Acre to Bigha (Vigha) in Gujarat: Converter Table (2026)

A conditional acre to bigha table for Gujarat built on the commonly quoted 17,424 sq ft bigha, clearly flagged as not yet verified, with fixed acre, square yard, hectare and guntha columns, the formula, worked examples and the steps to find your village's real bigha.

Farmland India Reviewed · Updated October 2026 · Tool page: static reference tables

An acre is 4,840 square yards everywhere. A bigha (વીઘા / बीघा) in Gujarat is commonly quoted at 17,424 sq ft, but Farmland India has not verified that figure on an official source. This page gives the fixed conversions, a bigha table that is openly conditional on the quoted figure, and the lookup steps to find the bigha your 7/12 utara (VF-7) and 8A actually implies.

Read this first: the figure is not verified

Rates not yet verified

Rates not yet verified by Farmland India: confirm on AnyRoR (anyror.gujarat.gov.in), the Gujarat Revenue Department record portal before relying on them. The figures on this page for this state are commonly quoted trade figures, not values we read on an official revenue page. Use the lookup steps below to find the definition that applies to your village before you price land.

Our own published research, including Bigha size by state comparison table, does not give a Gujarat bigha (વીઘા / बीघा) size, because no revenue department page, Act or gazette we could open fixes one. Trade and converter sites commonly quote 17,424 sq ft per bigha for Gujarat. This page uses that commonly quoted figure only as a labelled assumption so that you can test a seller's bigha count against it. Every bigha figure below carries the condition "if 1 bigha = 17,424 sq ft". The acre, square yard, square foot and hectare figures are fixed and need no condition.

Converter sites most often give the Gujarat vigha (bigha) as 17,424 sq ft, which is exactly 0.4 acre, so 2.5 vigha to the acre; a few quote figures near 17,427 sq ft or a Saurashtra vigha of a different size. We did not find a Gujarat revenue source fixing any of these. The 7/12 utara gives the area in hectare-are-square metre, which is fixed.

Acre to bigha table for Gujarat (conditional)

Read the first four columns as fact. Read the bigha and vasa columns as "what the count would be if the commonly quoted figure applies to your village". The last column, guntha, is the fixed unit that lets you cross-check any local quote.

The status column is the most important column on this page. A unit marked fixed can be used in a contract without further proof. A unit marked not verified must be defined in writing by the seller and confirmed by the revenue office before it appears in any document you sign. For the general principles see land measurement units in India.

Formula and lookup method

  • Square yards = Acre × 4,840; Square feet = Acre × 43,560; Hectare = Acre × 0.404686
  • Bigha (conditional) = Square yards ÷ (square yards per local bigha). With the commonly quoted figure, Bigha = Acre × 2.5
  • Vasa = Bigha × 20, if the 20-per-bigha convention holds in your village
  • To go back: Acre = Bigha × (square yards per local bigha) ÷ 4,840

Because the local bigha is unverified, the real tool on this page is the lookup method. Use these steps to find the definition that applies to your plot:

  1. Open AnyRoR (anyror.gujarat.gov.in), the Gujarat Revenue Department record portal and pull the 7/12 utara (VF-7) and 8A for the khasra or survey number.
  2. Read the area column and note the unit. Where it is hectare, are or square metre, that figure is the legal area and is fixed.
  3. Ask the seller for the bigha count and the square feet per bigha they are using, in writing.
  4. Divide the record's area in square yards by the seller's bigha count. The result is the bigha that seller means. Compare it with 17,424 sq ft and with the table above.
  5. Ask the circle officer, patwari or revenue inspector for the village's bigha and vasa definition, and keep the answer with your file.
  6. Write the price per square yard, per guntha or per hectare in the agreement. Let the bigha appear only as a description.

Never sign on a bigha count alone

In Gujarat the bigha is a trade unit, not the unit the record is kept in. A sale deed that recites hectares or square metres from the record, with the bigha count as a description, protects you if the two later disagree.

Three worked examples

All three examples use the commonly quoted 17,424 sq ft bigha and are illustrative. Replace the bigha size with the one your record or revenue office gives you.

Example 1: 3 acres. 3 × 4,840 = 14,520 sq yd = 130,680 sq ft = 1.214 hectare (all fixed). If 1 bigha = 17,424 sq ft (1,936 sq yd), that is 14,520 ÷ 1,936 = 7.5 bigha, or about 150 vasa. In guntha the plot is 120 guntha, which needs no condition.

Example 2: a seller quotes 10 bigha at Rs 15 lakh per bigha. If the bigha is 17,424 sq ft, the plot is 174,240 sq ft = 19,360 sq yd = 4 acre, and Rs 1.5 crore works out to Rs 37.5 lakh per acre. If the village bigha is actually 10 per cent smaller, the same Rs 1.5 crore buys 3.6 acre and the rate per acre rises to Rs 41.7 lakh. The record's hectare figure settles which is true.

Example 3: a record showing 1.2500 hectare. 1.25 × 2.47105 = 3.0888 acre = 14,949.9 sq yd (fixed). If the seller says this is 8 bigha, the implied bigha is 1,868.7 sq yd, close to the commonly quoted 1,936 sq yd, so the quote is consistent. If the seller says it is 12 bigha, the implied bigha is 1,245.8 sq yd, and you need to know why.

District comparison

We could not confirm district-level bigha sizes for Gujarat from an official source. The table below records only what a buyer is likely to hear, so that an unexpected figure prompts a question rather than a signature.

AreaWhat you are likely to hear
North and central Gujarat (Ahmedabad, Gandhinagar, Mehsana)Vigha commonly quoted at 17,424 sq ft; records in hectare-are-sq m
Saurashtra and KutchTrade quotes sometimes use a different vigha; guntha and acre are common
Every districtThe 7/12 area is in hectare-are-sq m, which is fixed

How to use this with your 7/12 utara (VF-7) and 8A

  1. Pull the 7/12 utara (VF-7) and 8A from AnyRoR (anyror.gujarat.gov.in).
  2. Read the area unit. Convert hectare to square yards (× 11,959.9) and acres (× 2.47105); convert square metres to square yards (÷ 0.836127).
  3. Find the acreage in the table above and read the fixed columns. Compare the conditional bigha column with the seller's count.
  4. If the counts differ, compute the seller's implied bigha as described in the method, and get the village definition from the revenue office in writing.
  5. Check the map and have the plot measured on site before the main payment. See how to verify land title, the land due diligence checklist and state-wise agricultural land purchase rules.

What this page does not confirm

We did not open any Gujarat revenue department page, Act or gazette that fixes the size of a bigha or its sub-units, and our own live research pages say the same. The 17,424 sq ft figure is a commonly quoted trade figure and is labelled as unverified wherever it appears. The 20-per-bigha division of the vasa is a common local convention, not a rule we read in an official text. The fixed columns (acre, square yard, square foot, hectare) are the only figures on this page that can be relied on without further checks. This page will be updated if an official Gujarat definition is located. For the all-state picture see our bigha size by state comparison table.

Frequently Asked Questions

How many bigha in one acre in Gujarat?
If the commonly quoted 17,424 sq ft bigha applies, 2.5 bigha. We have not verified that figure on an official Gujarat source, and local sizes vary, so confirm the village bigha before relying on it.
How many square feet is one bigha in Gujarat?
Trade sources commonly quote 17,424 sq ft. Farmland India has not verified this on an official page. Check the record's hectare figure against the seller's bigha count to find the real size.
How many vasa in a Gujarat bigha?
Commonly 20, but this is a local convention, not a rule we read in an official text. The vasa size moves with the bigha.
Which figure does this page default to?
None. The bigha column is conditional on the commonly quoted 17,424 sq ft figure and is labelled unverified. The fixed columns are acre, square yard, square foot, hectare and guntha.
What unit is the Gujarat land record kept in?
The 7/12 utara (VF-7) and 8A normally gives area in hectares or square metres (or guntha where that is the local fixed unit). That figure is the legal area. Bigha is a trade description.
How do I find the real bigha size for my village in Gujarat?
Divide the record's area in square yards by the seller's bigha count, then ask the patwari, circle officer or revenue inspector to confirm the village bigha in writing.
How do I convert hectares to bigha?
Multiply hectares by 2.47105 for acres, then by 2.5 if the commonly quoted bigha applies. One hectare would be about 6.18 bigha on that assumption.
Is the Gujarat bigha the same as the Rajasthan or UP bigha?
Not necessarily. The commonly quoted Gujarat figure of 17,424 sq ft equals the Rajasthan kachcha bigha of 17,424 sq ft, but local practice differs and none of it is verified here.
Why does this page not just give the number like other sites?
Because no official source we could open fixes it, and a wrong bigha size changes the price per acre by a large margin. We would rather show the condition than hide it.
Can I use this page for land outside Gujarat?
No. Bigha sizes differ by state. Use our state pages for Uttar Pradesh, Rajasthan, Himachal Pradesh and Uttarakhand, where the figures come from our own published research.
