Fard Punjab Online: Get a Land Record Copy (2026)

What a fard (nakal) is in Punjab, how to request one, how to track the request, and why a land buyer needs the certified copy.

Farmland India Reviewed ยท Updated October 2026 ยท Official portals linked below

A fard (เจซเจผเจฐเจฆ), also called a nakal, is the certified extract of the jamabandi for a holding. In Punjab, the Revenue Department portal at jamabandi.punjab.gov.in lists a Fard Request Status option, so you can follow a request online. The exact way to apply, and the fee, are not shown on the portal page we checked, so confirm both before you pay.

What is a fard?

A fard is an extract from the village jamabandi for a given owner or holding, issued by the revenue office. Banks, courts and registrars usually want this certified extract, not a screen view. For the full concept, read Jamabandi and Fard explained.

Whether a particular online print is accepted as a fard by a bank or registrar is not something we could confirm. Ask the receiving office first.

How to get a fard in Punjab

  1. Note the district, tehsil, village, and the khewat, khatauni and khasra numbers. Find them first on the online jamabandi.
  2. Open jamabandi.punjab.gov.in and look under the online services and the fard options on the home page.
  3. If the portal gives an online route for your village, follow its on-screen form and payment steps.
  4. If not, apply at the tehsil, patwari or the citizen service counter for your area, quoting the same numbers.
  5. Keep the application receipt, because it is what you use to track the request.

Tribune reported in 2025 that the portal offers a Jamabandi on WhatsApp service, in which a digitally signed copy with a QR code is sent to you. Whether that copy is accepted in place of a counter-issued fard depends on the office that asks for it, so check.

Ask for a fresh fard, dated close to signing

Take a new fard shortly before you sign the agreement and another close to registration. A fard shows the record on the day it was issued, so an old copy can miss a recent mortgage or mutation.

Tracking your fard request

The home page lists Fard Request Status and Track Application in the menu. Enter the details printed on your receipt. We did not see the fields these pages ask for, so follow the form on screen. If the status does not move, contact the tehsil that holds the application.

Fard badar: correcting a record

Fard badar (เจซเจผเจฐเจฆ เจฌเจฆเจฐ) is the listed service for correcting entries such as a name or area. Tribune reported a 15 day target for these corrections and a nominal online fee, but gave no amount. Treat the timeline and fee as unconfirmed until you see them on the portal. If you are buying land with a wrong name or area in the record, get it corrected before you pay the balance.

What a buyer should do with the fard

  • Match the owner names and shares on the fard with the seller's papers.
  • Check the area and the khasra list against the site and the map; see cadastral maps explained.
  • Look for remarks about loans, liens or court orders. Pair the fard with an encumbrance certificate.
  • Confirm the last mutation matches the seller's title; see mutation status in Punjab.
  • If the land came through inheritance, check the family tree with the shajra nasab.

A clean fard is one input, not a guarantee of title. Take legal advice before paying a token amount.

What is unconfirmed

We could not confirm from a primary source: the fee for a fard, the standard time to receive one, whether an online fard can be applied for and downloaded in full for every tehsil, and the exact fields on the tracking page. Verify these on the portal or at the tehsil.

What to keep ready before you apply

The portal page did not list a document checklist for a fard, so we cannot give an official one. In practice the request depends on identifying the holding exactly, so keep these ready:

  • District, tehsil and village name, spelled as on the portal.
  • Khewat, khatauni and khasra numbers from the online jamabandi.
  • The owner's name as recorded, including every co-owner.
  • Your own contact number, since the portal delivers digitally signed documents through WhatsApp.

If a counter asks for more, ask which rule requires it and get a receipt for anything you pay.

WhatsApp copy, portal view and counter fard compared

RouteWhat we confirmedWhat we could not confirm
Jamabandi on WhatsAppListed on the portal as a digital fard service; press reports describe a digitally signed copy with a QR codeWhether every bank or registrar accepts it
View Jamabandi on screenSearch by owner, khewat, khasra or khatauniWhether it can be used as a certified extract
Fard Request StatusListed in the main menu for following a requestFields, fee and turnaround

The QR code is the useful part for a buyer: a press report said the signed copy can be checked on other platforms. Scan it before you accept a copy from a seller, and compare the result with a fresh search under your own name.

Fard badar and the land record alert

A press report said fard badar requests, for corrections such as a name or land area, can be made online and are meant to be completed within 15 days. The same report said landowners can subscribe by khewat number for Rs 500 a year and get alerts by WhatsApp or email when the record changes, and that an objection raised through the alert reaches the concerned revenue officer. The portal page itself showed no fees or timelines, so confirm both before paying.

Correct first, pay later

If the fard shows a wrong name or area, start fard badar before the balance payment, and ask the seller to share the application receipt.

Farmland India ("the Platform"), operated by Bulk Procure Private Limited, is a digital marketplace for listing agricultural land, farmhouse and plotted development projects. The Platform is not a real estate broker, agent or intermediary under RERA or any other applicable law, and does not act for either party to a transaction.

Listings are submitted by developers, owners and their authorised representatives. Before publication, the Platform carries out a documentary review of the material supplied and records what was sighted. That review is limited to the documents made available to us at that time. It is not a title investigation, not a legal opinion, and not a warranty of title, approvals, or the accuracy of any information supplied by a lister. The Trust Score is an internal assessment produced from that review and is intended as a research aid, not as a guarantee of outcome.

Every buyer must carry out independent due diligence before any transaction โ€” including verification of land records, encumbrance searches, approvals and regulatory compliance โ€” through their own advocate and chartered accountant. Any legal or advisory professional introduced through the Platform is engaged directly by the user, on that professional's own terms; the Platform does not employ, supervise or accept responsibility for their work.

Nothing on the Platform is investment advice. Land values can fall as well as rise. The Platform is not liable for any loss, dispute or damage arising from a transaction between parties.
