Sub-area overview
Rai — an industrial-edge farmland market on NH-44, close to Delhi and Kundli
Agricultural land in Rai is flat plain farmland on the Delhi side of Sonipat, close to NH-44 and a long-established industrial and institutional belt (an HSIIDC industrial area at Rai has been reported; CONFIRM). Our estimate is ₹2–4.5 crore per acre*, which makes it one of the higher-priced farm markets in the Haryana corridor because of the nearness to Delhi. Rai is about 40 km from Delhi by road (approximate) and sits in the NCR planning region, so buyers are a mix of local landowners, small manufacturers and Delhi investors who want a holding plot.
Two major roads shape the area. NH-44 runs through the district, and the Kundli–Manesar–Palwal (KMP) Expressway ring-road starts at Kundli on the NH-44 side (our understanding; CONFIRM the nearest interchange to Rai). NHAI's September 2026 update (Business Today, 8 Sep 2026) described the Delhi–Amritsar–Katra Expressway as an access-controlled project of about 680 km starting near Nilauthi village in Jhajjar district at the KMP Expressway; the article did not mention Rai or give a completion date.
Our estimate is ₹2–4.5 crore per acre*, indicative only, so check it against registered sale deeds and the collector rate from the Sub-Registrar. Read the Sonipat district page and the Haryana agricultural land rules first. Near an industrial estate, farm land is often earmarked for urban or industrial use, so ask for the land-use status of every khasra.

Connectivity
How Rai connects
Rai is on the Delhi side of Sonipat, near NH-44 and the Kundli end of the KMP Expressway. Distances are not route-checked.
By road and rail
Read this before relying on distances
Rai sits among industrial plots, warehouses and village lanes, and a plot that looks close to NH-44 may be reached only by a narrow lane. Check the actual approach road and ask whether the khasra falls inside an industrial-estate boundary, a road widening or a sector plan.

Agriculture & terrain
Soil, crops & water in Rai
Rai is flat alluvial farmland on the Delhi–Sonipat belt: wheat and paddy are typical of the district, with vegetables near the city.
Soil & crops
Sonipat district lies on the Yamuna alluvial plain, and wheat and paddy are the usual crops (general district pattern; we did not read a district crop statement for this page). Soils are mostly loamy, with heavier or saline pockets in low areas. Check a soil test for any plot you plan to farm. Data: Soil Health Card site.

Water
We did not read the Rai block category in the Haryana Water Resources Authority notice or the CGWB assessment, so confirm both before you rely on a borewell. Tubewells and canal water are the usual sources, and water quality near industrial areas can vary. Groundwater categories: CGWB.
Mandi price reference
Sonipat area markets report to Agmarknet (confirm the market name). We did not pull a current price, so check live prices before comparing farm income with the land cost. Live prices: Agmarknet.

Why buyers look at Rai
Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.
Close to Delhi
Rai is on the Delhi side of Sonipat, so it is a short drive from the capital by NCR standards. Our estimate is ₹2–4.5 crore per acre*; check the collector rate with the Sub-Registrar.
NH-44 and a ring-road link
NH-44 and the KMP Expressway are already in the area, so access does not depend on a future road.
Flat, usable fields
Plain land is easy to survey, fence and farm, and PLPA exposure is low on the plains.
Industrial demand next door
An industrial belt nearby gives labour, rental and warehouse demand, but it can also take farm land into urban plans.
Listing data is not legal advice. Confirm title and land-use status with DTCP, the district revenue office and the Sub-Registrar.
STRAIGHT TALK
Risks & challenges specific to Rai
Specific to this micro-market, beyond the Gurgaon and Haryana-wide points.
Industrial estate and urban plans
Near an industrial estate, farm land can sit inside an estate boundary, a development plan or a road alignment. Ask HSIIDC, DTCP and the Municipal body whether the khasra is inside a plan before you pay.
Yamuna flood and drainage
The Yamuna floodplain lies to the east. Low fields can flood or hold water in the monsoon, so ask neighbours and the irrigation department about flood and drainage history.
A farmhouse needs permission, not a brochure
In an agricultural zone a farmhouse needs a Change of Land Use (CLU) permission from DTCP before any structure. Haryana has a farmhouse policy with minimum area and coverage conditions that we carried from other Haryana pages without re-reading the notification (CONFIRM). Ask for the CLU or licence in writing, per khasra.
Prices vary widely
Prices on NH-44 frontage, near industrial plots and on interior village roads can differ sharply. Our estimate of ₹2–4.5 crore per acre* is indicative, so rely on the collector rate and recent registered sale deeds.
Groundwater and water quality
We did not read the block category or a water-quality report for Rai. Ask for the water source, a borewell report and a water test before you pay.
Stamp duty and the collector rate
The Haryana government told the media in August 2025 that sale-deed duty has stayed at 7% for men and 5% for women since 2008 (The Tribune, 28 Aug 2025, carried from our Haryana notes and not re-read). Duty is charged on the higher of the deal value and the collector rate, so ask the Sub-Registrar which rate applies to the village (CONFIRM).
NRIs and OCIs cannot buy this land
FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India. They can buy residential and commercial land in approved areas, so a farmhouse or farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
