Sub-area overview

Noida Expressway — a built-up urban corridor where farm land is rare, regulated and often under acquisition

The Noida Expressway is not a farmhouse belt in the way Sohna or Pataudi is. It is an urban expressway between Noida and Greater Noida, and most of the land beside it is planned sector land held under Authority leases. What looks like open land is often Authority land, land already acquired, or village land inside a planned area. Where privately owned agricultural land still exists, in villages near the expressway, our estimate is ₹3–8 crore per acre*, indicative only and far above rural Uttar Pradesh rates.

The state of the area changes quickly. Commercial flights at Noida International Airport were reported to begin on 15 June 2026 (ETV Bharat). In September 2026 the NOIDA Authority board was reported to raise farmers' compensation in the planned New Noida area by 53 percent to ₹6,459 per sq m, with a 5 percent developed residential plot for land taken by mutual agreement (The Pioneer, 6 September 2026). In June 2026 Swarajya reported a plan for a link road of about 20 km from New Noida to the Ganga Expressway across 37 villages, at an early stage.

That means the first question for any land here is who controls it. Read the Gautam Buddha Nagar district page and the state-wise land laws, then ask the Authority and the Sub-Registrar whether the khasra is inside an acquisition notice, a sector plan or a master-plan zone. Our estimate of ₹3–8 crore per acre* is not a valuation, and the compensation rate above is a different thing from a market price.

Read this before relying on a map

Near the expressway, a plot that looks like farm land may sit inside an Authority sector, an acquisition notice or a planned township. A road on a map is not a road on the ground. Ask for the khasra number, the sector or village name and a written answer from the Authority before paying a token amount.

Agriculture & terrain

Soil, crops & water in Noida Expressway

Farming here is what is left between planned sectors: wheat and paddy fields in villages, with groundwater quality limits.

Soil & crops

We found no village-level soil or crop data for this belt, so we do not describe soil. Gautam Buddha Nagar is in the Indo-Gangetic plain, and the crops named here are the usual regional ones and are not measured for this micro-market. Ask the village lekhpal for the khasra's recorded land use.

  • Sugarcane

Water

The CGWB 2024 assessment lists Gautam Buddha Nagar for fluoride, nitrate and uranium above limits in some samples (via the Uttar Pradesh state register); the Uttar Pradesh stage of extraction is 70.45 percent. We did not read a block-level category for this belt. Test any borewell before relying on it.

Mandi prices

We did not open a current mandi price page for this belt, so no price is quoted. Farming income from small village holdings near an urban expressway is rarely the reason to buy; compare it with the full land cost.

Micro-market report — Noida Expressway

Farmland India view

Why buyers look at Noida Expressway

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

The airport is open

Commercial flights were reported from 15 June 2026, which moves the discussion from forecast to operation. Land demand near it is already priced for that.

Government is buying at a published rate

The Authority board's reported ₹6,459 per sq m for New Noida is a reference point, not a market price, and it applies only to land under acquisition.

Road links in several directions

The Noida–Greater Noida Expressway, the Yamuna Expressway and a proposed Ganga Expressway link give the area several road options.

Acquisition is both the upside and the risk

Land taken at the Authority rate gives owners cash, but a buyer who purchases inside a future acquisition area may only receive that rate.

STRAIGHT TALK

Risks & challenges specific to Noida Expressway

Specific to this micro-market, beyond the Gautam Buddha Nagar and Uttar Pradesh-wide points.

Acquisition and notified areas

Land inside a notified acquisition area can be taken at the Authority's compensation rate regardless of what you paid. Reports on the New Noida area give conflicting earlier rates, and we did not read the notification. Ask the Authority in writing whether the khasra is in a notification, a sector plan or a link-road alignment.

Authority land and leaseholds

Much land beside the expressway is Authority-allotted and held on lease. A leasehold plot is not the same as freehold farm land, and transfer rules, premiums and dues differ. Ask for the allotment letter or the khatauni.

Purchase cap under the Revenue Code

The Uttar Pradesh Revenue Code 2006 (Section 89) bars buying or receiving by gift a holding that takes a person above 5.0586 hectares, about 12.5 acres (our conversion). The Code sections we read contain no farmer-only test and no domicile test, but we did not read the whole chapter (CONFIRM).

Scheduled Caste and Tribe land

Under Sections 98 and 99 of the Revenue Code, a Scheduled Caste bhumidhar needs the Collector's written permission to transfer to a non-member, and a Scheduled Tribe bhumidhar cannot transfer to a non-member. The Allahabad High Court has held a breach void (Omwati v Collector Pilibhit, 2022).

Using farm land for a house or business

Land in a planned area is governed by the Authority's master plan and building rules. Farm land outside it needs a declaration of non-agricultural use under the Revenue Code (Section 80, formerly Section 143 of the older Act; CONFIRM the current section and the authority) before building. Ask for the written permission per khasra.

Groundwater quality

The CGWB 2024 assessment lists the district for fluoride, nitrate and uranium. A borewell can fail a water test even where water is plentiful.

Stamp duty and the circle rate

We could not confirm Uttar Pradesh base stamp duty and registration rates from the Stamp Department. Press reports in 2025 described a proposal to cut women's stamp duty by 1 percent on deeds up to ₹1 crore, without confirming it was notified. Ask the Sub-Registrar which circle rate applies to the village.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Uttar Pradesh included. They can buy other immovable land in approved areas, so a farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
