Bigha to Square Feet Converter: All-State Table (2026)

One table that converts 0.25 to 100 bigha, and 1 to 19 biswa, into square feet for every bigha size used in UP, Rajasthan, Himachal and Uttarakhand, with the formula and three worked examples.

Farmland India Reviewed ยท Updated October 2026 ยท Unit values from our live unit guides, no official state table located

One bigha (เคฌเฅ€เค˜เคพ) is 27,225, 17,424, 8,712 or about 6,806 square feet depending on the state and district. This converter prints every bigha and biswa figure in square feet for all four sizes our unit guides define, so you can judge the real size of a plot before you visit and check the seller's quote against the record.

How to read this table

Square feet is the unit builders, architects and most urban buyers think in, and it is fixed everywhere. A bigha (เคฌเฅ€เค˜เคพ) is a village unit whose size depends on the state and often on the district, so one bigha is 6,806.25, 8,712, 17,424 or 27,225 square feet depending on where the land sits. This page tabulates all four so you can see at a glance how large a plot really is before you walk it.

The four sizes are the ones defined on our live unit guides: bigha in Uttar Pradesh, bigha and biswa in Rajasthan, bigha and biswa in Himachal Pradesh and nali, mutthi and bigha in Uttarakhand. Those pages state plainly that they could not find an official state conversion table; the values are cross-checked secondary figures that match each other across sources. Use the table to screen, and let the record decide.

27,2253,0252,529.30.6251,361.25Rajasthan pucca; central and eastern UP; Punjab/Haryana pukhta (disputed)

Why these particular numbers? 27,225 sq ft is 3,025 square yards, a 55 yard by 55 yard square. 17,424 sq ft is 1,936 square yards, a 44 by 44 yard square. 8,712 sq ft is 968 square yards, exactly one-fifth of an acre, and 6,806.25 sq ft is 756.25 square yards, a 27.5 by 27.5 yard square, one quarter of the pucca bigha. Each is a tidy square of the old measuring chain, which is why they survived.

Default on this page: the 27,225 sq ft bigha (Rajasthan pucca; central and eastern UP).

Rates not yet verified

Rates not yet verified by Farmland India: confirm on Bihar Bhumi (biharbhumi.bihar.gov.in), MP Bhulekh (mpbhulekh.gov.in) or AnyROR Gujarat (anyror.gujarat.gov.in) before relying on them. We could not open an official Bihar, Madhya Pradesh or Gujarat page that fixes the size of a bigha, and our own unit guides give no figure for these three states, so this page prints no bigha value for them. To find the right value: (1) open the record of rights for the exact village on the state portal; (2) read the unit the area column is written in (Bihar records are usually in acre and decimal, MP and Gujarat records in hectare, are and square metre); (3) if the seller quotes bigha, ask the patwari or circle officer for the local bigha-to-hectare ratio in writing; (4) convert only from the official unit in the record, never from the quoted bigha.

Biswa to square feet

One bigha is 20 biswa (เคฌเคฟเคธเฅเคตเคพ) in every state our guides cover, so a biswa is 340.3125, 435.6, 871.2 or 1,361.25 square feet. Sellers of small village plots often quote biswa alone: "4 biswa" in Himachal is 1,742.4 sq ft, roughly the footprint of a modest house. Read more in what is a biswa and our biswa to square feet converter.

The formula

Square feet = bigha ร— (square feet in one local bigha). Add biswa รท 20 to the bigha figure first if the quote includes biswa.

Square metres = square feet ร— 0.09290304. Square yards (gaj) = square feet รท 9. Acres = square feet รท 43,560. The table below gives each bigha size in square metres and hectares for direct comparison with a khatauni or jamabandi entry.

Bigha sizeSq ftSq mRounded hectare
6,806.25 sq ft bigha6,806.25632.320.0632
8,712 sq ft bigha8,712809.370.0809
17,424 sq ft bigha17,4241,618.740.1619
27,225 sq ft bigha27,2252,529.290.2529

For the reverse direction, divide the square feet figure by the bigha size. A 10,000 sq ft plot is 0.367 pucca bigha, 0.574 kachha bigha, 1.148 Himachal bigha or 1.469 western UP bigha.

Three worked examples

Example 1: a 2 bigha 10 biswa farmhouse plot in Alwar district, Rajasthan, pucca bigha. 10 biswa is 0.5 bigha, so the area is 2.5 bigha. 2.5 ร— 27,225 = 68,062.5 sq ft, which is 7,562.5 sq yd or 1.5625 acres. If the plot is roughly square, each side is about 261 feet. If the seller walks you round a plot that takes 150 paces a side, something is wrong.

Example 2: a 5 bigha plot in Noida's rural belt, Gautam Buddh Nagar, western UP. Our UP guide puts the western cluster at 6,806.25 sq ft, so 5 ร— 6,806.25 = 34,031.25 sq ft, which is 3,781.25 sq yd or 0.78 acre. A buyer who assumed the eastern 27,225 sq ft figure would expect 136,125 sq ft, four times more land. The Greater Noida area has its own anomalies; see the Greater Noida three-bigha anomaly.

Example 3: a 1 bigha 5 biswa plot in Shimla district, Himachal Pradesh. 5 biswa is 0.25 bigha, so 1.25 bigha. 1.25 ร— 8,712 = 10,890 sq ft, exactly a quarter acre, 1,210 sq yd. In kanal it is 2 kanal. This is a common hill plot size, and because it is exactly 0.25 acre it is a quick sanity check: a Himachal bigha quote that does not come out to a round fraction of an acre deserves a second look.

State comparison: square feet per bigha

  • Rajasthan: 27,225 sq ft pucca, 17,424 sq ft kachha; our guide could not confirm which districts use which.
  • Uttar Pradesh: about 6,806 sq ft in the western cluster (Meerut, Ghaziabad, Baghpat, Bulandshahr, Agra, Aligarh named), 27,225 sq ft in central and eastern UP; an intermediate 9,075 sq ft figure with unconfirmed districts; one unverified Kanpur figure of 22,500 sq ft that our guide could not corroborate.
  • Himachal Pradesh: 8,712 sq ft; a single secondary source cites a much smaller 907.5 sq ft "5 biswa" bigha that our guide could not reconcile with any official source.
  • Uttarakhand: about 6,806 sq ft in the hills (about 3.15 nali of 2,160 sq ft), 17,424 sq ft in the Terai plains.
  • Punjab and Haryana: disputed (about 8,712 sq ft or a pukhta 27,225 sq ft); records use kanal (5,445 sq ft) and marla (272.25 sq ft). See kanal to marla.
  • Bihar, MP, Gujarat: no figure on this page; see the callout.

How to use this with your document

  1. Take the area from the record of rights, not the listing. If it is in hectares, multiply by 107,639.1 to get square feet directly (10,000 รท 0.09290304).
  2. Divide that square feet figure by the seller's bigha count. The result is the bigha size the seller is using. If it is close to one of the four sizes above, you know which bigha applies; if it is not, ask why.
  3. For a plotted or farmhouse purchase, compare the square feet figure with the site plan or layout drawing. Developers often quote the gross plot including half the road; the record shows net khasra area. See before booking a plot checklist.
  4. Have the boundary measured on the ground by the revenue staff (nishandehi) and multiply length by breadth in feet. The product should match the record within a small tolerance. See land demarcation.
  5. Write the official-unit area in the deed; add square feet only in brackets.
โœ“

Per square foot is the only honest price comparison

Divide the total price by the square feet from the record. A Rs 25 lakh pucca bigha is about Rs 92 per sq ft; a Rs 25 lakh western UP bigha is about Rs 367 per sq ft. Sellers rarely volunteer this figure.

Frequently Asked Questions

How many square feet are in one bigha?
27,225 sq ft (Rajasthan pucca; central and eastern UP), 17,424 sq ft (Rajasthan kachha; Uttarakhand plains), 8,712 sq ft (Himachal Pradesh) or about 6,806 sq ft (western UP; Uttarakhand hills), per our unit guides.
How many square feet in a biswa?
One-twentieth of the local bigha: 1,361.25, 871.2, 435.6 or 340.3125 sq ft for the four sizes above.
Which bigha does this page default to?
The 27,225 sq ft bigha (3,025 sq yd), the Rajasthan pucca and central or eastern UP figure.
Is 1 bigha 27,000 square feet?
Rounded, the pucca bigha is 27,225 sq ft. Figures like 27,000 or 27,200 that appear online are rounding, not a different unit.
How many square feet is 1 bigha in Noida or Ghaziabad?
Our UP guide places these districts in the western cluster at about 6,806.25 sq ft, but notes anomalies around Greater Noida. Check the khatauni hectare figure.
How do I convert bigha to square metres?
Multiply the square feet figure by 0.09290304: a 27,225 sq ft bigha is about 2,529.3 sq m; 8,712 sq ft is about 809.4 sq m.
Is there an official bigha to square feet value?
We could not open an official state table and our unit guides say the same. The record of rights for the village is the authority; the figures here are cross-checked working values.
How many square feet in a Punjab or Haryana bigha?
Disputed on our guides (about 8,712 sq ft or a pukhta bigha of about 27,225 sq ft). Convert from kanal (5,445 sq ft) and marla (272.25 sq ft) instead.
Can I use this for Bihar, MP or Gujarat?
No bigha value is printed for those states because we have not verified one. Convert from the acre, decimal, hectare or square metre figure in the record.
Why does the developer's square feet differ from the record?
Gross plot area often includes a share of road or common land; the record shows only the khasra area. Insist on the net figure in the agreement.
