Hectare to Bigha Converter: All-State Table (2026)

Convert the hectare figure in a khatauni or jamabandi into bigha for every bigha size used in UP, Rajasthan, Himachal and Uttarakhand, from 0.01 to 100 hectares, with the formula and three worked examples.

Farmland India Reviewed · Updated October 2026 · Unit values from our live unit guides, no official state table located

Records of rights in UP, Rajasthan, MP and Gujarat print area in hectares; sellers quote bigha (बीघा). One hectare is about 3.95, 6.18, 12.36 or 15.81 bigha depending on the bigha size in that district. This table converts 0.01 to 100 hectares for all four sizes and shows how to read the hectare entry in your own record.

Why your record is in hectares when the seller talks bigha

Most computerised records of rights in Uttar Pradesh, Rajasthan, Madhya Pradesh, Gujarat and much of Uttarakhand print the area in hectares (हेक्टेयर), usually to four decimal places such as 0.2530. The seller, the broker and the village still speak in bigha (बीघा). A buyer therefore needs to move from hectare to bigha quickly, and to know which bigha the seller means. That is the whole job of this page.

A hectare is fixed: 10,000 square metres, which is 2.47105 acres or about 107,639 square feet. A bigha is not fixed, so one hectare is roughly 3.95, 6.18, 12.36 or 15.81 bigha depending on the state and district. The four bigha sizes used here are those on our unit guides for Uttar Pradesh, Rajasthan, Himachal Pradesh and Uttarakhand. None of those pages could locate an official state conversion table, so treat every bigha figure here as a cross-checked working value.

Hectare to bigha table (0.01 to 100 hectares)

The table starts at one are (0.01 ha, which is 100 square metres) because record entries are often small fractions, then runs through whole hectares. The acre column is exact to three decimals; the bigha columns are rounded to two decimals.

Rates not yet verified

Rates not yet verified by Farmland India: confirm on Bihar Bhumi (biharbhumi.bihar.gov.in), MP Bhulekh (mpbhulekh.gov.in) or AnyROR Gujarat (anyror.gujarat.gov.in) before relying on them. We could not open an official Bihar, Madhya Pradesh or Gujarat page that fixes the size of a bigha, and our own unit guides give no figure for these three states, so this page prints no bigha value for them. To find the right value: (1) open the record of rights for the exact village on the state portal; (2) read the unit the area column is written in (Bihar records are usually in acre and decimal, MP and Gujarat records in hectare, are and square metre); (3) if the seller quotes bigha, ask the patwari or circle officer for the local bigha-to-hectare ratio in writing; (4) convert only from the official unit in the record, never from the quoted bigha.

The formula

Bigha = hectares × 107,639.1 ÷ (square feet in one local bigha). The 107,639.1 is the number of square feet in a hectare (10,000 ÷ 0.09290304).

A two-step version is easier to check on a phone: hectares × 2.47105 = acres, then acres × bigha-per-acre. The bigha-per-acre figures are exact: 1.6 for the 27,225 sq ft bigha, 2.5 for 17,424, 5 for 8,712 and 6.4 for 6,806.25. So the bigha-per-hectare figures are 2.47105 × 1.6 = 3.95368, 2.47105 × 2.5 = 6.17763, 2.47105 × 5 = 12.35525 and 2.47105 × 6.4 = 15.81472.

Going the other way, hectares = bigha × bigha size in sq ft × 0.09290304 ÷ 10,000. For a 27,225 sq ft bigha that is 0.2529 ha per bigha; for 17,424 sq ft it is 0.1619 ha; for 8,712 sq ft it is 0.0809 ha; for 6,806.25 sq ft it is 0.0632 ha. These are the figures you will see repeated in UP and Rajasthan records: a khatauni entry of 0.2530 or 0.0632 hectare is very likely one bigha of the local size, rounded.

Three worked examples

Example 1: a khatauni in Barabanki, central UP, shows 1.2650 ha. 1.2650 × 2.47105 = 3.126 acres. Central UP bigha is 27,225 sq ft, so 3.126 × 1.6 = 5.00 bigha. The seller's "5 bigha" is consistent with the record. Had the land been in Bulandshahr (western cluster, 6,806.25 sq ft), the same 1.2650 ha would be 3.126 × 6.4 = 20.01 bigha.

Example 2: a Rajasthan jamabandi in Jaipur district shows 0.8094 ha. 0.8094 × 2.47105 = 2.000 acres. In pucca bigha that is 2 × 1.6 = 3.2 bigha (3 bigha 4 biswa). In kachha bigha it is 2 × 2.5 = 5 bigha. If the seller says "5 bigha", he means kachha; if "3 bigha 4 biswa", he means pucca. Both describe the same two acres, and the price per bigha will differ by the same ratio. Our Rajasthan guide could not confirm which districts use which, so ask.

Example 3: an Uttarakhand plains record in Udham Singh Nagar shows 2.0235 ha. 2.0235 × 2.47105 = 5.000 acres. Plains (Terai) bigha is 17,424 sq ft, so 5 × 2.5 = 12.5 bigha. The same five acres in a hill district, if quoted in hill bigha, would be 5 × 6.4 = 32 bigha, or in nali about 100.8 nali (43,560 × 5 ÷ 2,160). Our Uttarakhand guide warns that a "bigha" quoted near Jim Corbett could be either figure.

Reading small hectare entries (are and square metre)

Rajasthan, Gujarat and MP records often print area as hectare-are-square metre, for example 0-25-30 meaning 0 hectare, 25 are and 30 square metres, which is 2,530 square metres or 0.2530 ha. One are is 100 square metres. The table below converts typical small entries.

State comparison: bigha per hectare

  • Rajasthan: about 3.95 pucca bigha or 6.18 kachha bigha per hectare. See acre to bigha in Rajasthan.
  • Uttar Pradesh: about 3.95 bigha per hectare in central and eastern districts, about 15.81 in the western cluster; our UP guide also mentions an unconfirmed 9,075 sq ft figure (about 11.86 per hectare). See acre to bigha in Uttar Pradesh.
  • Himachal Pradesh: about 12.36 bigha per hectare. See acre to bigha in Himachal Pradesh.
  • Uttarakhand: about 15.81 hill bigha or 6.18 plains bigha per hectare; hill records more often use nali, at about 49.83 nali per hectare (10,000 ÷ 200.67 sq m). See nali to square yard.
  • Punjab and Haryana: records are in kanal and marla, about 19.77 kanal per hectare (2.47105 × 8). Bigha figures there are disputed on our guides; use kanal to acre.
  • Bihar, MP, Gujarat: no bigha figure on this page; see the callout above.

How to use this with your document

  1. Find the area column in the khatauni or jamabandi. Confirm the unit label says hectare (हे. or हेक्टेयर) and not bigha; a few older records still use bigha-biswa.
  2. Add up every khasra (खसरा) number in the sale. Sellers often quote the total but the deed lists each plot; the hectare total must match.
  3. Multiply by 2.47105 for acres and write that figure on your own notes. The acre figure is the one to use for the state purchase limit, for example the Uttarakhand outsider ceiling discussed in agricultural land rules in Uttarakhand.
  4. Only then convert to bigha, using the column for your state, to check the seller's quote and the per-bigha price.
  5. If the quoted bigha and the record disagree by more than rounding, the seller is probably using a different bigha size or quoting area that includes a road, a boundary strip or a neighbour's share. Settle it before token money. See land demarcation (nishandehi).
✓

Watch the fourth decimal

0.2530 ha and 0.2529 ha differ by one square metre, but 0.2530 and 0.2350 differ by 180 square metres, about 215 gaj. Transposed digits in a quoted figure are a common cause of a mismatch between the brochure and the record.

Frequently Asked Questions

How many bigha are there in one hectare?
About 3.95 (27,225 sq ft bigha: Rajasthan pucca, central and eastern UP), 6.18 (17,424 sq ft: Rajasthan kachha, Uttarakhand plains), 12.36 (Himachal) or 15.81 (western UP, Uttarakhand hills).
How many hectares is one bigha?
About 0.2529 ha for a 27,225 sq ft bigha, 0.1619 ha for 17,424 sq ft, 0.0809 ha for 8,712 sq ft and 0.0632 ha for 6,806.25 sq ft.
Why does my khatauni show hectares and the seller says bigha?
Computerised records in UP, Rajasthan, MP and Gujarat print hectares. Bigha survives as the spoken unit. Convert from the hectare figure, which is the official one.
What does 0-25-30 mean in a Rajasthan record?
Hectare-are-square metre: 0 hectare, 25 are and 30 square metres, which is 2,530 square metres or 0.2530 hectare, roughly one pucca bigha.
Which bigha does this page default to?
The 27,225 sq ft bigha (3,025 sq yd), about 3.95 per hectare. Change the column if your land is in western UP, the Uttarakhand hills, Himachal or a kachha-bigha area.
Is 1 hectare exactly 2.47 acres?
1 hectare = 2.47105 acres (10,000 square metres divided by 4,046.86 square metres per acre). The acre is defined from the metre, so this ratio is fixed.
Can I convert hectares to bigha in Bihar, MP or Gujarat here?
No. We have not verified a bigha size for those states and our unit guides give none. Use the hectare or acre figure in the record and confirm the local bigha with the circle officer or patwari.
How many nali in a hectare in Uttarakhand?
About 49.83, using the 2,160 sq ft (200.67 sq m) nali on our Uttarakhand guide, which notes small local variation.
How many kanal in a hectare?
About 19.77, since 1 hectare = 2.47105 acres and 1 acre = 8 kanal in Punjab and Haryana records.
Is the hectare figure in the record enough for the sale deed?
Yes, the deed should carry the official unit. Use bigha only to check the seller's quote and the price; have the revenue office confirm the conversion if the record itself is in bigha.
