Sub-area overview

Kharkhoda โ€” an acquired industrial township beside two expressways

Buying agricultural land in Kharkhoda means buying next to a township that the state has already acquired. Kharkhoda is a town and tehsil in Sonipat district with 25,051 people at the 2011 Census, about 19 km from Sonipat. The KMP Expressway is reported about 1 km away and the Delhi-Amritsar-Katra Expressway about 5 km away (approximate; confirm interchanges). IMT Kharkhoda, an Industrial Model Township developed by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC), hosts a car plant on about 800 acres, according to the operator's press release dated 2 July 2026, when the plant was inaugurated.

The land market is likely to react to that, and Farmland India estimates farm land here at about โ‚น2โ€“5 crore per acre*, indicative only. We have not read the zoning for Kharkhoda under the Sonipat plan for 2031; check it with the District Town Planner, and note that a Change of Land Use (CLU) certificate is needed for any non-farm use. A 2019 Tribune item also mentioned a proposed smart city near Kharkhoda, for which we found no later status.

Farmland India's view is to separate three kinds of land: acquired or notified HSIIDC blocks, fringe parcels priced for industry, and plain farmland further out. Read the Sonipat district page and the Haryana agricultural land rules guide, then check HSIIDC and DTCP notices for the khasra before comparing a Kharkhoda parcel with farmland anywhere else.

Agriculture & terrain

Soil, crops & water in Kharkhoda

Kharkhoda is on the western, more agricultural side of Sonipat, now drawn into the expressway network.

Soil & crops

The CGWB district profile is reported to give Sonipat net area sown of 1,470 sq km and soils of sandy loam to loamy sand (confirm against the profile), and the western tehsils are more agricultural than the Delhi edge. We found no crop figures specific to Kharkhoda tehsil, and land near the township is being repriced for industry. Data: Soil Health Card portal.

  • Upland plain
  • Sandy loam
  • Wheat and rice
  • Industrial fringe

Water

We did not match Kharkhoda's block to a groundwater category, so read the HWRA notice. Ask for a borewell record and water-quality test, and ask the district office whether a new borewell needs permission.

Mandi price reference

Land around the township is priced for industry, not crops. Wheat and rice prices for Sonipat-district markets are on Agmarknet; we have not matched a mandi to Kharkhoda.

Micro-market report โ€” Kharkhoda

Farmland India view

Why buyers look at Kharkhoda

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

A named employment anchor

A car plant on IMT Kharkhoda was inaugurated in July 2026 according to the operator, which is a demand driver for worker accommodation and supplier land.

Two expressways close by

The KMP Expressway (about 1 km) and the Delhi-Amritsar-Katra Expressway (about 5 km) give the tehsil road access that few western Sonipat towns have had.

Western Sonipat still farm-priced further out

Away from the township, western Sonipat is more agricultural than the Delhi edge, so the lower end of the estimate* applies.

Public planning exists

IMT Kharkhoda is an HSIIDC project and the area falls under the Sonipat plan, so there are notices to check.

STRAIGHT TALK

Risks & challenges specific to Kharkhoda

Specific to this micro-market, beyond the Sonipat and Haryana-wide points.

Acquisition and notification

IMT Kharkhoda was acquired by HSIIDC, and land near acquired or notified blocks can be released, rezoned or acquired. Check HSIIDC and DTCP notices for the khasra.

Industrial expectations, not farm price

Land beside an acquired industrial township may be offered on industrial or frontage expectations. Do not assume a farm rate; the estimate* is indicative, so compare registered sale deeds.

CLU mandatory

CLU is needed for any non-farm use and fringe villages can carry compliance gaps. Ask for the CLU letter and the licence if land is divided.

Plots need a licence

Under section 3 of the Haryana Development and Regulation of Urban Areas Act, 1975, a colony needs a licence from the Director, Town and Country Planning, and the Act bars transferring or advertising plots in an unlicensed colony. Ask for the licence number and check it with DTCP before paying any booking amount.

Land-use conflict with farming

Farm parcels beside factories and truck routes can face noise, dust and access pressure. Visit on a working day.

Corporate figures change

Capacity and investment figures for the plant are company projections and are being phased in. Do not price land on a company's projections.

NRIs and OCIs cannot buy agricultural land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India. Residential or commercial plots in licensed areas are a separate question for a lawyer, so take advice before paying any token amount.

Stamp duty and Collector rate

The Haryana government statement reported by The Tribune on 28 August 2025 put sale-deed duty for urban areas at 7% for men (including a 2% development fee) and 5% for women. The rural rates of 5% and 3%, and the 1% registration fee, come from lender and rate-guide pages, so confirm them with the Sub-Registrar. Duty is charged on the higher of the deal value and the Collector rate. Parcels inside a municipal limit take the urban rate; most Kharkhoda farmland is in rural revenue estates. No district-wide Sonipat Collector rate was confirmed.
