Sub-area overview

Khurja — a ceramics town on the freight corridor, with farmland and two expressway questions around it

Khurja is a ceramics town in Bulandshahr district, and the district portal says it is recognised for ceramic work. Land here splits into three kinds: farmland in the doab plain, parcels beside the town and its industrial areas, and land that may fall inside an expressway or Noida-side planning alignment. Farm and agricultural land is priced per acre, and our estimate is ₹60 lakh–1.5 crore per acre*, indicative only. We found no registered-deed series for Khurja.

Two things set Khurja apart from the rest of the district. First, it is where the Western and Eastern Dedicated Freight Corridors link; the 173 km New Khurja–New Rewari section was dedicated on 25 January 2024 (PMO, reported). Second, the district industrial profile lists a 1,200-acre UPSIDC industrial area at Khurja that was acquired but not yet developed (undated table). Freight and industrial land tends to follow these links more than farmland does. The Ganga Expressway, inaugurated on 29 April 2026, passes through Bulandshahr district (Swarajya, reported); we found no source naming its Khurja-side exit.

Before any advance, read the Bulandshahr district page and the state-wise land laws guide. A 74 km airport link road to the Ganga Expressway crosses 48 Bulandshahr villages and a sales ban along it was reported in July 2025, and 63 villages of the New Noida (DNGIR) region lie in the district. Ask the District Magistrate's office whether the survey number falls inside either list.

Read this before relying on the expressway

The airport link is approved and tendered, not built, and a land-sales ban along its alignment was reported in July 2025 with no end date found. A parcel that looks close to an expressway on a map may sit inside an acquisition alignment. Ask for the alignment map and notification for the exact survey number, and price the road you can drive today.

Agriculture & terrain

Soil, crops & water in Khurja

Khurja is flat doab farmland: wheat, sugarcane and maize on tubewell water, with a ceramics town beside it.

Soil & crops

The district portal lists wheat, corn, barley, jowar, millet, cotton and sugarcane as the district's crops, and the CGWB district brochure (2012-13, older data) describes sandy, clay and loam soils with barren kallar patches. We found no village-level crop or soil data for Khurja. Take it from the district agriculture office. Data: Soil Health Card site.

  • Wheat
  • Sugarcane
  • Maize
  • Barley

Water

Tubewells supplied about 90% of irrigated area in 2010-11 (CGWB brochure, as cited on the district page), and Khurja block was put at 95.67% groundwater development, a critical level. The UP Ground Water Department's 2022 filing also lists Khurja as critical (reported; confirm). Test any borewell and check the block category before relying on it. Groundwater categories: CGWB.

Mandi price reference

We quote no mandi price for Khurja because no dated figure was read. Cane and wheat income is unlikely to explain highway-edge prices, so price a parcel on location and permitted use, not on crop yield. Live prices: Agmarknet.

Micro-market report — Khurja

Farmland India view

Why buyers look at Khurja

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

A freight link at the town

Khurja is where the two freight corridors link, which supports logistics and industrial demand around the town rather than farm income.

Expressway access in the district

The Ganga Expressway is open through the district, though we could not source the nearest exit. Price today's access, not the airport link.

Lower entry than the Noida side

Our estimate of ₹60 lakh–1.5 crore per acre* is indicative; compare registered sales in the same village and the collector rate.

Paperwork decides value

Alignment, DNGIR and conversion status are parcel-specific, so a buyer who has them in writing is better placed.

STRAIGHT TALK

Risks & challenges specific to Khurja

Specific to this micro-market, beyond the Bulandshahr and Uttar Pradesh-wide points.

Alignment and sales-ban exposure

Forty-eight Bulandshahr villages lie on the airport link and a ban on sales along it was reported in July 2025. Ask for the alignment map and notification for the survey number before paying.

DNGIR villages

Sixty-three of the 84 New Noida villages are in Bulandshahr, and a purchase halt was reported in January 2024. We found no village list, so ask the Noida Authority.

Industrial land is not farmland

The 1,200-acre UPSIDC area at Khurja was acquired but not yet developed, so land near it carries zoning and acquisition questions that matter more than yield.

Groundwater and water quality

Khurja block was listed as critical in a 2022 filing and the CGWB 2012-13 brochure put it at 95.67% development. Check the current category and test borewell water.

Conversion route

Non-farm use needs a Section 80 declaration under the UP Revenue Code; a 2026 ordinance counts a development authority approval as that declaration. Confirm which applies to the village.

Buyer limits and stamp duty

The UP Revenue Code limits how much a buyer may hold, and duty is charged on the higher of the deed value and the collector rate. Ask the Sub-Registrar for the village rate; we did not confirm the current duty.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from agricultural land, plantation land and farmhouses. Confirm status with a lawyer before paying a token amount.
