Bigha to Gaj Converter: All-State Table (2026)

Convert bigha and biswa into gaj (square yards) for every bigha size used in UP, Rajasthan, Himachal and Uttarakhand, with a reverse table for common NCR plot sizes, the formula and worked examples.

Farmland India Reviewed ยท Updated October 2026 ยท Unit values from our live unit guides, no official state table located

A gaj (เค—เคœ) is one square yard everywhere; a bigha (เคฌเฅ€เค˜เคพ) is 3,025, 1,936, 968 or 756.25 gaj depending on the state and district. This converter prints bigha and biswa in gaj for all four sizes our unit guides define, plus a reverse table for 50 to 4,840 gaj plots.

How to read this table

Gaj (เค—เคœ) is the everyday word for a square yard across Delhi NCR, Haryana, Punjab, Rajasthan and western UP. One gaj is one square yard, which is 9 square feet or about 0.8361 square metres; see gaj vs square yard vs square foot for why the terms are interchangeable. A bigha (เคฌเฅ€เค˜เคพ), by contrast, changes size from state to state. So "how many gaj in a bigha" has four answers in the states we cover: 756.25, 968, 1,936 and 3,025 gaj.

The bigha sizes come from our live unit guides for Uttar Pradesh, Rajasthan, Himachal Pradesh and Uttarakhand. Each of those pages says it could not locate an official state conversion table, so the values are well cross-checked working figures, not law. The table is for screening; the record of rights decides.

Gaj figures are convenient because the historic bigha sizes were set as squares of whole or half yards: 55 ร— 55 = 3,025; 44 ร— 44 = 1,936; and 27.5 ร— 27.5 = 756.25. The Himachal bigha at 968 gaj is one-fifth of the 4,840-gaj acre rather than a perfect square.

Default on this page: the 3,025 gaj bigha (27,225 sq ft), which is Rajasthan pucca and the central and eastern UP figure.

Rates not yet verified

Rates not yet verified by Farmland India: confirm on Bihar Bhumi (biharbhumi.bihar.gov.in), MP Bhulekh (mpbhulekh.gov.in) or AnyROR Gujarat (anyror.gujarat.gov.in) before relying on them. We could not open an official Bihar, Madhya Pradesh or Gujarat page that fixes the size of a bigha, and our own unit guides give no figure for these three states, so this page prints no bigha value for them. To find the right value: (1) open the record of rights for the exact village on the state portal; (2) read the unit the area column is written in (Bihar records are usually in acre and decimal, MP and Gujarat records in hectare, are and square metre); (3) if the seller quotes bigha, ask the patwari or circle officer for the local bigha-to-hectare ratio in writing; (4) convert only from the official unit in the record, never from the quoted bigha.

Biswa to gaj

Twenty biswa make a bigha everywhere our guides look, so one biswa is 37.8125, 48.4, 96.8 or 151.25 gaj. The 1 to 19 biswa table lets you convert a mixed quote such as "3 bigha 14 biswa" by adding the biswa row to the bigha row.

The formula

Gaj = bigha ร— (square feet in one local bigha) รท 9, or more directly gaj = bigha ร— gaj-per-bigha where gaj-per-bigha is 3,025, 1,936, 968 or 756.25.

Reverse: bigha = gaj รท gaj-per-bigha. From gaj to square feet multiply by 9 (our gaj to square feet converter has the full table); to square metres multiply by 0.836127; to acres divide by 4,840.

The reverse table below converts the plot sizes NCR buyers meet most often into bigha under each size. It shows why a "500 gaj farmhouse plot" is a sixth of a pucca bigha but two-thirds of a western UP bigha.

Three worked examples

Example 1: a Rajasthan seller near Jaipur offers "2 bigha 10 biswa" and the buyer thinks in gaj. 10 biswa is 0.5 bigha, so 2.5 bigha. In pucca bigha, 2.5 ร— 3,025 = 7,562.5 gaj (68,062.5 sq ft). In kachha bigha, 2.5 ร— 1,936 = 4,840 gaj, exactly one acre. The difference between the two readings is 2,722.5 gaj, more than half an acre, so the buyer must establish which bigha the jamabandi reflects before discussing price per gaj.

Example 2: a "3 bigha" plot on the Meerut side of the Delhi border, western UP. 3 ร— 756.25 = 2,268.75 gaj (20,418.75 sq ft), about 0.47 acre. Developers in this belt often resell such land as 200 or 250 gaj plots; 2,268.75 gaj yields about nine 250-gaj plots before roads, or six to seven after a 30 percent road and open-space deduction. See gaj, square yard and square foot in Delhi NCR.

Example 3: a 4 bigha orchard in Kullu district, Himachal Pradesh. 4 ร— 968 = 3,872 gaj (34,848 sq ft), which is 0.8 acre or 6.4 kanal. Because Himachal bigha is exactly 968 gaj, any Himachal bigha quote should multiply to a figure divisible by 968; a quote that produces an odd gaj total has probably been rounded or mixed with kanal.

State comparison: gaj per bigha

  • Rajasthan: 3,025 gaj pucca, 1,936 gaj kachha. District split unconfirmed on our guide. See acre to bigha in Rajasthan.
  • Uttar Pradesh: about 756.25 gaj in the western cluster, 3,025 gaj in central and eastern UP; an unconfirmed intermediate figure of about 1,008 gaj (9,075 sq ft). See acre to bigha in Uttar Pradesh.
  • Himachal Pradesh: 968 gaj. See acre to bigha in Himachal Pradesh.
  • Uttarakhand: about 756 gaj hill bigha (about 3.15 nali, where one nali is 240 gaj), 1,936 gaj plains bigha. See nali to square yard.
  • Punjab and Haryana: records use marla (30.25 gaj) and kanal (605 gaj); bigha figures are disputed on our guides. See kanal to marla.
  • Delhi: plots are quoted in gaj directly; the bigha appears only in older rural records. Bigha values for Delhi are not defined on our guides and are not printed here.
  • Bihar, MP, Gujarat: no value; see the callout.

How to use this with your document

  1. Read the area in the official record. UP and Uttarakhand khatauni and Rajasthan jamabandi entries are mostly in hectares; multiply hectares by 11,959.9 to get gaj (10,000 รท 0.836127).
  2. Divide the gaj figure by the seller's bigha count to find the bigha size in use. Match it to a row in the first table. A result near 3,025, 1,936, 968 or 756 tells you which bigha; anything else needs an explanation.
  3. For a plotted development, compare the per-plot gaj on the brochure with the layout approved by the development authority. Read how to check RERA registration of a plotted project before paying for a plot carved from bigha land.
  4. Convert the quoted price to per gaj: total price รท gaj from the record. Compare it with the circle rate, which in NCR is usually published per square metre or per square yard; see circle rate vs market rate.
  5. Write the official-unit area in the deed and add gaj in brackets only.
โœ“

Gaj in a deed should be square yards, not running yards

A gaj is an area unit (one square yard). If a deed or map lists a plot as 20 gaj by 30 gaj, those are lengths in yards, and the area is 600 square yards (600 gaj). Make sure the deed says which.

Frequently Asked Questions

How many gaj are in one bigha?
3,025 gaj (27,225 sq ft bigha: Rajasthan pucca, central and eastern UP), 1,936 gaj (17,424 sq ft: Rajasthan kachha, Uttarakhand plains), 968 gaj (Himachal) or 756.25 gaj (western UP, Uttarakhand hills), per our unit guides.
Is gaj the same as square yard?
Yes. In land dealing across North India one gaj equals one square yard, which is 9 square feet or about 0.8361 square metres.
How many gaj in a biswa?
One-twentieth of the bigha: 151.25, 96.8, 48.4 or 37.8125 gaj for the four sizes above.
How many bigha is 500 gaj?
About 0.1653 pucca bigha, 0.2583 kachha bigha, 0.5165 Himachal bigha or 0.6612 western UP bigha.
How many bigha is one acre in gaj terms?
One acre is 4,840 gaj, which is 1.6 bigha of 3,025 gaj, 2.5 bigha of 1,936 gaj, 5 bigha of 968 gaj or 6.4 bigha of 756.25 gaj.
Which bigha does this page default to?
The 3,025 gaj (27,225 sq ft) bigha. Switch column if your land is in western UP, the Uttarakhand hills, Himachal or a kachha-bigha area.
Is there an official gaj-per-bigha figure?
We could not open an official state table, and our unit guides report the same. Use the record of rights for the village as the authority.
How many gaj in a Punjab or Haryana bigha?
Disputed on our guides (about 968 gaj or a pukhta bigha of about 3,025 gaj). Records there use marla (30.25 gaj) and kanal (605 gaj); convert from those.
Can I convert Bihar, MP or Gujarat bigha to gaj here?
No bigha value is printed for those states because we have not verified one. Convert from the acre, decimal or hectare figure in the record.
How do I convert gaj to square metres?
Multiply by 0.836127. A 3,025 gaj bigha is about 2,529.3 sq m; a 200 gaj plot is about 167.2 sq m.
