹25 lakh to ₹5 crore fines under the 2024 PAPRA amendment (Tribune, 22 Feb 2025), so approved land is worth checking for.

Listing data is not legal advice. Confirm title, Change of Land Use and colony approval with the Revenue Department, the development authority and the Sub-Registrar.

STRAIGHT TALK

Risks & challenges specific to Amritsar City

Specific to this micro-market, beyond the Amritsar and Punjab-wide points.

Unauthorised colonies

The Amritsar Development Authority demolished unauthorised colonies at San Sahib road, Chheharta and Basarke Gillan in February 2025 and recommended FIRs against 15 colonisers (The Tribune, 22 Feb 2025). It advised buyers to check PUDA or authority approval before buying a plot. Ask for the approval letter and the layout plan.

Expressway timing and land taking

No completion date is stated in the NHAI material we read. Ask whether any part of the khasra lies within the alignment, and price on the road you can drive today.

Change of Land Use

Agricultural land needs a Change of Land Use permission under Punjab's town-planning law before non-farm building (CONFIRM the Act, the fee and the current process with the Punjab Revenue and Housing departments). Ask for it in writing per khasra.

PAPRA and plotted land

Selling plots in a colony without a licence is an offence under the Punjab Apartment and Property Regulation Act, 1995, with stiffer penalties from the 2024 amendment (Tribune, 22 Feb 2025). Do not buy a part-plot from a colony that has no licence.

Border-area and security rules

Amritsar district sits on the international border. Ask the District Magistrate whether any restriction applies to the village, especially for foreign-linked buyers (CONFIRM).

Prices vary widely

City-edge plots near the airport road and interior fields can differ sharply. Our estimate of ₹1.5–4 crore per acre* is indicative, so rely on the collector rate and recent registered deeds.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse in India, Punjab included. They can generally buy residential or commercial land in approved areas. Confirm your status with a lawyer.
