Stamp Duty Calculator Haryana: Land Registry Cost Method (2026)

A static calculator page for Haryana land: how duty is computed on the collector rate, how to use the state's online Stamp Duty Calculator for Sale Deed, a lookup template and worked examples at an illustrative rate.

Farmland India Reviewed ยท Updated October 2026 ยท Rates not yet verified; Jamabandi calculator steps below

Use this page as a stamp duty calculator for land in Haryana. The Revenue and Disaster Management Department's land records portal, jamabandi.nic.in, hosts a Stamp Duty Calculator for Sale Deed, and the department's FAQ confirms that the value of the land is based on the collector rate (เค•เคฒเฅ‡เค•เฅเคŸเคฐ เคฐเฅ‡เคŸ) and that duty and fee are computed by the HARIS system at the Sub-Registrar office. We could not read the current percentage on an official page, so this page gives the method, the lookup steps and a template, with examples at a clearly labelled illustrative 5%.

Haryana stamp duty table 2026: what we can and cannot show

We searched the official Haryana portals on 24 October 2026. The Jamabandi portal lists a Stamp Duty Calculator for Sale Deed and a stamp duty page, but both refused automated access, so we could not read the rate they apply. The Revenue Department FAQ, which we did open, says the value of the land is based on the Collector's rate, that stamp duty, registration fee and service charges are calculated through the computerised HARIS system and can be checked at the HARIS counter of the Sub-Registrar or Joint Sub-Registrar office, that stamp papers up to Rs 10,000 can be bought from stamp vendors, and that for larger amounts the stamp is obtained from the treasury after depositing the money at the State Bank of India under head 0030, Stamp and Registration. The FAQ states no percentage and no women's concession.

Rates not yet verified

Rates not yet verified by Farmland India: confirm on Jamabandi Haryana (jamabandi.nic.in, Revenue and Disaster Management Department) before relying on them. Every percentage in the worked examples below is an illustrative assumption, not the state rate. Use the lookup steps on this page to get the live figure for your deed, then put that figure into the same method.

Because of that, the centre of this page is a two-part table. The first part is a template you fill from the official portal; the second shows the arithmetic at an illustrative 5% so that you can see how the method scales, with every other column left for the figure you look up.

How Haryana stamp duty is computed

Stamp duty in Haryana is charged under the Indian Stamp Act, 1899 as amended for the state, with the registration fee under the state's fee table, and the land value fixed by the district collector rate. Haryana's rates are widely described as differing between rural and urban areas and between male, female and joint buyers, but we could not read those figures on an official page. The method the HARIS system applies is:

  1. Value the land at the circle rate. Multiply the area by the collector rate for the village and land class. Haryana records agricultural land in kanal and marla, with killa and acre for larger parcels; read kanal and marla in Haryana and Punjab and circle rate lookup for Haryana. District collector rates are notified by the Deputy Commissioner, and draft rates are published for objections on the Revenue Department site.
  2. Compare with the agreed price. The higher figure is the base. The department FAQ says the value is based on the collector rate; if your deed price is higher, expect the higher figure to be used.
  3. Apply the stamp duty rate for the buyer. The Stamp Duty Calculator for Sale Deed on jamabandi.nic.in applies the rate for your district, area type and buyer; the HARIS counter at the Sub-Registrar office gives the same computation. Record the rupee result and the percentage if shown.
  4. Add the registration fee. Haryana's registration fee is a slab-based or percentage fee set by state notification. We could not read the current table; take the figure from the calculator or the HARIS counter.
  5. Add any cess or surcharge. Municipal bodies in several states, Haryana among them, are reported to add a duty on transfers within municipal limits; we could not confirm this on an official Haryana page. Ask whether your land falls inside a municipal boundary, because the answer may change the total.
  6. Pay through the official channel. For duty up to Rs 10,000 the FAQ points to stamp vendors; above that, to the treasury after an SBI deposit under head 0030. E-stamping is also in use in Haryana; confirm the current channel at the Sub-Registrar office before paying.

How to get the live rate on Jamabandi Haryana (jamabandi.nic.in, Revenue and Disaster Management Department)

  1. Open jamabandi.nic.in, the Haryana land records portal, and look for Stamp Duty Calculator for Sale Deed under the registration or stamp duty menu.
  2. Select the district, tehsil and village or urban area; the area type (rural or urban) drives the rate.
  3. Enter the land value (the higher of the collector-rate value and the price) and the buyer category offered on screen.
  4. Note the stamp duty and registration fee results, with the date.
  5. Cross-check the collector rate itself on the Revenue Department's District Collector Rates page (revenueharyana.gov.in) for the village and land class.
  6. At the Sub-Registrar office, ask the HARIS counter for the computation; the department FAQ says this is where duty, fee and service charges are calculated.
  7. Ask whether any municipal transfer duty applies to the location and whether a women's or joint-buyer rate applies to your deed.

Three worked examples at an illustrative 5%

The examples use an illustrative 5% duty so the method is visible. They are not Haryana rates, and the land values are invented for the arithmetic. Area is given in kanal and acres for readability; use the collector-rate list's unit for the real computation.

Example 1: 16 kanal (2 acres) near Sohna, male buyer

  1. Agreed price Rs 90,00,000; circle-rate value Rs 1,04,00,000. Base = Rs 1,04,00,000, because the circle-rate value is higher.
  2. Stamp duty at an illustrative 5%: Rs 1,04,00,000 ร— 5% = Rs 5,20,000. Illustrative only: replace 5% with the rate the Haryana portal gives for your buyer category.
  3. Registration fee: look up the Haryana rate and any cap, apply it to Rs 1,04,00,000, and add it.
  4. Cess or surcharge, if the portal shows one: add it.
  5. Total = duty + fee + cess. Compare your total with the official calculator's figure before you pay.

Example 2: 1 acre in Karnal district, female buyer

  1. Agreed price Rs 48,00,000; circle-rate value Rs 45,00,000. Base = Rs 48,00,000, because the agreed price is higher.
  2. Stamp duty at an illustrative 5%: Rs 48,00,000 ร— 5% = Rs 2,40,000. Illustrative only: replace 5% with the rate the Haryana portal gives for your buyer category.
  3. Registration fee: look up the Haryana rate and any cap, apply it to Rs 48,00,000, and add it.
  4. Cess or surcharge, if the portal shows one: add it.
  5. Total = duty + fee + cess. Compare your total with the official calculator's figure before you pay.

Example 3: 5 acres in Palwal, joint husband and wife

  1. Agreed price Rs 1,75,00,000; circle-rate value Rs 1,75,00,000. Base = Rs 1,75,00,000, because the agreed price is higher.
  2. Stamp duty at an illustrative 5%: Rs 1,75,00,000 ร— 5% = Rs 8,75,000. Illustrative only: replace 5% with the rate the Haryana portal gives for your buyer category.
  3. Registration fee: look up the Haryana rate and any cap, apply it to Rs 1,75,00,000, and add it.
  4. Cess or surcharge, if the portal shows one: add it.
  5. Total = duty + fee + cess. Compare your total with the official calculator's figure before you pay.

Women buyers and joint ownership

Haryana is generally described as charging a lower stamp duty to women and an intermediate rate to joint male-female buyers, with different figures for rural and urban areas, but the official FAQ we opened states no concession and the calculator refused automated access. Until we read the table on the official portal, treat any women's rate for Haryana as unconfirmed. The calculator or the HARIS counter will show the difference in rupees when you enter the buyer category.

For a comparison across states, including the states where we have read an official rate, see stamp duty rebate for women by state. For joint purchases, ask the Sub-Registrar in writing how a deed with one male and one female buyer is charged, because the rules differ between states and the official pages we opened do not state it for Haryana.

Haryana vs neighbouring states

Haryana's Gurgaon, Faridabad, Sohna and Palwal belts compete directly with Delhi and the Noida side of Uttar Pradesh for farmhouse and farmland buyers. Delhi publishes 6% (4% for women) plus a 1% fee on an official page; Uttar Pradesh and Haryana both route buyers to a state calculator. Haryana's rural-versus-urban distinction matters more here than in Delhi, because many farmland villages near Gurgaon fall inside municipal limits. See the Delhi stamp duty calculator, the Uttar Pradesh stamp duty calculator and the Punjab stamp duty calculator.

How to use this with your documents

  • Jamabandi and fard. Take the khewat, khasra (เค–เคธเคฐเคพ) numbers, area in kanal-marla and land class from the jamabandi nakal; see jamabandi nakal Haryana and fard Haryana.
  • Collector rate. Find the village and class in the district collector-rate list; check whether the village or the specific khasra falls in a municipal or controlled area, because the rate and any extra duty change.
  • Calculator result. Save the online calculator result with the date, or get the HARIS counter computation in writing.
  • Deed draft. Make sure the buyer names and the area type on the deed match what you entered.
  • After registration. Track the mutation and check the encumbrance; see mutation status Haryana and encumbrance check on Jamabandi Haryana.
  • Tax rules change; check the current year. Where the land is not agricultural land and the price crosses the TDS threshold, the buyer deducts tax at source under what was section 194-IA of the earlier Income-tax Act, 1961; the Income-tax Act, 2025 applies from the tax year starting 1 April 2026 and we could not confirm the current section number. See TDS on land purchase.

What we could not confirm

We could not confirm the current stamp duty percentages for rural and urban Haryana, the male, female and joint-buyer rates, the registration fee table, any municipal transfer duty, or the exact menu names on the Jamabandi calculator, because the official calculator pages refused automated access. The department FAQ confirms the collector-rate base and the HARIS computation but no figures. Every rupee figure on this page is therefore illustrative. Our full page is stamp duty in Haryana; the steps around payment are in the land registration process.

Frequently Asked Questions

What is the stamp duty on land in Haryana?
We could not read the current rate on an official page. The Jamabandi portal's Stamp Duty Calculator for Sale Deed and the HARIS counter at the Sub-Registrar office give the figure for your land.
Where is the official Haryana stamp duty calculator?
On jamabandi.nic.in, the Haryana land records portal, listed as Stamp Duty Calculator for Sale Deed.
Is Haryana stamp duty charged on the collector rate?
The Revenue Department FAQ says the value of the land is based on the Collector's rate. If the deed price is higher, expect the higher figure to be used.
Do women pay less stamp duty in Haryana?
Haryana is widely described as charging women a lower rate, but the official FAQ we opened states no concession and we could not open the calculator. Treat it as unconfirmed until you see it on the portal.
Is there a different rate for rural and urban land in Haryana?
Reported widely, but not read by us on an official page. Ask whether your village falls within municipal limits, which can also attract an additional duty.
What is HARIS?
The Haryana Registration Information System, the computerised system at Sub-Registrar offices that, per the department FAQ, calculates stamp duty, registration fee and service charges.
How do I buy the stamp paper in Haryana?
Per the FAQ, from stamp vendors up to Rs 10,000, and from the treasury above that after depositing the amount at SBI under head 0030, Stamp and Registration. E-stamping is also in use; confirm at the office.
Is the 5% in the examples the Haryana rate?
No. It is an illustrative figure to show the method. Replace it with the calculator's result.
Where are Haryana collector rates published?
District-wise on the Revenue Department site (revenueharyana.gov.in), including draft rates for objections, and on the Jamabandi portal. Our guide is circle rate lookup for Haryana.
Does agricultural land have a lower collector rate than plots?
Yes in practice: collector-rate lists rate agricultural land per acre or kanal at a lower figure than residential or commercial plots in the same village, so the base, and the duty, is lower.
