Sub-area overview

Yamuna Expressway — a 165 km corridor where land prices follow the airport, the authority's plots and the distance from the road

Yamuna Expressway is a 165 km, six-lane, access-controlled corridor between Greater Noida and Agra, extendable to eight lanes, according to the Yamuna Expressway Industrial Development Authority (YEIDA). YEIDA says its notified area covers about 2,689 sq km across six districts and that it is developing about 25,000 hectares along the road. Most farm land along the expressway sits inside or near that area, so authority plans, acquisition and allotment matter more here than in an ordinary village market. Our estimate is ₹1–5 crore per acre*, indicative only, with the top end near the expressway and the airport and the low end in interior villages.

The biggest change is the Noida International Airport at Jewar. Outlook Traveller reported (page updated 2 May 2026) that commercial flights would begin on 15 June 2026, with IndiGo first and Akasa Air and Air India Express expected to follow, and later search results reported the opening; we have not read an official airport or AAI page, so confirm operations. YEIDA also lists a film city, a medical device park, a logistics park and a sports city among its projects (YEIDA website, read October 2026). Widening to eight lanes was at the planning stage in January 2023, when YEIDA asked the toll operator for a detailed project report (NBM&CW); we found no approval.

Read the Gautam Buddha Nagar district page and the state-wise land laws guide first. Farm land in Uttar Pradesh is governed by the Zamindari Abolition and Land Reforms Act, 1950, and a change of use needs a Section 143 declaration. Inside the YEIDA area, ask for the YEIDA master plan zone, whether the khasra is acquired, notified or subject to a compensation dispute, and whether YEIDA permission is needed to transfer or build.

Read this before relying on distances

An expressway is a limited-access road: a village a few kilometres away can be far by road if the nearest interchange or underpass is distant. Check the actual approach and the nearest interchange for each khasra, and ask whether the access road is a public road or an authority road.

Agriculture & terrain

Soil, crops & water in Yamuna Expressway

The corridor runs through flat alluvial farm land; typical crops are wheat, paddy, sugarcane and mustard, with the exact mix varying by village.

Soil & crops

The expressway runs across the flat Yamuna alluvial plain, where wheat, paddy, sugarcane and mustard are typical crops. We did not fetch village-level soil or crop data, so treat this as general context and obtain a soil report for the plot. Data: Soil Health Card site.

  • Wheat
  • Paddy
  • Sugarcane
  • Mustard

Water

YEIDA lists the Yamuna, Hindon and Kali rivers and groundwater among regional water sources (YEIDA website). We did not check the groundwater category of any block along the corridor, so ask for the borewell depth, water quality and CGWB block category before you pay. Groundwater categories: CGWB.

Mandi price reference

We did not check a mandi price for this corridor. Compare any crop income with the full land cost and the holding period before buying. Live prices: Agmarknet.

Micro-market report — Yamuna Expressway

Why buyers look at Yamuna Expressway

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

An airport on the corridor

Noida International Airport at Jewar was reported to have started commercial flights from 15 June 2026 (Outlook Traveller, May 2026; confirm). That is delivered access, not a price forecast.

Planned industrial and civic projects

YEIDA lists a film city, medical device park, logistics park and sports city among its projects. Status varies by project, so ask for the YEIDA notice.

A long, controlled-access road

The 165 km six-lane expressway links Greater Noida with Agra and is extendable to eight lanes, though widening was only at DPR stage in January 2023.

Authority land is a double edge

YEIDA allotments and acquisitions can lift values near planned sectors, and they can also take land or restrict transfers. Ask YEIDA before you commit.

STRAIGHT TALK

Risks & challenges specific to Yamuna Expressway

Specific to this micro-market, beyond the Gautam Buddha Nagar and Uttar Pradesh-wide points.

Authority acquisition and compensation disputes

YEIDA is acquiring and developing land across a large notified area. Ask whether the khasra is acquired, proposed for acquisition or subject to a compensation dispute, and ask for the YEIDA master plan zone in writing.

Distance from the expressway and airport

Values fall quickly with distance from the road and the airport. A village that looks close on a map may be far by road. Price on the route you can drive today.

Change of land use

Using farm land for a non-farm purpose in Uttar Pradesh needs a declaration under Section 143 of the Zamindari Abolition and Land Reforms Act, 1950, and building inside the YEIDA area may also need YEIDA permission. CONFIRM the current rules with YEIDA and the tehsil.

Limits on who may buy farm land

Uttar Pradesh limits farm-land holdings and the purchase of farm land by non-farmers under the 1950 Act, and the limits have been amended. CONFIRM the current position with a local lawyer and review the khatauni history.

Prices vary widely

Our estimate of ₹1–5 crore per acre* is wide because land next to the expressway or the airport and interior land can differ several times over. Rely on the circle rate and recent registered sale deeds.

Stamp duty and the circle rate

Duty is charged on the higher of the deal value and the circle rate. We did not read the current Gautam Buddha Nagar circle-rate notification or the Uttar Pradesh stamp duty rate, so ask the Sub-Registrar which rate applies and whether the village is in a YEIDA or municipal limit.

NRIs and OCIs cannot buy farm land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Uttar Pradesh included. They can buy residential and commercial land in approved areas, so a farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
