Stamp Duty Calculator Madhya Pradesh: Land Registry Cost Method (2026)
A static calculator page for Madhya Pradesh land: how duty is computed on the guideline value, where the Department of Registration and Stamps publishes its rates and notifications, a lookup template and worked examples at an illustrative rate.
Use this page as a stamp duty calculator for land in Madhya Pradesh. The Department of Registration and Stamps (पंजीयन एवं मुद्रांक विभाग) runs its portal at mpigr.gov.in, with acts, notifications and a registration fee document, and values land by the district guideline rate (गाइडलाइन दर), the state's name for the circle rate. The portal refused automated access on the day we checked, so we could not read the current percentage. This page gives the method, the lookup steps and a template, with examples at a clearly labelled illustrative 5%.
Madhya Pradesh stamp duty table 2026: what we can and cannot show
We searched the official Madhya Pradesh sites on 24 October 2026. The Department of Registration and Stamps portal, mpigr.gov.in, lists an English home page, a Notifications page, an Acts page and an uploads page, and the state's investment portal points to a department document on registration fees dated August 2014 hosted on mpigr.gov.in. Every one of those pages refused automated access, and the investment portal's own summary carried only the heading Stamps and Registration fees with no figures. We therefore could not read the conveyance rate, the municipal additions that Madhya Pradesh is known for, or the registration fee. Nothing on this page is a Madhya Pradesh rate.
Rates not yet verified
Rates not yet verified by Farmland India: confirm on the Department of Registration and Stamps, Madhya Pradesh (mpigr.gov.in) before relying on them. Every percentage in the worked examples below is an illustrative assumption, not the state rate. Use the lookup steps on this page to get the live figure for your deed, then put that figure into the same method.
Because of that, the centre of this page is a two-part table. The first part is a template you fill from the official portal; the second shows the arithmetic at an illustrative 5% so that you can see how the method scales, with every other column left for the figure you look up.
Part 1: lookup template
| Item to fill in from the official portal | Where it comes from | Your figure |
|---|---|---|
| Circle-rate value of the land | Madhya Pradesh circle-rate list for the village and land class × area | |

How Madhya Pradesh stamp duty is computed
Stamp duty in Madhya Pradesh is charged under the Indian Stamp Act, 1899 as amended for the state, with the registration fee under the state's fee notifications and the land value fixed by the district guideline rate. Madhya Pradesh's total is widely described as a base duty plus additions levied for municipal bodies and panchayats, which differ between urban and rural land, plus a registration fee; we could not read those figures. The method the Sub-Registrar applies is:
- Value the land at the circle rate. Multiply the area by the guideline rate for the village and land class. Madhya Pradesh records agricultural land in hectares in the khasra, with bigha still used in trade; read acre to bigha in Madhya Pradesh and circle rate vs market rate before you multiply. Guideline rates are revised by district valuation boards and published on the department portal.
- Compare with the agreed price. The higher figure is the base. Where the deed price is higher than the guideline value, expect the higher figure to be used; where it is lower, the guideline value governs.
- Apply the stamp duty rate for the buyer. Read the current conveyance rate and the municipal or panchayat additions on the department's Notifications page, or take the computation from the department's online registration system at the Sub-Registrar office. Record the rupee result and the heads it is made of.
- Add the registration fee. The department hosts a registration fee document (dated August 2014 in its file name) and later notifications. Read the current fee table; we could not open it.
- Add any cess or surcharge. Madhya Pradesh's additions for municipal bodies and panchayats are part of the total and differ for urban and rural land. Ask which additions apply to your village and at what rate.
- Pay through the official channel. Madhya Pradesh registers deeds through the department's online registration system with e-stamping and online payment; confirm the current steps with the service provider or the Sub-Registrar office before paying.
How to get the live rate on the Department of Registration and Stamps, Madhya Pradesh (mpigr.gov.in)
- Open mpigr.gov.in, the Department of Registration and Stamps portal, and switch to English if needed.
- Open the Notifications page and find the most recent notification on stamp duty for conveyance (sale) and on the municipal and panchayat additions. Note the number, date and rates.
- Open the registration fee document or notification on the uploads page and note the fee rate and any cap.
- Find the guideline rate for your district, tehsil and village on the portal's guideline or market-value section, choosing the agricultural land row and the correct unit.
- Compute the guideline value from the area, compare with your deed price, and apply the rates you read.
- If the portal offers a duty calculator in the online registration system, run it with the same inputs and compare.
- At the Sub-Registrar office or an authorised service provider, ask for the computation in writing with the heads and notification numbers.
Record what you read
Note the page name, the date, and any notification number shown. If the Sub-Registrar's computation later differs, that note is what you compare it against. Send the figure to us as well so this page can be updated.
Three worked examples at an illustrative 5%
The examples use an illustrative 5% duty so the method is visible. They are not Madhya Pradesh rates, and the land values are invented for the arithmetic. Area is given in acres and hectares for readability; use the guideline list's unit for the real computation.
Example 1: 2 hectares near Bhopal, rural, male buyer
- Agreed price Rs 50,00,000; circle-rate value Rs 56,00,000. Base = Rs 56,00,000, because the circle-rate value is higher.
- Stamp duty at an illustrative 5%: Rs 56,00,000 × 5% = Rs 2,80,000. Illustrative only: replace 5% with the rate the Madhya Pradesh portal gives for your buyer category.
- Registration fee: look up the Madhya Pradesh rate and any cap, apply it to Rs 56,00,000, and add it.
- Cess or surcharge, if the portal shows one: add it.
- Total = duty + fee + cess. Compare your total with the official calculator's figure before you pay.
Example 2: 5 acres in Sehore district, female buyer
- Agreed price Rs 80,00,000; circle-rate value Rs 72,00,000. Base = Rs 80,00,000, because the agreed price is higher.
- Stamp duty at an illustrative 5%: Rs 80,00,000 × 5% = Rs 4,00,000. Illustrative only: replace 5% with the rate the Madhya Pradesh portal gives for your buyer category.
- Registration fee: look up the Madhya Pradesh rate and any cap, apply it to Rs 80,00,000, and add it.
- Cess or surcharge, if the portal shows one: add it.
- Total = duty + fee + cess. Compare your total with the official calculator's figure before you pay.
Example 3: 1 hectare on the Indore fringe, inside municipal limits, joint buyers
- Agreed price Rs 1,40,00,000; circle-rate value Rs 1,40,00,000. Base = Rs 1,40,00,000, because the agreed price is higher.
- Stamp duty at an illustrative 5%: Rs 1,40,00,000 × 5% = Rs 7,00,000. Illustrative only: replace 5% with the rate the Madhya Pradesh portal gives for your buyer category.
- Registration fee: look up the Madhya Pradesh rate and any cap, apply it to Rs 1,40,00,000, and add it.
- Cess or surcharge, if the portal shows one: add it.
- Total = duty + fee + cess. Compare your total with the official calculator's figure before you pay.
Women buyers and joint ownership
We could not confirm any women's stamp duty concession in Madhya Pradesh on an official page. If the department's notifications provide a lower rate or a rebate for a woman buyer, the online registration system will apply it when the buyer is entered; ask the Sub-Registrar or service provider and record the answer.
For a comparison across states, including the states where we have read an official rate, see stamp duty rebate for women by state. For joint purchases, ask the Sub-Registrar in writing how a deed with one male and one female buyer is charged, because the rules differ between states and the official pages we opened do not state it for Madhya Pradesh.
Madhya Pradesh vs neighbouring states
Madhya Pradesh is the southern edge of the corridor our buyers look at, and the comparison is usually with Rajasthan across the western border and Uttar Pradesh to the north. Rajasthan publishes a department sheet with 6% duty, a 30% surcharge on the duty and a 1% fee; Uttar Pradesh routes buyers to its online calculator. Madhya Pradesh's distinctive feature is the municipal and panchayat additions, which make the rural-versus-urban location of the khasra matter as much as the rate. See the Rajasthan stamp duty calculator and the Uttar Pradesh stamp duty calculator.
| Item | Madhya Pradesh (portal refused access, 24 Oct 2026) | Rajasthan (department sheet, 24 Oct 2026) |
|---|---|---|
| Stamp duty rate on sale | Not read | 6% of DLC value |
| Additions | Municipal / panchayat additions reported; not read | 30% of the duty as surcharge |
| Registration fee | Not read (2014 document listed) | 1% |
| Women buyer | Not confirmed | 5% duty; 4% for SC/ST/BPL women |
| Base value | Guideline rate or higher deed price | DLC value or higher deed price |

How to use this with your documents
- Khasra and B-1. Take the khasra (खसरा) numbers, area in hectares and land class from the MP land record; our general guide is checking land records online in India.
- Guideline rate. Find the village and the agricultural row in the district guideline list, and check whether the khasra lies inside a municipal or nagar panchayat boundary.
- Notification copies. Save the notifications you relied on with their dates.
- Deed draft. Make sure the buyer names and the location description on the deed match your computation.
- After registration. Apply for mutation (नामांतरण) at the tehsil and keep the e-stamp and fee receipts with the deed; see our mutation guide.
- Tax rules change; check the current year. Where the land is not agricultural land and the price crosses the TDS threshold, the buyer deducts tax at source under what was section 194-IA of the earlier Income-tax Act, 1961; the Income-tax Act, 2025 applies from the tax year starting 1 April 2026 and we could not confirm the current section number. See TDS on land purchase.
What we could not confirm
We could not confirm Madhya Pradesh's current conveyance rate, the municipal and panchayat additions and their urban and rural rates, the registration fee, any women's concession, or the current online registration steps, because the department portal refused automated access and the only other official document we found was a 2014 fee file we could not open. We also could not open our own earlier Madhya Pradesh stamp duty page on the day we checked. Every rupee figure on this page is therefore illustrative. Our full page is stamp duty in Madhya Pradesh; the steps around payment are in the land registration process.
