Farmland India Reviewed · Updated November 2026 · Official sources linked below

AnyROR (Any Record of Rights Anywhere) at anyror.gujarat.gov.in is the Gujarat Revenue Department's portal for viewing the 7/12 Satbara (સાત બાર), the 8A khata (ખાતા) extract and VF-6 entry details for rural land, and property cards for city survey land. Viewing is free, and digitally signed copies with an e-sign and e-seal can be obtained through the portal or at e-Dhara and Jan Seva centres. For a buyer, the 7/12 shows who holds the land today, and the VF-6 entries show how they came to hold it.

At a glance

Gujarat keeps two separate online channels. AnyROR is for looking up records. i-ORA (Integrated Online Revenue Applications) is for applying to change them, for example to record inheritance or seek non-agricultural permission.

VF-7 (7/12), 8A and VF-6 explained

Gujarat's rural records are kept as numbered village forms (VF), maintained by the Talati (તલાટી) of each village. Three of them matter most to a buyer.

VF-7 and VF-12, together the 7/12. Like Maharashtra, Gujarat combines two village forms on one sheet. The upper part identifies the land by survey or block number and shows area, assessment, tenure, the holders and their khata number, and other rights and charges such as loans. The lower part records crops and cultivation. Holder names and charges usually carry an entry number, which points to the VF-6 entry that created them.

8A (khata extract). The 8A is holder-wise. It lists every survey number held under one khata in the village, with the total area and land revenue. Use it to see whether the seller holds more land in the village, and whether the khata is shared with family members who would also have to sign.

VF-6, the entry register (Hakk Patrak, હક્ક પત્રક). VF-6 is the register of mutation entries. Every change to the 7/12, such as a sale, inheritance (Varsai, વારસાઈ), partition, gift, loan charge or its release, is first written here as a numbered entry and then decided by the revenue officer. Each entry shows its type, the parties, the survey numbers affected and whether it was certified, rejected or is still pending. Our mutation guide explains why this history matters.

Area in Gujarat records is usually shown in hectare, are and square metre. To compare with a quote in bigha or vigha, use our acre to bigha guide for Gujarat.

Rural vs urban records

AnyROR splits its records into two groups, and picking the wrong one is the most common reason a search fails.

  • Rural land records cover agricultural land in villages: the 7/12, 8A, VF-6 entries and older scanned records. You search by district, taluka, village and survey or block number.
  • Urban land records cover land that has been surveyed by a City Survey office. Here the record is a property card, and you search by district, City Survey office, ward and city survey number.

Farmland on the edge of a growing town can move from the rural set to the urban set after a city survey. If you cannot find a parcel in one, try the other, and ask the seller which office holds the current record.

Step by step: view a 7/12 and VF-6

  1. Open anyror.gujarat.gov.in and choose the rural land records section.
  2. Choose the record you want: the 7/12, the 8A or VF-6 entry details.
  3. Pick the district, taluka and village from the lists. Village names are in Gujarati, so match carefully.
  4. Enter the survey or block number for a 7/12, or the khata number for an 8A. For VF-6, enter the entry number shown on the 7/12, or look up entries for the survey number.
  5. Complete the captcha and open the record.
  6. On the 7/12, list every entry number shown against holder names and charges. Open each of those VF-6 entries and read them in date order.

Check the status of each entry

A VF-6 entry that is still pending or was rejected has not changed the record in law. If the seller's name came in through such an entry, stop and ask a local advocate before paying anything.

Digitally signed copies

The free view is for information. When a bank, registrar or court needs a copy, use the digitally signed record service. The Revenue Department provides computerised copies of VF-6, the 7/12 and 8A certified with an e-sign and e-seal, with a QR code that lets the receiving office check the copy without a physical signature or stamp.

  1. On AnyROR, open the digitally signed record service and sign in with your mobile number and OTP.
  2. Choose the record type, then the district, taluka, village and survey or khata number.
  3. Pay the fee shown, if any, and download the signed PDF.

You can also get the same signed copies at an e-Dhara centre in the taluka office or a Jan Seva centre. We could not confirm the current fee from an official page, so check it at the time of applying. The state also offers e-seal-certified property card copies online for urban records.

i-ORA: applying for changes

AnyROR is read-only. To change a record, Gujarat uses i-ORA at iora.gujarat.gov.in, which handles more than 36 revenue services online, including inheritance (Varsai) entries, non-agricultural (NA) permission and land measurement. A state government update in December 2025 reported more than 17.9 lakh applications processed on i-ORA between 2022 and 18 December 2025.

If you are buying, the seller may need to use i-ORA before the sale, for example to record heirs after a death in the family. Make sure any such entry is certified, not just applied for. Rules on who can buy agricultural land in Gujarat are covered in our agricultural land rules for Gujarat.

What to check before you rely on it

  • All holders signing. Every holder on the 7/12 and the 8A khata is normally a party to the sale.
  • Tenure. Land shown under new or restricted tenure can need permission before sale. Ask a local advocate what the tenure entry means for your deal.
  • Charges. Loans and charges on the 7/12 need a release entry in VF-6 before or at registration.
  • Pending entries. Any pending VF-6 entry on the survey number means the record may still change.
  • Area and map. Match the 7/12 area to the sale draft and to the ground, using our guide on matching a record to a plot on the map.
  • Record is not title. The 7/12 is a revenue record. Title rests on the chain of registered deeds; see how to check land title.

Farmland India ("the Platform"), operated by Bulk Procure Private Limited, is a digital marketplace for listing agricultural land, farmhouse and plotted development projects. The Platform is not a real estate broker, agent or intermediary under RERA or any other applicable law, and does not act for either party to a transaction.

Listings are submitted by developers, owners and their authorised representatives. Before publication, the Platform carries out a documentary review of the material supplied and records what was sighted. That review is limited to the documents made available to us at that time. It is not a title investigation, not a legal opinion, and not a warranty of title, approvals, or the accuracy of any information supplied by a lister. The Trust Score is an internal assessment produced from that review and is intended as a research aid, not as a guarantee of outcome.

Every buyer must carry out independent due diligence before any transaction — including verification of land records, encumbrance searches, approvals and regulatory compliance — through their own advocate and chartered accountant. Any legal or advisory professional introduced through the Platform is engaged directly by the user, on that professional's own terms; the Platform does not employ, supervise or accept responsibility for their work.
