Acre to Bigha in Uttar Pradesh: Converter Table (2026)
A static acre to bigha table for Uttar Pradesh covering the western, intermediate and central-eastern bigha sizes, with the formula, worked examples and how to read the unit in your khatauni.
An acre is always 4,840 square yards, but a bigha in Uttar Pradesh can be 756.25, 1,008.33 or 3,025 square yards depending on the district. This page gives the acre to bigha table for all three, the formula, three worked examples and the steps to find which bigha your khatauni (खतौनी) actually uses.
Acre to bigha table for Uttar Pradesh
This table converts acres into bigha for the three bigha sizes our Bigha in Uttar Pradesh guide documents. Square feet, square yards and hectares are fixed conversions and apply everywhere. The three bigha columns apply only where that bigha is in use. The page defaults to no single column on purpose: pick the column that matches your district, and if you are unsure, read the section on your khatauni below before using any bigha figure.

Every bigha value above is arithmetic from the definition at the top of its column: acres multiplied by 4,840 to get square yards, then divided by the square yards in that bigha. Hectares use 1 acre = 0.404686 hectare and are rounded to three places.
The three UP bigha sizes
Uttar Pradesh does not have one bigha (बीघा). Our live guide groups the state into a western cluster, where a small 20-biswa bigha of about 6,806.25 sq ft is common, an intermediate western figure of about 9,075 sq ft seen in some districts, and the central and eastern belt, where the bigha is the large 27,225 sq ft unit that equals the Rajasthan pucca bigha. In all three the bigha is divided into 20 biswa (बिस्वा), and each biswa into 20 biswansi, so the biswa size moves with the bigha.
| UP bigha variant (per our live guide) | Sq ft | Sq yd | Sq m | Acre | Bigha per acre | Biswa per bigha | Biswa size (sq ft) |
|---|---|---|---|---|---|---|---|
| Western UP, 5-biswa cluster | 6,806.25 | 756.25 | 632.3 | 0.1562 | 6.4 | 20 | 340.31 |
| Western UP, intermediate variant | 9,075 | 1,008.33 | 843.1 | 0.2083 | 4.8 | 20 | 453.75 |
| Central and Eastern UP (incl. Lucknow belt) | 27,225 | 3,025 | 2,529.3 | 0.625 | 1.6 | 20 | 1,361.25 |
A useful memory aid: the small western bigha gives 6.4 bigha to the acre, the intermediate one 4.8 bigha, and the large eastern one 1.6 bigha. If a seller's quote implies a bigha-per-acre ratio that is none of these, ask which bigha they mean before you go further.
Formula and method
The conversion is two steps. First turn acres into square yards (gaj), because the acre is fixed at 4,840 square yards. Then divide by the number of square yards in the bigha that applies to your plot.
- Bigha = Acre × 4,840 ÷ (square yards per bigha)
- Western UP (756.25 sq yd bigha): Bigha = Acre × 6.4
- Western UP intermediate (1,008.33 sq yd bigha): Bigha = Acre × 4.8
- Central and Eastern UP (3,025 sq yd bigha): Bigha = Acre × 1.6
- To go back: Acre = Bigha × (square yards per bigha) ÷ 4,840
If your record gives hectares, which most UP khatauni (खतौनी) entries now do, first convert hectares to acres by multiplying by 2.47105, then apply the formula. Our hectare to bigha converter does the hectare step for every state.
Keep everything in square yards until the last step
Square yards never change between districts. Convert the acre figure to square yards, check that figure against the record, and only then divide by the local bigha. The local bigha is the only part of the chain that can be wrong.
Three worked examples
Example 1: 3 acres near Lucknow (large bigha). 3 × 4,840 = 14,520 sq yd. Divided by 3,025 sq yd per bigha = 4.8 bigha, or 4 bigha 16 biswa. In square feet the plot is 130,680 sq ft.
Example 2: 2.5 acres in a western district using the 6,806.25 sq ft bigha. 2.5 × 4,840 = 12,100 sq yd. Divided by 756.25 = 16 bigha exactly. The same 2.5 acres in the intermediate 9,075 sq ft bigha would be 12 bigha, and in the large eastern bigha only 4 bigha. Three honest answers for the same field, which is why the unit must be named.
Example 3: a khatauni showing 1.0000 hectare. 1 hectare = 2.47105 acres = 11,959.9 sq yd. In the western 756.25 sq yd bigha that is 15.81 bigha; in the large 3,025 sq yd bigha it is 3.95 bigha, or 3 bigha 19.1 biswa. If a broker tells you one hectare is "about 10 bigha", they are using a bigha of roughly 1,196 sq yd, which matches none of the three documented clusters, so ask for the definition in writing.
Bigha to acre (reverse table)
Use this when the seller quotes in bigha and you want acres for a price comparison or a loan file.

Our general bigha to acre converter covers other states in the same format.
West versus east: a district comparison
The practical split is between the western districts around the NCR and the Doab, and the central and eastern belt from Lucknow outwards. Our live guide also records historical settlement-era ratios for some districts (for example Farrukhabad, Gorakhpur, Allahabad, Ghazipur and Bijnor) that sit between the two modern figures, and it flags a Kanpur figure of 22,500 sq ft as uncorroborated. We treat those as history, not as current definitions, and they are not used in the table above.
| Belt | Bigha most often meant | Bigha per acre | What 1 crore per bigha means per acre |
|---|---|---|---|
| Western UP (NCR fringe, Doab) | About 6,806.25 sq ft (20 biswa of about 340 sq ft) | 6.4 | 6.4 crore per acre |
| Western UP, some districts | About 9,075 sq ft | 4.8 | 4.8 crore per acre |
| Central and Eastern UP | 27,225 sq ft (3,025 sq yd) | 1.6 | 1.6 crore per acre |
The last column shows the trap. A rate per bigha in Meerut and a rate per bigha in Gorakhpur are not comparable until both are turned into a rate per acre or per square yard. For how circle rates are expressed, see circle rate versus market rate.
How to use this with your khatauni
- Open the khatauni or khasra (खसरा) entry for the plot on UP Bhulekh. Our guide to khasra and khatauni in UP shows where the area column sits.
- Note the unit printed beside the area. In most districts it is hectare, written to four decimals. Convert hectares to acres (× 2.47105) and to square yards (× 11,959.9).
- Ask the seller which bigha they quote in and ask the lekhpal to confirm the village bigha in writing.
- Find that bigha's column in the table above and read off the bigha figure for your acreage. If the seller's bigha count differs by more than a biswa or two, one of you is using the wrong unit.
- Agree the price per square yard or per acre in the agreement to sell, and let the bigha figure appear only as a description. See how to verify land title and the land due diligence checklist.
Where a khatauni gives both a hectare figure and a bigha-biswa figure, divide one by the other. The result tells you the bigha that particular record uses, which is the only bigha that matters for that plot.
What this page does not confirm
We did not find an official Uttar Pradesh notification that fixes one bigha for the state, and our live guide says the same. The three sizes above come from our own published research, not from a revenue department table. District boundaries between the clusters are not sharp, and individual villages may use a bigha outside all three. Use the table as a tool for checking quotes, not as a legal area. The legal area is the hectare or square metre figure in the record. For the all-state picture see our bigha size by state comparison table and the general acre to bigha converter.
