Acre to Bigha and Nali in Uttarakhand: Converter Table (2026)

A static acre to nali and acre to bigha table for Uttarakhand covering hill nali, the Terai bigha, the small hill bigha and the Dehradun trade bigha, with the formula, worked examples and khatauni steps.

Farmland India Reviewed · Updated October 2026 · Tool page: static reference tables

An acre is 4,840 square yards everywhere, but in Uttarakhand that is 20.17 nali in the hills, 2.5 bigha in the Terai, 6.4 small hill bigha, or about 5.38 Dehradun bigha. This page puts all four in one table from 1 to 100 acres, with mutthi and biswa, the formula, three worked examples and how to check the unit against your khatauni (खतौनी).

Acre to bigha and nali table for Uttarakhand

Uttarakhand has no single answer to "how many bigha in an acre", because the hill districts measure in nali (नाली) and mutthi (मुट्ठी), the Terai and plains districts use a bigha (बीघा) of 1,936 sq yd, and a smaller hill bigha of 756.25 sq yd also appears. Our Nali, mutthi and bigha in Uttarakhand guide documents these, and the table applies them to 1 to 100 acres. This page defaults to nali for hill land and to the 1,936 sq yd bigha for Terai land, and asks you to confirm which belt your plot is in before using a column.

Square feet, square yards and hectares are fixed. Each local column is acres × 4,840 ÷ the square yards in that unit. The Dehradun column uses a 900 sq yd bigha that Dehradun brokers and owners commonly quote; it is not on our live unit page and is included so that Doon valley quotes can be checked, with the caveat in the last section.

The nali is the workhorse unit in Nainital, Almora, Pauri Garhwal and the Jim Corbett belt. One nali is 240 sq yd (2,160 sq ft), so an acre is 20.17 nali and a hectare is about 49.83 nali. Sixteen mutthi make a nali, and a mutthi is 15 sq yd. Our live page describes the nali figure as well cross-checked for Nainital and the wider Kumaon hill belt and notes that the nali-per-bigha ratio can vary by village, with sources quoting anywhere from about 3.15 to 8 nali per bigha. That spread is exactly why this page converts nali and bigha separately rather than through each other.

The Terai bigha of 1,936 sq yd is the same size as the Rajasthan kachcha bigha, and the hill bigha of 756.25 sq yd is the same as the small western UP bigha. Twenty biswa make a bigha in both. See bigha to square yard, acre and hectare for how these line up across states.

Formula and method

  • Nali = Acre × 4,840 ÷ 240 = Acre × 20.1667
  • Mutthi = Nali × 16
  • Terai bigha = Acre × 4,840 ÷ 1,936 = Acre × 2.5
  • Hill bigha = Acre × 4,840 ÷ 756.25 = Acre × 6.4
  • Dehradun 900 sq yd bigha = Acre × 4,840 ÷ 900 = Acre × 5.3778
  • Acre = count × (sq yd per unit) ÷ 4,840; from hectares, Acre = Hectare × 2.47105

Uttarakhand khatauni (खतौनी) entries on Bhulekh are normally in hectares to four decimals. Convert the hectare figure to square yards (× 11,959.9) and then into the local unit. If the seller's nali or bigha count does not match within a mutthi or a biswa, ask which unit and which size they mean.

Convert nali and bigha to square yards, never to each other

A plot described as 8 nali and the same plot described as 2.5 bigha may both be right if the village uses a 3.2 nali bigha, and both wrong if it uses a different one. Take each to square yards independently and compare there.

Three worked examples

Example 1: 1 acre of hill land in Almora quoted in nali. 4,840 ÷ 240 = 20.17 nali, which is 20 nali and about 2.7 mutthi. In square feet the plot is 43,560 sq ft; in hectares 0.405 ha.

Example 2: a seller in Nainital offers 12 nali. 12 × 240 = 2,880 sq yd = 25,920 sq ft. Divided by 4,840 that is 0.595 acre, or about 2,408 sq m. At Rs 5 lakh per nali the land costs Rs 60 lakh, which is Rs 100.8 lakh per acre.

Example 3: a Haridwar khatauni showing 0.8000 hectare (Terai). 0.8 × 2.47105 = 1.9768 acre = 9,567.9 sq yd. In the Terai bigha that is 4.94 bigha, or 4 bigha 18.8 biswa. Had the plot been in a hill village using the small bigha, the same area would read 12.65 bigha, and in nali 39.87 nali.

Hills versus Terai: district comparison

The practical rule: a quote in nali is almost certainly hill land, a quote in bigha needs the belt named before it means anything, and a Dehradun quote needs the square yards per bigha written down. Buyers from outside the state should also read agricultural land rules in Uttarakhand, since purchase limits are set in area and depend on the correct unit.

How to use this with your khatauni

  1. Pull the khatauni from Bhulekh Uttarakhand. Our guides to khatauni in Uttarakhand and Bhulekh Uttarakhand show the steps.
  2. Read the hectare figure and convert it to square yards (× 11,959.9) and to acres (× 2.47105).
  3. Ask the seller for the local unit and its size in square yards. In the hills ask for the nali figure; in the Terai ask for bigha and biswa; in Dehradun ask for the square yards per bigha.
  4. Find your acreage in the table above and read off the matching column. Check it against the seller's count.
  5. Have the plot shown on Bhu Naksha Uttarakhand and measured on site. Record the price per square yard or per hectare in the agreement. See the land due diligence checklist.

What this page does not confirm

Our live Uttarakhand guide states that it could not find an official Uttarakhand conversion table, and we did not find one for this page. The nali figure is described as well cross-checked for Kumaon; the Terai bigha is inferred; the hill bigha is a comparison figure. The Dehradun 900 sq yd bigha is a locally reported trade figure that we have not verified against a revenue source and that is not on our live unit page. We include it because Dehradun is a major farmhouse market and a buyer needs a way to test a Doon valley quote, but treat its column as a check, not a definition. The hectare figure in the khatauni is the legal area in every case. For the wider picture see the bigha size by state comparison table.

Frequently Asked Questions

How many bigha in one acre in Uttarakhand?
2.5 bigha in the Terai and plains (1,936 sq yd bigha), 6.4 bigha where the small hill bigha of 756.25 sq yd is used, and about 5.38 bigha if a Dehradun quote uses a 900 sq yd bigha. In most hill districts the unit is nali, not bigha.
How many nali in one acre?
About 20.17 nali, since one nali is 240 sq yd and an acre is 4,840 sq yd. One hectare is about 49.83 nali.
How many mutthi in a nali?
Sixteen. One mutthi is 15 sq yd or 135 sq ft.
How many nali make a bigha in Uttarakhand?
It varies by village. Our live guide gives about 3.15 nali for the small hill bigha and notes other sources quoting up to 8. Convert nali and bigha to square yards separately rather than through each other.
What is a Dehradun bigha in square yards?
Dehradun trade quotes commonly use 900 sq yd (8,100 sq ft), which gives about 5.38 bigha per acre. This figure is not on our live unit page and is not verified against a revenue source, so ask for it in writing.
Which unit does this page default to?
Nali for hill land and the 1,936 sq yd bigha for Terai land. Confirm the belt first.
My khatauni is in hectares. How do I get to nali?
Multiply hectares by 2.47105 for acres, then by 20.1667 for nali. For example 0.5 hectare is about 24.92 nali.
Is the Terai bigha the same as the Rajasthan kachcha bigha?
Yes, both are 1,936 sq yd (17,424 sq ft), so 2.5 bigha make an acre in both.
Is there an official Uttarakhand conversion table?
Our live guide could not find one, and neither could we. The figures come from our own published research and local practice; confirm with the patwari for your village.
Does the unit affect how much land an outsider can buy?
The purchase limits in Uttarakhand are set in area, so the correct unit matters when you check whether a plot is within the limit. See our agricultural land rules in Uttarakhand guide.
