Biswa to Square Feet Converter: All-State Table (2026)

A static biswa to square feet and square yard table for every bigha system on our live pages (UP west, UP east, Rajasthan pucca and kachcha, Himachal, Uttarakhand hill and Terai), with the formula, worked examples and record-reading steps.

Farmland India Reviewed · Updated October 2026 · Tool page: static reference tables

A biswa (बिस्वा) is one twentieth of a bigha, so its size in square feet changes with the bigha: about 340 sq ft in western UP, 1,361.25 sq ft in eastern UP and Rajasthan pucca, 871.2 sq ft in Rajasthan kachcha and the Uttarakhand Terai, and 435.6 sq ft in Himachal Pradesh. This page tabulates all of them from 1 to 100 biswa, gives the formula, three worked examples and how to read a bigha-biswa entry in your record.

Biswa size by state

A biswa (बिस्वा) is one twentieth of a bigha (बीघा) in every system our live pages document, so the biswa is only as fixed as the bigha above it. This page takes the bigha sizes from our live state guides, divides each by 20, and builds the square feet table from there. It does not default to one biswa: six systems are shown side by side, and the state rows that our pages could not settle are marked as such rather than filled with a guess.

Three of the six systems collapse into pairs. The 27,225 sq ft bigha of central and eastern UP is the same as the Rajasthan pucca bigha, so their biswa is the same 1,361.25 sq ft. The Rajasthan kachcha bigha and the Uttarakhand Terai bigha are both 17,424 sq ft, giving an 871.2 sq ft biswa. The small western UP bigha and the Uttarakhand hill bigha are both about 6,806.25 sq ft, giving a 340.31 sq ft biswa. The Himachal biswa of 435.6 sq ft stands alone, and is exactly one hundredth of an acre.

Each cell is biswa × (square feet per bigha ÷ 20). For example the UP West column is biswa × 340.3125, the Rajasthan pucca column is biswa × 1,361.25, and the Himachal column is biswa × 435.6.

Biswa to square yards

Square yards (gaj) are the unit most buyers compare prices in. Divide any square foot figure by 9.

Formula and method

  • Square feet per biswa = Square feet per bigha ÷ 20
  • Square feet = Biswa × (square feet per biswa for your system)
  • Square yards = Square feet ÷ 9
  • Square metres = Square yards × 0.836127
  • Acre = Square feet ÷ 43,560
  • For a bigha-biswa figure: Square feet = (Bigha × 20 + Biswa) × square feet per biswa
  • Biswansi: 20 per biswa where used (UP, HP); its size is the biswa ÷ 20. Our live HP page gives no numeric biswansi, so none is tabulated here

The biswa is the unit that makes bigha-biswa records readable. A jamabandi entry of 2 bigha 7 biswa in Rajasthan pucca is 47 biswa, which is 47 × 1,361.25 = 63,978.75 sq ft. The same 2 bigha 7 biswa in western UP is 47 × 340.3125 = 15,994.69 sq ft, a quarter of the area. Nothing about the written figure tells you which; only the state and the local bigha do. Our What is a biswa explainer covers the unit's background.

Check the biswa count is under 20

A record or quote that says 1 bigha 24 biswa has an arithmetic error or uses a different sub-division. Twenty biswa roll into one bigha in every system on this page.

Three worked examples

Example 1: a 10 biswa plot in a western UP village (5-biswa cluster). 10 × 340.3125 = 3,403.12 sq ft = 378.12 sq yd, about 316.2 sq m. That is half a bigha and 0.0781 acre. A rate of Rs 20,000 per biswa is Rs 529 per sq yd, or about Rs 25.6 lakh per acre.

Example 2: 3 bigha 15 biswa pucca near Jaipur. 3 × 20 + 15 = 75 biswa. 75 × 1,361.25 = 102,093.75 sq ft = 11,343.75 sq yd = 2.3438 acre, about 0.948 hectare. In kachcha the same written figure would be 75 × 871.2 = 65,340 sq ft, only 1.5 acre.

Example 3: a Himachal jamabandi showing 4 bigha 12 biswa. 92 biswa × 435.6 = 40,075.2 sq ft = 4,452.8 sq yd = 0.92 acre exactly, since each Himachal biswa is one hundredth of an acre. In hectares about 0.3723.

Square feet to biswa (reverse table)

Use this when you know the square feet (for example from a sale deed or a builder's plot size) and want the biswa count in each system.

The 43,560 sq ft row is one acre: 128 biswa in the small western UP system, 32 in the large UP or Rajasthan pucca system, 50 in kachcha or Terai, and 100 in Himachal. See the bigha to square feet converter for whole-bigha steps.

The last column shows why a price per biswa is meaningless without the system named. The same Rs 10 lakh buys land at four very different rates per square yard. For how official rates avoid this problem by using square metres, see circle rate versus market rate.

How to use this with your record

  1. Find the area in the khatauni or jamabandi. If it is in bigha-biswa, note both numbers; if it is in hectares, convert to square feet (× 107,639.1).
  2. Identify the state and, within UP, Rajasthan and Uttarakhand, the bigha system. Our state pages help: Uttar Pradesh, Rajasthan, Himachal Pradesh and Uttarakhand.
  3. Convert the bigha-biswa figure to total biswa (bigha × 20 + biswa) and multiply by the square feet per biswa for that system.
  4. If the record also carries a hectare figure, divide its square feet by the total biswa. The result is the biswa that record actually uses; if it matches none of the columns, ask the patwari or lekhpal which bigha the village follows.
  5. Write the price per square yard or per hectare in the agreement and keep the biswa as a description. See how to verify land title.

What this page does not confirm

The biswa sizes here are our live pages' bigha figures divided by 20. None of them was read in a state revenue notification, and our live What is a biswa explainer, written to a stricter standard, declines to print any biswa value for that reason. The Haryana and Punjab rows are left unresolved because our live pages do not settle a bigha for those states and because the word biswa there can also mean a fractional share of a holding rather than an area. Bihar, Madhya Pradesh and Gujarat biswa values are not given because their bigha is unverified. The biswansi is not tabulated. The legal area is always the hectare or square metre figure in the record. For the all-state picture see the bigha size by state comparison table.

Frequently Asked Questions

How many square feet in one biswa?
It depends on the bigha. About 340.31 sq ft in western UP and the Uttarakhand hills, 453.75 sq ft in the intermediate western UP system, 1,361.25 sq ft in central and eastern UP and Rajasthan pucca, 871.2 sq ft in Rajasthan kachcha and the Uttarakhand Terai, and 435.6 sq ft in Himachal Pradesh.
How many biswa in a bigha?
Twenty, in every system our live pages document. The biswa size therefore changes with the bigha.
Which biswa does this page default to?
None. Six systems are tabulated side by side and the state rows our pages could not settle are marked unresolved.
How many biswa in an acre?
128 in the small western UP system, 96 in the intermediate western UP system, 32 in the large UP and Rajasthan pucca system, 50 in Rajasthan kachcha and the Uttarakhand Terai, and 100 in Himachal Pradesh.
Is a Himachal biswa really one hundredth of an acre?
Yes. The Himachal bigha on our live page is 8,712 sq ft, one fifth of an acre, so one biswa is 435.6 sq ft, one hundredth of an acre.
How do I convert 2 bigha 7 biswa to square feet?
Turn it into biswa first: 2 × 20 + 7 = 47 biswa. Then multiply by the square feet per biswa for your system. In Rajasthan pucca that is 47 × 1,361.25 = 63,978.75 sq ft.
What is a biswansi?
One twentieth of a biswa in systems that use it, such as UP and Himachal Pradesh. Our live Himachal page gives no numeric biswansi, so this page does not tabulate it.
Does Haryana or Punjab have a biswa?
Records there use kanal and marla. Our live pages do not settle a bigha for these states, and the word biswa there can mean a share of a holding rather than an area, so this page leaves those rows unresolved.
Why is there no Bihar or MP biswa column?
Because the bigha in those states is not verified on our pages. Our Bihar, Madhya Pradesh and Gujarat acre to bigha pages carry an unverified callout and lookup steps instead.
Is the biswa figure in my record the legal area?
The legal area is the hectare or square metre figure where the record gives one. Bigha-biswa is the traditional description. Where both appear, divide one by the other to learn the record's own biswa.
