How to view, download and obtain a certified copy (नकल) of a khatauni in Uttar Pradesh, and which copy a bank or court will accept.

Farmland India Reviewed · Updated October 2026 · Official portals linked below

A khatauni nakal (खतौनी नकल) is a copy of the record of rights. UP Bhulekh lets you view one on screen without logging in, and it also lists an option to obtain a certified copy by online payment. This page explains which copy to use, how to view and print it and how to get the certified one.

Ask the office that will receive the copy which of the three it accepts. Requirements differ between banks, courts and registrars.

Step-by-step: view and print the khatauni online

  1. Open UP Bhulekh and use the Bhulekh services menu.
  2. Choose the option to view the khatauni (अधिकार अभिलेख) copy.
  3. Select District, then Tehsil, then Village.
  4. Pick a search tab: khasra/gata number, khata number, khatedar name, land category or mutation date.
  5. Choose the current khatauni or an earlier fasli year.
  6. Open the record and print or save it.

This is an information copy. Say so when you share it.

Step-by-step: certified copy

  1. On UP Bhulekh, open the Bhulekh services menu and choose the option to obtain a certified khatauni copy by online payment.
  2. Sign in or register if the portal asks you to.
  3. Select the district, tehsil, village and plot or account details.
  4. Review the entry, pay the fee shown on the portal and keep the receipt.
  5. Download the certified copy once it is issued.

If the online route does not work for your village, apply at the tehsil record room with the plot details and ID. You can also use e-District UP for related citizen services.

Do not rely on a fee quoted elsewhere

The portal shows the fee at the time of payment. Use that figure, not a number from a blog or an agent.

When the nakal shows something unexpected

  • Name spelled differently: ask for a correction with the identity proof and deed.
  • Old holder still shown: the mutation is pending.
  • Area mismatch: request a field measurement.

See Dakhil Kharij Status UP and correcting errors in online land records.

Check the copy before you use it

  • The village, khasra/gata and khata numbers match your deed.
  • The holder name and parentage match the seller ID.
  • The share and area are correct for a joint holding.
  • The date of issue is recent and visible.

Using a copy for a bank loan or a court filing

Lenders and courts set their own document rules. Ask for the exact list in writing. Many ask for a recent certified khatauni together with the registered deed and an encumbrance certificate. If the office asks for a copy issued by the tehsil, apply there even if you already hold an online print.

Keep the receipt of the online payment and the downloaded file. If a copy is rejected, note the reason and the officer's name so you can fix the exact gap. See the encumbrance certificate guide for the other paper that is usually asked for.

Checklist before you submit a copy anywhere

  1. Ask the receiving office whether an online print or certified copy is accepted.
  2. Check the khasra number, names and area on the copy.
  3. Keep the date of issue visible.
  4. Make two sets: one to submit and one for your file.

Common mistakes

  • Submitting an online print where a certified copy is required.
  • Using an old copy for a fresh loan application.
  • Not checking the village name on the copy.

Frequently Asked Questions

What does nakal mean in a land record?
Nakal (नकल) means a copy. A khatauni nakal is a copy of the khatauni entry for a holder or plot.

The UP Bhulekh services menu lists an option to obtain a certified khatauni copy by online payment. If it does not work for your village, apply at the tehsil.
How much does a khatauni nakal cost?
The portal shows the fee when you pay. Use that amount rather than a figure from another website.
Do I need to log in to view a khatauni?
No login is needed to view the khatauni on screen. You may need to sign in for the certified copy.
How recent should the copy be?
Banks and offices usually want a recent copy. Ask the receiving office how recent it must be.
What if my plot is not on the portal?
Ask the tehsil record room for the manual register entry. Digitisation can be incomplete for some villages.
