Acre to Bigha in Rajasthan: Pucca and Kachcha Table (2026)

A static acre to bigha table for Rajasthan in both pucca and kachcha bigha, with bigha-biswa notation, the formula, worked examples and how to read the unit in your jamabandi.

Farmland India Reviewed · Updated October 2026 · Tool page: static reference tables

One acre is 1.6 pucca bigha or 2.5 kachcha bigha in Rajasthan, and both units are in daily use. This page gives the acre to bigha table in both systems, in decimal and in bigha-biswa form, with the formula, three worked examples and the steps to find which bigha your jamabandi (जमाबंदी) uses.

Acre to bigha table for Rajasthan

Rajasthan uses two bigha (बीघा) sizes side by side: the pucca (पक्का) bigha of 27,225 sq ft and the kachcha (कच्चा) bigha of 17,424 sq ft. Both are divided into 20 biswa (बिस्वा). Our Bigha and biswa in Rajasthan guide sets out both, and this table applies them to 1 to 100 acres. Square feet, square yards and hectares are fixed and apply everywhere. This page does not default to one bigha: both columns are shown because a quote in Rajasthan is incomplete until the seller says pucca or kachcha.

The decimal columns are acres × 4,840 ÷ 3,025 for pucca and ÷ 1,936 for kachcha. The bigha-biswa columns express the same figure in the form that appears in a jamabandi, with 20 biswa to the bigha and the biswa rounded to one decimal.

Pucca and kachcha bigha defined

Unit (per our live Rajasthan guide)Sq ftSq ydSq mAcreHectarePer acre

1 Kachcha biswa (1/20)871.296.880.90.020.0080950 biswa

Two ratios are worth memorising. One acre is exactly 1.6 pucca bigha, which is 1 bigha 12 biswa. One acre is exactly 2.5 kachcha bigha, which is 2 bigha 10 biswa. The pucca bigha is 56.25 per cent larger than the kachcha bigha, and the kachcha bigha is 64 per cent of the pucca. In other words 25 kachcha bigha equal 16 pucca bigha, because 25 × 1,936 = 16 × 3,025 = 48,400 sq yd, which is 10 acres exactly.

The pucca bigha of 3,025 sq yd is the same unit that central and eastern Uttar Pradesh use, so a buyer coming from the Lucknow belt will recognise it. The kachcha bigha of 1,936 sq yd is the same size as the Terai bigha in Uttarakhand. Our bigha to square yard, acre and hectare page lines these up state by state.

Formula and method

  • Pucca bigha = Acre × 4,840 ÷ 3,025 = Acre × 1.6
  • Kachcha bigha = Acre × 4,840 ÷ 1,936 = Acre × 2.5
  • Biswa (either system) = fractional bigha × 20
  • Acre = Pucca bigha × 0.625, or Kachcha bigha × 0.4
  • From hectares: Acre = Hectare × 2.47105, then apply the lines above

Rajasthan jamabandi (जमाबंदी) records in many tehsils now show area in hectares to four decimals, with older entries in bigha and biswa. When both appear on the same record, dividing the hectare figure by the bigha figure tells you which bigha that record uses: a result near 0.2529 hectare per bigha means pucca, near 0.1619 means kachcha.

Say the word pucca or kachcha in every document

An agreement to sell that says 10 bigha without the word pucca or kachcha describes an area somewhere between 4 and 6.25 acres. Add the word, add the square yards, and the ambiguity disappears.

Three worked examples

Example 1: 4 acres near Jaipur quoted in pucca bigha. 4 × 4,840 = 19,360 sq yd. ÷ 3,025 = 6.4 pucca bigha, written as 6 bigha 8 biswa. In square feet the plot is 174,240 sq ft and in hectares 1.619 ha.

Example 2: the same 4 acres quoted in kachcha bigha. 19,360 ÷ 1,936 = 10 kachcha bigha exactly. So a seller can honestly describe the same field as 6.4 bigha or as 10 bigha. The bigha count is 56 per cent higher in kachcha terms for identical land.

Example 3: a jamabandi showing 2.5000 hectare. 2.5 × 2.47105 = 6.1776 acres = 29,899.7 sq yd. That is 9.88 pucca bigha (9 bigha 17.7 biswa) or 15.44 kachcha bigha (15 bigha 8.9 biswa).

A price check using the same arithmetic. If land is offered at Rs 40 lakh per bigha, the rate per acre is Rs 64 lakh if the bigha is pucca and Rs 100 lakh if it is kachcha. The difference of Rs 36 lakh per acre is the cost of not asking.

Which bigha is used where

Our live guide could not find a citable district map of pucca versus kachcha use, and we did not find one for this page either. It records a 1924 account of about forty bigha measures once in use in the former Jaipur state, based on measuring chains of about 100 to 185 feet. What a buyer can rely on is this: the two modern figures are 27,225 sq ft and 17,424 sq ft, both have 20 biswa, and the same village can have records in one and sale talk in the other. So the question "pucca or kachcha?" must be asked for every plot, not once per district.

Rajasthan's DLC rates, the state's name for circle rates, are published per square metre or per hectare for agricultural land in many areas, so convert your bigha figure to those units before comparing. See circle rate versus market rate and DLC rate lookup in Rajasthan.

How to use this with your jamabandi

  1. Pull the jamabandi nakal for the khasra on Apna Khata. Our guide to jamabandi nakal in Rajasthan shows the area column.
  2. Read the unit. If it is hectare, convert to square yards (× 11,959.9). If it is bigha-biswa, note the figure and ask whether the record is pucca or kachcha.
  3. Find the acre figure in the table above and read off both bigha columns. The seller's bigha count should match one of them. If it matches neither, the seller is using a third local measure and you need it defined in writing.
  4. Check the Bhu Naksha map and have the plot measured before the main payment. See the land due diligence checklist.
  5. Write the price per square yard or per hectare in the agreement, and the bigha only as a description. Buyers who are not Rajasthan farmers should also read agricultural land rules in Rajasthan.

What this page does not confirm

The pucca and kachcha figures come from our own live guide, which treats them as well-established trade definitions rather than values read in a Rajasthan revenue notification. We did not find a government table that fixes them, and we did not find an official district-wise map of which bigha applies where. The legal area for any plot is the hectare or square metre figure on the jamabandi. Use this page to check quotes and to translate between the two systems, and keep the record figure as the figure that counts. For the all-India view see the bigha size by state comparison table and the acre to bigha converter.

Frequently Asked Questions

How many bigha in one acre in Rajasthan?
1.6 pucca bigha (1 bigha 12 biswa) or 2.5 kachcha bigha (2 bigha 10 biswa). The answer depends on which bigha the seller or record uses.
What is a pucca bigha in square feet?
27,225 sq ft, which is 3,025 sq yd or about 2,529 sq m. Twenty pucca biswa make one pucca bigha, so a pucca biswa is 1,361.25 sq ft.
What is a kachcha bigha in square feet?
17,424 sq ft, which is 1,936 sq yd or about 1,619 sq m. A kachcha biswa is 871.2 sq ft.
How much bigger is the pucca bigha than the kachcha bigha?
56.25 per cent bigger. Put the other way, a kachcha bigha is 64 per cent of a pucca bigha. Twenty-five kachcha bigha equal sixteen pucca bigha, which is 10 acres.
Which bigha does this page default to?
Neither. Every row shows both, because Rajasthan uses both and a quote without the word pucca or kachcha cannot be converted safely.
How do I convert hectares on my jamabandi to bigha?
Multiply hectares by 2.47105 to get acres, then by 1.6 for pucca bigha or 2.5 for kachcha bigha. One hectare is about 3.95 pucca bigha or about 6.18 kachcha bigha.
Is there an official Rajasthan notification fixing the bigha?
We could not find one, and our live guide says the same. The two figures are long-standing trade definitions. Confirm with the patwari for your village.
Is the Rajasthan pucca bigha the same as the UP bigha?
It equals the bigha used in central and eastern Uttar Pradesh (27,225 sq ft), but not the smaller western UP bigha.
Are DLC rates in Rajasthan quoted per bigha?
DLC rates are generally published per square metre or per hectare for agricultural land. Convert your bigha figure to those units before comparing a quote with the DLC rate.
Can I use this table for Haryana or Punjab land?
No. Those states record land in kanal and marla, and their bigha figures are unresolved on our pages. Use our kanal to acre converter instead.
