Nali to Square Yard Converter: Uttarakhand Table (2026)

A static nali to square yard, square foot, square metre, acre and hectare table from 1 to 1,000 nali, with a mutthi table, the formula, worked examples and how to check a nali count against your khatauni.

Farmland India Reviewed · Updated October 2026 · Tool page: static reference tables

One nali (नाली) is 240 square yards, 2,160 square feet, about 200.7 square metres and about 0.0496 acre, divided into 16 mutthi (मुट्ठी). This page gives the nali to square yard table from 1 to 1,000 nali, a mutthi table, the formula, three worked examples and the steps to check a hill-land quote against the khatauni (खतौनी).

Nali to square yard table (1 to 1,000 nali)

The nali (नाली) is the everyday land unit of the Uttarakhand hills. Our Nali, mutthi and bigha in Uttarakhand guide gives one nali as 240 square yards (gaj), which is 2,160 square feet, about 200.7 square metres and about 0.0496 acre, divided into 16 mutthi (मुट्ठी). This page uses that 240 sq yd nali throughout. Square yards, square feet, acres and hectares are fixed conversions; the only local assumption is the nali itself.

Each row is nali × 240 for square yards, × 2,160 for square feet, × 200.67 for square metres, ÷ 20.1667 for acres and × 16 for mutthi. Hectares use 1 acre = 0.404686 hectare and are rounded to four places.

Mutthi to square yard table

Hill records and sale talk often give an area as so many nali and so many mutthi, for example 12 nali 8 mutthi. Use this table for the mutthi part and add it to the nali row above.

A mutthi is 15 sq yd or 135 sq ft, so 8 mutthi is half a nali (120 sq yd) and 4 mutthi is a quarter (60 sq yd).

Formula and method

  • Square yards (gaj) = Nali × 240
  • Square feet = Nali × 2,160 (because 1 sq yd = 9 sq ft)
  • Square metres = Nali × 200.67 (1 sq yd = 0.836127 sq m)
  • Acre = Nali × 240 ÷ 4,840 = Nali ÷ 20.1667
  • Hectare = Acre × 0.404686, so 1 nali = about 0.02007 hectare and 1 hectare = about 49.83 nali
  • Mutthi = Nali × 16; Nali = Mutthi ÷ 16
  • Reverse: Nali = Square yards ÷ 240

For a nali-mutthi figure, convert each part and add: 12 nali 8 mutthi = 12 × 240 + 8 × 15 = 2,880 + 120 = 3,000 sq yd. For the square yard, gaj and square foot relationship see gaj vs square yard vs square foot and the gaj to square feet converter.

Quote hill land per square yard, not per nali

Two villages can mean slightly different nali. A price per square yard, derived from the khatauni's hectare figure, is the only rate that can be compared across plots.

Three worked examples

Example 1: an 8 nali plot near Mukteshwar. 8 × 240 = 1,920 sq yd = 17,280 sq ft = about 1,605 sq m. That is 0.397 acre, about 0.161 hectare, or 128 mutthi. If the asking price is Rs 4 lakh per nali, the plot is Rs 32 lakh and the rate is Rs 1,667 per sq yd.

Example 2: a 25 nali 12 mutthi holding in Almora. 25 × 240 = 6,000 sq yd, plus 12 × 15 = 180 sq yd, total 6,180 sq yd = 55,620 sq ft = 1.277 acre. In hectares about 0.5167.

Example 3: a khatauni showing 0.3500 hectare. 0.35 × 2.47105 = 0.8649 acre = 4,186 sq yd. Divided by 240 = 17.44 nali, which is 17 nali and about 7.1 mutthi. If the seller calls it 17 nali 7 mutthi, the quote matches the record. If the seller calls it 20 nali, the implied nali is only 209.3 sq yd; if 15 nali, it is 279.1 sq yd. Either way the seller's nali is not 240 sq yd and you need to know why before pricing.

Square yards, acres and bigha to nali

Use this to turn a figure in another unit into nali for a hill-land conversation. The bigha rows convert by area only; our live guide stresses that the nali-per-bigha ratio varies by village, so these are checks, not local rules.

Because the nali-per-bigha ratio moves, convert each unit to square yards separately and compare there. Hill land also carries purchase limits for outsiders that are set in area; see agricultural land rules in Uttarakhand.

How to use this with your khatauni

  1. Pull the khatauni from Bhulekh Uttarakhand; see khatauni in Uttarakhand.
  2. Read the hectare figure and convert it to square yards (× 11,959.9).
  3. Divide by 240 for nali, and turn the fraction into mutthi (× 16).
  4. Compare with the seller's nali count. A gap of more than a mutthi or two means a different nali or a different plot; ask for the khasra and the Bhu Naksha map.
  5. Have the plot measured on site and write the price per square yard in the agreement. See how to verify land title and the land due diligence checklist.

What this page does not confirm

We did not find an official Uttarakhand table that fixes the nali, and our live guide says the same. The 240 sq yd nali is our published figure, described as well cross-checked for Kumaon, and the 16-mutthi division is the convention our guide records. The exact nali can vary by village, and the nali-per-bigha ratio varies more. The Dehradun 900 sq yd bigha used in one reverse-table row is a locally reported trade figure that is not on our live page. The legal area is always the hectare figure in the khatauni. For the all-India context see land measurement units in India.

Frequently Asked Questions

How many square yards is one nali?
240 square yards (gaj), per our live Uttarakhand guide. That is 2,160 sq ft or about 200.7 sq m.
How many square feet is one nali?
2,160 sq ft, because 240 sq yd × 9 = 2,160.
How many nali in one acre?
About 20.17 nali, since an acre is 4,840 sq yd and a nali is 240 sq yd.
How many nali in one hectare?
About 49.83 nali. One hectare is 11,959.9 sq yd, and 11,959.9 ÷ 240 = 49.83.
How many mutthi in a nali?
Sixteen. One mutthi is 15 sq yd or 135 sq ft.
How many nali make a bigha?
It varies by village. The small hill bigha of 756.25 sq yd is about 3.15 nali; other sources quote up to 8 nali per bigha. Convert both to square yards instead of converting between them.
Is the nali the same everywhere in Uttarakhand?
Our live guide says the 240 sq yd figure is well cross-checked for Nainital and the Kumaon hill belt but that the exact size can vary by village. The Terai uses bigha, not nali.
How do I convert a nali-mutthi figure?
Multiply nali by 240 and mutthi by 15, then add. For example 12 nali 8 mutthi = 2,880 + 120 = 3,000 sq yd.
Is nali the unit in my khatauni?
Usually not. Uttarakhand khatauni entries are normally in hectares. Convert the hectare figure to square yards and then to nali to check the seller's count.
Is there an official nali conversion table?
Our live guide could not find one and neither could we. Confirm the village nali with the patwari and record the price per square yard.
