Bigha to Acre Converter: All-State Table (2026)

Convert bigha and biswa into acres for every bigha size used in Uttar Pradesh, Rajasthan, Himachal Pradesh and Uttarakhand, from a quarter bigha to 100 bigha, with the formula and worked examples.

Farmland India Reviewed · Updated October 2026 · Unit values from our live unit guides, no official state table located

A bigha (बीघा) is 0.625, 0.4, 0.2 or about 0.156 acre depending on the state and district. This converter turns any bigha and biswa figure into acres for all four sizes used on our unit guides, so you can check a seller's quote against the fixed acre figure in the record.

How to read this table

This is the reverse of our acre to bigha converter. You have a figure in bigha (बीघा), usually from a seller, a broker or an older record, and you want acres, because the acre is the fixed unit that purchase ceilings, loan valuations and most comparison prices are written in. One acre is 4,840 square yards or 43,560 square feet, about 0.4047 hectare, in every state.

The bigha is the variable. The four sizes used here come from our live unit guides, which also say that no official conversion table could be located for any state. Each column heading names the states our guides attach to that size. The acre figures are rounded to four decimals; each bigha size is a clean fraction of an acre (0.15625, 0.2, 0.4 and 0.625 acre respectively), so only the 6,806.25 sq ft column loses a digit in rounding.

Rates not yet verified

Rates not yet verified by Farmland India: confirm on Bihar Bhumi (biharbhumi.bihar.gov.in), MP Bhulekh (mpbhulekh.gov.in) or AnyROR Gujarat (anyror.gujarat.gov.in) before relying on them. We could not open an official Bihar, Madhya Pradesh or Gujarat page that fixes the size of a bigha, and our own unit guides give no figure for these three states, so this page prints no bigha value for them. To find the right value: (1) open the record of rights for the exact village on the state portal; (2) read the unit the area column is written in (Bihar records are usually in acre and decimal, MP and Gujarat records in hectare, are and square metre); (3) if the seller quotes bigha, ask the patwari or circle officer for the local bigha-to-hectare ratio in writing; (4) convert only from the official unit in the record, never from the quoted bigha.

Biswa to acre (fractions of a bigha)

Twenty biswa (बिस्वा) make one bigha in every state our guides cover, so each biswa is 0.05 bigha. When a seller says "7 bigha 12 biswa", read 12 biswa from this table and add it to the 7-bigha row above. See what is a biswa for how the unit is written in records.

The formula

Acres = bigha × (square feet in one local bigha) ÷ 43,560.

Equivalent one-step multipliers: × 0.625 for a 27,225 sq ft bigha, × 0.4 for 17,424 sq ft, × 0.2 for 8,712 sq ft, × 0.15625 for 6,806.25 sq ft. If you have square yards instead, use bigha × sq yd per bigha ÷ 4,840; a 3,025 sq yd bigha gives 3,025 ÷ 4,840 = 0.625 acre, the same answer.

To continue to hectares, multiply the acre figure by 0.404686. To go to square feet or gaj directly, use our bigha to square feet converter and bigha to gaj converter.

Three worked examples

Example 1: "12 bigha" offered near Jodhpur, Rajasthan. If the seller means pucca bigha (27,225 sq ft), 12 × 0.625 = 7.5 acres, about 3.035 ha. If he means kachha bigha (17,424 sq ft), 12 × 0.4 = 4.8 acres, about 1.943 ha. The jamabandi (जमाबंदी) will print hectares; whichever of 3.035 or 1.943 it shows tells you which bigha the village uses. Our Rajasthan guide could not confirm a district map of pucca and kachha use, so the record is the only reliable arbiter.

Example 2: "40 bigha" in Hapur district, western UP. Western UP bigha is about 6,806.25 sq ft, so 40 × 0.15625 = 6.25 acres, about 2.529 ha. A buyer who assumed the 27,225 sq ft bigha would expect 25 acres and be wrong by a factor of four. Hapur falls in the belt where our UP guide's western figure applies, but confirm against the khatauni hectare figure.

Example 3: "25 bigha" in Solan district, Himachal Pradesh. Himachal bigha is 8,712 sq ft, so 25 × 0.2 = 5 acres, about 2.023 ha. The same land in kanal would be 40 kanal (5 × 8). For the Himachal purchase permission rules that apply to a non-agriculturist, read Section 118 explained; the area figure that matters there is the one in the official record.

State comparison: acres per bigha

  • Rajasthan: 0.625 acre per pucca bigha, 0.4 acre per kachha bigha. Bigha and biswa in Rajasthan.
  • Uttar Pradesh: 0.625 acre in central and eastern districts, about 0.15625 acre in the western cluster; an unconfirmed intermediate figure of about 9,075 sq ft (0.2083 acre) is noted on our UP guide. Bigha in Uttar Pradesh.
  • Himachal Pradesh: exactly 0.2 acre per bigha; 5 bigha = 1 acre. Bigha and biswa in Himachal.
  • Uttarakhand: about 0.15625 acre per hill bigha (about 3.15 nali), 0.4 acre per plains bigha. Nali, mutthi and bigha in Uttarakhand.
  • Punjab and Haryana: bigha is not the record unit and our guides found conflicting figures (about 8,712 sq ft and a "pukhta" 27,225 sq ft). Convert from kanal: 1 kanal = 0.125 acre. Kanal to acre.
  • Bihar, MP, Gujarat: no value printed; see the callout and dhur, kattha and dismil for Bihar's own sub-units.

How to use this with your document

  1. Write down the bigha figure exactly as quoted, including biswa. Convert biswa to decimal (÷ 20).
  2. Pick the column for the state and, in UP and Uttarakhand, the district cluster. If you are unsure which cluster applies, compute both and see which matches the record.
  3. Open the record of rights and read the hectare or acre figure. Multiply hectares by 2.47105 to get acres. Our guide to checking land records online lists each state portal.
  4. If the acre figure from the record matches one of your two computations, you now know the local bigha. If it matches neither, the village uses a bigha not on this page, or the quote includes land outside the khasra numbers being sold.
  5. Put the official-unit area in the agreement to sell and the deed, and state the bigha equivalent only as a bracketed convenience figure. See reading land area in a sale deed.

Per-bigha price to per-acre price

Divide the quoted price per bigha by the acre-per-bigha figure. Rs 20 lakh per pucca bigha is Rs 32 lakh per acre (20 ÷ 0.625); Rs 20 lakh per western UP bigha is Rs 1.28 crore per acre (20 ÷ 0.15625).

Frequently Asked Questions

How many acres is one bigha?
0.625 acre for the 27,225 sq ft bigha (Rajasthan pucca, central and eastern UP), 0.4 acre for 17,424 sq ft (Rajasthan kachha, Uttarakhand plains), 0.2 acre in Himachal (8,712 sq ft) and about 0.15625 acre in western UP and the Uttarakhand hills (6,806.25 sq ft).
How many bigha make one acre?
1.6, 2.5, 5 or 6.4 bigha for those same four sizes. Our acre to bigha converter prints the full table.
How many acres is 10 bigha?
6.25 acres (27,225 sq ft bigha), 4 acres (17,424), 2 acres (8,712) or 1.5625 acres (6,806.25).
What is 1 bigha in hectares?
About 0.2529 ha (27,225 sq ft), 0.1619 ha (17,424), 0.0809 ha (8,712) or 0.0632 ha (6,806.25).
How do I handle biswa in the conversion?
Divide biswa by 20 and add to the bigha figure: 7 bigha 12 biswa = 7.6 bigha. Then multiply by the acre-per-bigha figure for your state.
Which bigha does this page use by default?
The 27,225 sq ft bigha, 0.625 acre. It is the largest common bigha, so it gives the highest acre figure for a given bigha count; check the column for your state.
Is there an official bigha to acre table?
We could not open one for any state and our unit guides say the same. Figures here are cross-checked working values; the record of rights is the authority.
Why is the Punjab and Haryana bigha missing?
Records there are in kanal and marla, and our guides found two conflicting bigha figures that could not be resolved. Convert from kanal: 8 kanal = 1 acre.
Can I convert Bihar, MP or Gujarat bigha here?
No. We have not verified those bigha sizes. Bihar records use acre and decimal; MP and Gujarat use hectare and square metre. Convert from the record.
Does the acre figure matter legally?
Yes. State purchase limits and ceiling rules are framed in acres or hectares, never in bigha. See state-wise agricultural land purchase rules for the limits that apply.
