Mutation Status Punjab: Check Intkal Online (2026)

How to view and track an intkal (mutation) in Punjab on the official land records portal, how long it should take, and what to do if it is stuck.

Farmland India Reviewed ยท Updated October 2026 ยท Official portals linked below

In Punjab, you can look up a mutation by its number under View Mutation on jamabandi.punjab.gov.in, and follow an application through Track Application. Press reports say mutations after registration should be done within 30 days with WhatsApp updates. Always confirm the current rule on the portal.

What is intkal (mutation)?

Intkal (เจ‡เฉฐเจคเจ•เจพเจฒ) is the entry that changes the owner's name in the revenue record after a sale, inheritance, gift or partition. Until it is sanctioned, the jamabandi can still show the old owner. The wider concept is covered in our mutation guide.

How to check mutation status online

  1. Open jamabandi.punjab.gov.in.
  2. Choose View Mutation from the menu. The search option listed is Mutation No. Wise.
  3. Select the district, tehsil and village, then enter the mutation number.
  4. Submit and read the result.
  5. For an application you filed, use Track Application from the main menu with your application details.

We did not test the fields on each screen, so follow the labels shown. The portal page we checked did not list a fee for viewing a mutation.

Save the mutation number on registration day

Ask for the mutation or application number as soon as the sale deed is registered. Without it you can only search through the jamabandi and the registered deed record, which is slower.

Online mutation services on the portal

The home page lists these online services:

  • Mutation on the basis of Deed (sale and similar registered deeds)
  • Mutation of Inheritance
  • Oral or Family Partition, shown as a new scheme with a 30 day timeline
  • Rapat (daily diary entry), Fard badar (correction) and Subscription

You can also open View Registered Deed and View Roznamcha to cross-check what was registered and logged. Tribune reported in 2025 that a Subscribe to Your Land Records service alerts a holder by WhatsApp or email when a record changes.

These are targets reported by the press at launch. We could not confirm them on the portal itself, and disputed or inheritance cases may take longer.

What to do if a mutation is stuck

  1. Recheck the mutation number, village and tehsil you entered.
  2. Look at Track Application for the stage and any remark.
  3. Ask the patwari or the tehsil office why it has not moved. Common reasons are an objection, missing papers or a record mismatch.
  4. Use Grievance Redressal on the portal to submit and track a complaint.
  5. Keep copies of the deed, the receipt and every written reply.

What it means for a land buyer

  • Do not treat the deal as closed until the buyer's name shows in the jamabandi. See Jamabandi Punjab.
  • When buying from a seller who bought recently, check that the seller's own mutation was completed.
  • For inherited land, check every legal heir is on the record, using the shajra nasab.
  • Take a fresh certified copy after mutation; see Fard Punjab online.

What is unconfirmed

We could not confirm from a primary source: any fee for mutation, the statutory timeline in law, the stages the status page shows, and whether WhatsApp updates apply to every tehsil. Verify with the tehsil.

Which mutation route applies to your case

SituationPortal service listedReported handling
Sale deed just registeredMutation on the basis of a registered deedA press report said mutation after registration is processed automatically within 30 days
Land passed to heirsMutation of inheritanceApplied for online and tracked through the portal or WhatsApp, per the same report
Family or oral partitionNew Chief Minister's scheme for oral or family partitionThe menu label mentions a 30 day timeframe; no other detail was shown
Older pending mutationApplied for online, per the press reportNo timeline confirmed

Rapat entries for court orders and loans

Two other entries affect a buyer's risk. A press report said rapat entries tied to a court order or a loan can be submitted digitally without visiting the patwari, with targets of up to one day for court orders and up to seven days for loans. This means a loan or a court order can appear on a holding quickly. Search View Roznamcha, which the portal lists with a rapat number or waqiati number search, and check View Registered Deed on the same day you plan to pay.

When a mutation is stuck: a reported case

The Tribune reported a case where an owner transferred land to family members, paid the registration charges, and still waited about three years because the patwari did not complete the mutation. It was resolved within a day after the Deputy Commissioner intervened. The same report said the portal works round the clock, a service assistant can be requested to visit your home, and helpline 1076 can be called. We could not confirm how an escalation is filed beyond the Grievance Redressal option on the portal.

Keep proof of payment

Keep the registration receipt and the date of registration. They are the first thing the tehsil will ask for when a mutation has not moved.

A short checklist before you close the deal

Before paying the final instalment on land in Punjab, ask the seller to show that the earlier owner's intkal is complete, then confirm three points yourself: the seller's name in the latest jamabandi, no pending mutation against the same khewat, and your own mutation number saved at registration. If any of these cannot be shown, ask your advocate whether to hold back part of the payment. Our land due diligence checklist covers the wider steps.
