Stamp Duty Calculator Rajasthan: DLC-Based Land Cost Table (2026)
A static calculator for Rajasthan: the department's 6% duty, 30% surcharge and 1% registration fee, with the 5% and 4% women's rates, applied to land values from Rs 10 lakh to Rs 5 crore, with method and worked examples.
Use this page as a stamp duty calculator for land in Rajasthan. The Registration and Stamps Department's rate sheet gives 6% stamp duty on a sale deed, a surcharge of 30% of the duty, and a 1% registration fee, all on the DLC (डीएलसी) value or the higher deed price; women pay 5% duty and women of SC, ST or BPL category 4%. The table does the arithmetic for common land values; the method and examples show how to do it for your own deed.
Rajasthan stamp duty and registration fee table 2026
The table is arithmetic from the sheet "Rate of Stamp Duty & Registration (For Major Articles)" published by the Registration and Stamps Department on epanjiyan.rajasthan.gov.in, which we read on 24 October 2026. For a sale deed (विक्रय पत्र) the sheet gives stamp duty of 6% of the DLC, auction or allotment value and a registration fee of 1%, a surcharge (अधिभार) of 30% of the stamp duty made up of three 10% components (infrastructure, cow welfare and natural disaster), and rebated duty rates for women (5%), women of SC, ST or BPL category (4%) and persons with disabilities (5%). A separate department sheet on the Rajnivesh portal, headed "As applicable on 01-05-2024", also shows 6% duty and 1% fee for a general sale deed.

Read before relying on this table
The epanjiyan sheet carries no date and its Hindi text is in a legacy font, so some labels had to be read by position. Rates not yet verified by Farmland India beyond that sheet: confirm on epanjiyan.rajasthan.gov.in (Registration and Stamps Department) and the e-GRAS payment screen before relying on them, and record the notification number the Sub-Registrar relies on.
How Rajasthan stamp duty is computed
Rajasthan has its own Act, the Rajasthan Stamp Act, 1998, and values land at the District Level Committee rate, called the DLC rate (डीएलसी दर), which does the job the circle rate does in other states. The method for a sale deed of agricultural land is:
- Find the DLC value. Multiply the area by the DLC rate for the village, land type (irrigated, unirrigated, with or without well) and road frontage. Rajasthan records area in bigha and biswa with its own sizes; read bigha and biswa in Rajasthan and circle rate vs market rate.
- Take the higher of the DLC value and the price. The department sheet states the base as the DLC, auction or allotment value; where the deed price is higher the duty follows the price.
- Apply the stamp duty rate. 6% in general; 5% for a woman buyer; 4% for a woman of SC, ST or BPL category; 5% for a person with disabilities, per the sheet.
- Add the surcharge. 30% of the stamp duty (not of the land value). On a 6% duty this adds 1.8% of the value, so the all-in duty is 7.8%.
- Add the registration fee. 1% of the base. The sheet shows no rebate on the fee for women.
- Add the CSI fee. The sheet lists a copying, scanning and indexing fee of Rs 200 to Rs 300.
- Pay through e-GRAS. Duty and fee are paid online on the state's e-GRAS receipt system or through e-stamping, and the deed is presented on the epanjiyan appointment.
Three worked examples
These examples apply the department sheet to invented land values. The values are for arithmetic only and are not DLC rates for any village.
Example 1: 10 bigha near Jaipur, male buyer
- Agreed price Rs 45,00,000; DLC value Rs 52,00,000. Base = Rs 52,00,000, because the DLC value is higher.
- Stamp duty at 6% (general rate on the department sheet): Rs 3,12,000.
- Surcharge at 30% of the stamp duty: Rs 93,600.
- Registration fee at 1% of the base: Rs 52,000.
- Total payable: Rs 4,57,600, about 8.8% of the base. CSI fee (Rs 200 to Rs 300 on the sheet) extra.
Example 2: 25 bigha in Sikar district, female buyer (general category)
- Agreed price Rs 1,10,00,000; DLC value Rs 98,00,000. Base = Rs 1,10,00,000, because the agreed price is higher.
- Stamp duty at 5% (woman rate on the department sheet): Rs 5,50,000.
- Surcharge at 30% of the stamp duty: Rs 1,65,000.
- Registration fee at 1% of the base: Rs 1,10,000.
- Total payable: Rs 8,25,000, about 7.5% of the base. CSI fee (Rs 200 to Rs 300 on the sheet) extra.
Example 3: 4 bigha farmhouse plot near Jodhpur, female SC buyer
- Agreed price Rs 30,00,000; DLC value Rs 30,00,000. Base = Rs 30,00,000, because they are equal.
- Stamp duty at 4% (SC/ST/BPL woman rate on the department sheet): Rs 1,20,000.
- Surcharge at 30% of the stamp duty: Rs 36,000.
- Registration fee at 1% of the base: Rs 30,000.
- Total payable: Rs 1,86,000, about 6.2% of the base. CSI fee (Rs 200 to Rs 300 on the sheet) extra.
Example 2 shows the women's rebate on a large deal: the woman pays Rs 8,25,000 against Rs 9,68,000 for a male buyer on the same base, a saving of Rs 1,43,000. Example 3 shows the deeper rebate for an SC woman buyer.
Women buyers and other deeds
Rajasthan's rebate is built into the duty rate on the sheet: 5% for women in general and 4% for women of SC, ST or BPL category, against 6% otherwise. The surcharge still applies, as 30% of the lower duty. Our older cross-state page records an earlier Rajasthan position (5% general, 4% women, 3% SC/ST/BPL women, 20% surcharge) from a 2014 notification; the current sheet shows the higher figures above, so use this page's figures and confirm at the office. See stamp duty rebate for women by state.
| Instrument (department sheet) | Stamp duty | Registration fee |
|---|---|---|
| Sale deed, general | 6% of DLC / auction / allotment value | 1% |
| Sale deed, woman buyer | 5% | 1% |
| Sale deed, woman of SC / ST / BPL category | 4% | 1% |
| Sale deed, person with disabilities | 5% | 1% |
| Gift to father, mother, son, daughter, brother, sister or spouse | 2.5% | per sheet |
| Gift to wife, daughter, son's wife, grandson or granddaughter | Nil | per sheet |
| Gift, other cases | 1% (as read on the sheet; confirm) | per sheet |
| Surcharge on every duty above | 30% of the stamp duty | n/a |
The gift rows are read from garbled text and should be confirmed before you rely on them. For how a gift deed differs from a sale, read our sale deed guide and the land registration process.
Rajasthan vs the NCR states
Rajasthan's all-in cost for a male buyer at the sheet rates is 8.8% of the base, which is higher than Delhi's 7% (6% duty plus 1% fee) and well above Uttarakhand's capped total. For a woman buyer the gap narrows to 7.5% against Delhi's 5%. The DLC rate for agricultural land in Rajasthan is usually far below the DLC rate for converted (90A) land in the same village, so the land-use status on the jamabandi changes the base more than the rate does; read land conversion in Rajasthan under Section 90A. Compare the Delhi stamp duty calculator and the Haryana stamp duty calculator, and the overview at stamp duty and registration charges by state.
How to use this with your documents
- Jamabandi. Take the khasra (खसरा) numbers, area in bigha-biswa and land type from the jamabandi on Apna Khata; see Rajasthan Apna Khata.
- DLC rate. Look up the village on the epanjiyan DLC rate search, choose the matching land type and multiply. Agricultural land is rated per bigha or per hectare depending on the district list; convert the area to the same unit.
- Category documents. The 5% and 4% rates follow the buyer named in the deed; a caste certificate or BPL card may be required for the deeper rebate. Ask the Sub-Registrar which proof is accepted.
- Payment proof. Keep the e-GRAS challan and e-stamp certificate with the registered deed; the mutation application needs them.
- Eligibility. Rajasthan has rules on who may buy agricultural land and ceiling limits; read agricultural land rules in Rajasthan.
What we could not confirm
We could not confirm the date and notification number behind the epanjiyan sheet, whether the three 10% surcharges are all currently in force, the exact gift-deed rows, any rural-versus-urban difference, or the e-GRAS payment steps. The legacy font on the sheet means some rows were read by position. If the Sub-Registrar's computation differs from this page, ask for the notification it relies on and send it to us.
