Sub-area overview

Kundli โ€” Delhi's northern gateway, now a planned urban complex

Agricultural land in Kundli is rare, and most of what is sold as land here is plots or industrial space. Kundli is a municipal committee town in Sonipat district, about 31 km north-west of central Delhi and 1.6 km north of the Singhu border (approximate). The Industrial Model Township Kundli was set up by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC) on Delhi's northern border, next to Narela, and a 2019 Tribune report put the Kundli industrial area at 560 acres. The National Institute of Food Technology Entrepreneurship and Management (NIFTEM) is also here.

For a land buyer the plan matters more than the crop. A secondary map source says the Development Plan 2031 for the Sonipat-Kundli Multifunctional Urban Complex covers 20,220 hectares across 92 sectors and was notified on 25 November 2020; land inside it follows sector zoning, and DTCP Haryana administers approvals. Transport is the other driver: the Kundli-Manesar-Palwal (KMP) Expressway begins here, a metro corridor from Rithala through Narela to Nathupur was approved on 6 December 2024 with stations at Kundli and Nathupur, and the Delhi-Karnal RRTS was approved by the Haryana cabinet on 24 March 2026 with the Centre's approval pending.

Farmland India estimates farm land here at about โ‚น6โ€“15 crore per acre*, indicative only; plot and industrial prices are a different market. Ask the Sub-Registrar for the Collector rate. Read the Sonipat district page and the Haryana agricultural land rules guide, then check any plot's licence and sector zoning before paying.

How Kundli connects

Read this before relying on distances

The metro and RRTS are plans. The Tribune reported the metro tender stage and the report we read for it was undated, and the RRTS awaits Union Cabinet approval, so do not price land as if either is built. We give no drive times because NH-44 near the Delhi border is heavily congested at peak hours.

Agriculture & terrain

Soil, crops & water in Kundli

Kundli is flat upland alluvial plain on Delhi's border, and little open cropland remains inside the plan area.

Soil & crops

The CGWB district profile gives Sonipat net area sown of 1,470 sq km and soils of sandy loam to loamy sand, and the district grows wheat, rice, vegetables and horticulture. We found no crop data for Kundli specifically, and the land around the town is mainly plotted, industrial or held for the urban plan. Data: Soil Health Card portal.

  • Sandy loam
  • Wheat, vegetables
  • Urban edge

Water

The Sonipat page records that half the district's groundwater blocks are over-exploited; we did not match Kundli's block to a category, so check the HWRA notice. Land close to the Yamuna east of the district has a separate flood-plain risk. Ask for a borewell record and for the parcel's distance from any drain or the khadar.

Mandi price reference

Land value around Kundli follows Delhi-edge demand, not crops. Wheat and vegetable prices for Sonipat markets are on Agmarknet; we have not matched a mandi to Kundli.

Micro-market report โ€” Kundli

Farmland India view

Why buyers look at Kundli

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

Next to Delhi

Kundli is about 31 km from central Delhi and 1.6 km from the Singhu border, closer than any Gurugram farm belt.

Road links in place

The KMP Expressway opened in 2018 and NH-44 serves the town, so road access is delivered, not planned.

Industrial and university base

IMT Kundli, a 560-acre industrial area and NIFTEM give the town an existing employment and education base.

Planned metro and RRTS

Both are approved on paper, which is why interest is high; neither is built, so treat them as upside, not as price support today.

STRAIGHT TALK

Risks & challenges specific to Kundli

Specific to this micro-market, beyond the Sonipat and Haryana-wide points.

Plots, not farms

Most Kundli land is sold as plots or industrial space. Ask whether the sale is agricultural land, a licensed layout or an HSIIDC allotment; their rights differ.

Controlled area and CLU

Much of the area lies inside the Sonipat-Kundli urban complex plan. A farmhouse or non-farm use needs Change of Land Use, and sector roads or green belts may cut across a parcel.

Plots need a licence

Under section 3 of the Haryana Development and Regulation of Urban Areas Act, 1975, a colony needs a licence from the Director, Town and Country Planning, and the Act bars transferring or advertising plots in an unlicensed colony. Ask for the licence number and check it with DTCP before paying any booking amount.

Plot and industrial prices are different

Plot and industrial prices are not an agricultural rate. Compare only like with like.

Metro and RRTS are not built

Metro is at tender stage and RRTS awaits Union Cabinet approval. Timelines have slipped on similar projects, so price on today's access.

NRIs and OCIs cannot buy agricultural land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India. Residential or commercial plots in licensed areas are a separate question for a lawyer, so take advice before paying any token amount.

Stamp duty and Collector rate

The Haryana government statement reported by The Tribune on 28 August 2025 put sale-deed duty for urban areas at 7% for men (including a 2% development fee) and 5% for women. The rural rates of 5% and 3%, and the 1% registration fee, are not officially confirmed here, so confirm them with the Sub-Registrar. Duty is charged on the higher of the deal value and the Collector rate. Parcels inside the Kundli municipal limit take the urban rate. No district-wide Sonipat Collector rate was confirmed.

Is there agricultural land in Kundli?

Very little inside the town. Most land is plotted, industrial or inside the Sonipat-Kundli urban complex plan, so ask whether a parcel is recorded as agricultural and whether CLU is needed.
