Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
⚠ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).
Sub-area overview
Sector 150 is a planned sector under the Noida Authority along the Noida–Greater Noida Expressway in Gautam Buddha Nagar. It is urban sector land: plots and group-housing sites are allotted by the Authority on long leases, and the sector plan fixes land use. It is not agricultural land, so farm-land rules such as Zamindari Abolition Act limits and Section 143 conversion do not apply in the usual way, and prices are quoted per square yard or square metre, not per acre. Our estimate for plotted or allotted land here is ₹1–1.7 lakh per sq yd*, indicative only, and the figure for one plot depends on its use, size and lease position (CONFIRM).
The sector has been in the news for its sports-city layout. A sponsored press release distributed on 15 April 2026 said Noida Authority had cleared direction for Sector 150's sports-city layout (SC-02), that the sector spans nearly 300 acres and is about 70% green and open space. We read it as a promotional release and did not find the board minutes, so treat the figures as reported and CONFIRM with the Authority. An international cricket stadium for the sports city was reported by a trade news site; we saw it only in a search result and did not open it, so that is CONFIRM too.
Read the Gautam Buddha Nagar district page and the state-wise land laws guide before you act. Estimated ₹1–1.7 lakh per sq yd* is not a valuation, so compare it with the Authority's allotment and transfer rates and with registered deeds from the Sub-Registrar. Ask for the allotment letter, lease deed, any pending dues to the Authority and the Noida Authority transfer permission before paying for any resale.
Connectivity
Sector 150 is on the Noida–Greater Noida Expressway; distances and metro access are approximate and not route-checked.
A planned sector can look finished on a layout plan before roads, drains and power are in place. Ask the Authority which internal roads and services are complete for the plot, and visit at peak hour. Rail and metro links near the Expressway are within the Aqua Line area, but check the exact station and walking route before you rely on it.

Agriculture & terrain
Sector 150 is urban sector land: there is no farm cropping to underwrite, and the planned sector keeps large open and green areas.
This is a planned sector, not farmland. The sector plan reportedly keeps about 70% as green and open space (sponsored press release, 15 Apr 2026; CONFIRM), so the question for a buyer is permitted use and plot size, not soil or crops. Gautam Buddha Nagar sits on Yamuna alluvium, but no sector-level soil data was read. Data: Soil Health Card site.
Water, sewer and power for a Noida sector come from the Noida Authority and the electricity distributor, not borewells, and groundwater in parts of Gautam Buddha Nagar is stressed. We did not read the block category. Ask the Authority what services are live for the plot. Groundwater categories: CGWB.
There is no farm-income reference for an urban sector, so we show none. If you are comparing with farm land elsewhere, check live crop prices on Agmarknet, but do not apply them here. Live prices: Agmarknet.
Farmland India view
Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.
The sector is reported as nearly 300 acres with about 70% open and green space, which is attractive to buyers who want low density (reported; CONFIRM).
Sector 150 is on the Noida–Greater Noida Expressway, so access to Noida, Greater Noida and the airport project depends on that road.
Authority allotment with a lease deed is a defined legal route, unlike unregistered agricultural land. Dues and transfer charges still need checking.
Authority sectors can add plots and group-housing sites, so prices can be capped by supply. Check how many plots remain.
Listing data is not legal advice. Confirm the allotment letter, lease deed, dues and transfer permission with the Noida Authority.
STRAIGHT TALK
Specific to this micro-market, beyond the Gautam Buddha Nagar and Uttar Pradesh-wide points.
This is Authority-allotted sector land, so the farm-land rules of the Zamindari Abolition Act and Section 143 conversion do not set the process. Instead the Noida Authority allotment terms, lease deed and sector plan decide use, transfer and building (CONFIRM with the Authority).
Noida Authority land is normally allotted on a long lease (we did not confirm the term for Sector 150). Check whether the plot is leasehold, whether it has been converted to freehold, and who must pay any pending dues before a transfer.
A resale usually needs Authority transfer permission and clearance of lease rent, interest and other dues. Ask for a no-dues certificate before you pay.
The sports-city layout and stadium come from a sponsored release and a trade headline, not Authority minutes. Do not price on them; CONFIRM with the Authority.
Roads, drains and power in a new sector can lag the plan. Ask which services are complete for the plot and visit in monsoon.
Uttar Pradesh stamp duty and registration depend on buyer category and circle rate. We did not read current rates, so CONFIRM with the Sub-Registrar. Duty is charged on the higher of the deal value and the circle rate.
NRIs and OCIs cannot buy agricultural land, but they can generally buy residential and commercial plots in approved areas under FEMA. Sector 150 is not agricultural land, though use and Authority terms still apply; confirm with a lawyer before paying.
