District overview

Bulandshahr — Ganga–Yamuna doab farmland, a ceramics town and a new expressway

Bulandshahr covers 4,353 sq km between the Ganga on the east and the Yamuna on the west. It had 34,99,171 people at the 2011 Census, in seven tehsils and 16 development blocks (district portal, October 2026). The industrial profile gives 34,98,507 for the same Census (industrial profile), so take the area and tehsil of any parcel from the revenue record, not from a summary.

For a land buyer the district splits into three belts. Khurja is the ceramics town: the district portal says Khurja is known for ceramic work (district portal, October 2026), the industrial profile lists a 1,200-acre UPSIDC industrial area there that was acquired but not yet developed (industrial profile), and the New Khurja–New Rewari section of the Dedicated Freight Corridor, dedicated in January 2024, links the Western and Eastern corridors (PMO, January 2024). Sikandrabad and the western side carry a 1,400-acre UPSIDC industrial area (industrial profile). Siana and the eastern belt is where the Ganga Expressway passes through the district (Swarajya, June 2026) and where the planned airport link ends. We found no sourced per-acre price series for any of the three belts.

Noida-side demand is the obvious pull: 63 of the 84 DNGIR villages lie in this district (Millennium Post, July 2026), and the Ganga Expressway and the airport link tie it to Gautam Buddh Nagar. Prices can differ a great deal between a highway edge, an industrial area and the farming interior, so compare registered sales for the same village. Compare Gautam Buddha Nagar and Hapur before settling on a belt.

What is moving prices in Bulandshahr

Reported figures and project status, with the source and month of each. Where no official or dated figure exists, we say so.

Prices: no sourced series

We publish no per-acre band for Bulandshahr, because the only figures available were listing-site asking prices, which cannot be traced to registered deals. The Stamp Department’s collector rates were not opened for this page: ask the Sub-Registrar for the village rate and for recent registered sales in the same village. Two reports of the DNGIR acquisition rate (Swarajya, July 2026 and Millennium Post, July 2026) disagree, so we show neither.

Land sales along the airport link

In July 2025 Swarajya reported that UPEIDA had banned all land sales and purchases along the proposed alignment, with no start or end date stated, and that district authorities had begun surveying affected plots (Swarajya, July 2025). We found no report of the ban being lifted or confirmed in 2026, so treat any village on the 56-village list as restricted until the District Magistrate’s office says otherwise.

Plots and small parcels

We found no sourced per-sq-yd price for plots near Bulandshahr, Khurja or Sikandrabad. Small plots near towns are a different product from farmland, and a plot sold inside a layout needs its approval checked with the development authority that covers the village, if any.

Ganga Expressway

The 594 km Meerut–Prayagraj expressway was inaugurated on 29 April 2026 (AIR, April 2026) and passes through Bulandshahr district (Swarajya, June 2026). We found no interchange list for the district and no registered-sale series that shows a price step beside the road, so treat any premium a seller quotes as a claim to test.

Khurja industry and freight

The district industrial profile lists UPSIDC industrial areas of 1,400 acres at Sikandrabad and 1,200 acres at Khurja, the latter acquired but not yet developed; the table is undated (industrial profile). The Prime Minister dedicated the 173 km double-line electrified New Khurja–New Rewari section of the Dedicated Freight Corridor on 25 January 2024, linking the Western and Eastern corridors (PMO, January 2024).

Which unit?

This page quotes per acre or per sq yd where it quotes anything. Ask for the area as recorded on the khatauni, in acres or sq m, and match it to the survey number before comparing two offers.

Connectivity

How Bulandshahr connects — road, rail, air and corridors

Bulandshahr’s link to Delhi and the NCR runs through Noida, its neighbour. Journey times vary with traffic and road works, so check a live route before planning visits.

🚚 Freight and the Ganga Expressway

Khurja is where the Western and Eastern Dedicated Freight Corridors link (PMO, January 2024), and the Ganga Expressway passes through the district. The effect is likelier on logistics and industrial land around Khurja and Sikandrabad than on farmland directly; we found no study that measures it. See our Jewar airport land guide for the airport belt next door.

Operational · inaugurated April 2026

Ganga Expressway

The 594 km Meerut–Prayagraj expressway was inaugurated on 29 April 2026 (AIR, April 2026). Swarajya reports that it passes through Bulandshahr district (Swarajya, June 2026). We found no source naming the Bulandshahr interchanges, so confirm the stretch and the nearest exit with NHAI.

Operational

Dedicated Freight Corridor at Khurja

The 173 km double-line electrified New Khurja–New Rewari section was dedicated on 25 January 2024 (PMO, January 2024). Khurja is where the two freight corridors link, so the effect is on freight and warehousing land.

Operational · opened June 2026

Noida International Airport, Jewar

Commercial operations began on 15 June 2026 (airport operator press release; Indian Infrastructure, June 2026). The airport lies in Gautam Buddh Nagar, the neighbouring district, and is the airport reference point for this page.

Approved · tenders being invited

Noida Airport–Ganga Expressway link

A 74 km, six-lane corridor, expandable to eight, from the Yamuna Expressway near Film City to the Ganga Expressway near Siana, in two phases (24 km from Bhaipur Brahmanan to Bichaula and 50 km from Bichaula to the Siana area). It crosses 56 villages, 48 in Bulandshahr. The state cabinet approved it on 4 August 2026 at Rs 8,585.51 crore (Swarajya, August 2026); Business Today reports tenders invited, completion targeted within three years and about 90% of the land in the Yamuna Authority area acquired (Business Today, August 2026).

Agriculture & terrain

Soil, water & crops in Bulandshahr

Bulandshahr is Ganga–Yamuna doab country: tubewell-irrigated cane and wheat, with several blocks under groundwater stress.

🌾 Crops and soil

The district portal lists wheat, corn, barley, jowar, millet, cotton and sugarcane as the district’s crops (district portal, October 2026). The CGWB district brochure gives 298,714 ha as net area sown in 2010-11 and describes bhur (sandy), matiar (clay), dumat (loam, a good agricultural soil) and barren patches of kallar (CGWB district brochure, 2012-13). Take village crop data from the district agriculture office.

  • Wheat
  • Maize
  • Barley
  • Cotton

💧 Water

Normal rainfall is 696 mm; tubewells supplied 90% of the irrigated area and canals 10% in 2010-11, and the 2012-13 brochure put groundwater development at 77.15%, with Gulaothi (96.68%) and Khurja (95.67%) critical and nitrate above 45 mg per litre in 33% of shallow samples in 2011 (CGWB district brochure, 2012-13). The UP Ground Water Department’s 2022 categorisation, filed with the National Green Tribunal, lists Sikandrabad, Bulandshahr, Siana and Gulaothi as over-exploited, Arnia Khurd, Khurja, Shikarpur, Unchagaon and Bhawan Bahadur Nagar as critical, and six more as semi-critical (NGT filing, 2022). CGWB’s 2024 state report lists Bulandshahr among districts with fluoride, nitrate, arsenic and uranium above limits in some samples (CGWB, December 2024). Check the block category and test borewell water for any parcel.

🏭 Industry and land use

The industrial profile lists Sikandrabad (1,400 acres) and Khurja (1,200 acres, acquired but not yet developed) as the main UPSIDC industrial areas, in an undated table (industrial profile), and the district portal says Khurja is known for ceramic work (district portal, October 2026). Land beside industrial areas and drains carries access, zoning and water-quality questions that matter more than yield.

🌾 Mandi price reference

Wholesale prices for Bulandshahr-area markets are published daily by Agmarknet, rainfall normals by the India Meteorological Department and land records on UP Bhulekh; we did not open these portals for this page. Cane and wheat income is unlikely to explain highway-edge prices, so price a parcel on location and permitted use, not on crop yield.

Why investors look at Bulandshahr

Three reasons this desk includes Bulandshahr, with an honest note that we have no sourced price series.

Expressway and freight links in one district

The Ganga Expressway, the freight corridor link at Khurja and a cabinet-approved airport link road all touch the district, though the link road is only at tender stage.

Different markets inside one district

Khurja’s ceramics and industrial economy, the DNGIR villages near Noida and the farming interior are different markets. We found no sourced prices for any of them, so compare registered sales village by village.

A working agricultural base

Cane, wheat and other field crops on tubewell and canal irrigation support farming or agri-business use rather than pure land banking, though several blocks are water-stressed.

STRAIGHT TALK

Risks & challenges in Bulandshahr

Read these before shortlisting in Bulandshahr specifically.

Acquisition along expressway alignments

Forty-eight Bulandshahr villages lie on the planned airport link, and a ban on sales along the alignment was reported in July 2025. Ask for the alignment map and notifications for the exact survey number.

DNGIR border villages

63 of the DNGIR’s 84 villages are in this district. A Noida Authority purchase halt was reported in January 2024 and we found no later word, so check the village before any advance.

Groundwater stress in some blocks

The 2022 categorisation lists four Bulandshahr blocks as over-exploited and five as critical, and CGWB found nitrate above limits in a third of shallow samples in 2011. Check current block status and test borewell water.

No sourced price series

Without a sourced series, any per-acre figure quoted to you is an asking price. Anchor to the tehsil, the road and registered sales in the same village.

Dated evidence

The industrial and groundwater data date from 2010 to 2013, and the 2011 Census is the latest full count. Collect several registered comparables for the same village.

Announced versus delivered

The Ganga Expressway is open, but the airport link is only at tender stage with a three-year target. Price a parcel on today’s access.

Which conversion route applies?

Section 80 of the Revenue Code and the 2026 ordinance set the route for non-farm use. Confirm which applies and whether a development authority covers the parcel.

Who to contact

Local revenue & registration offices

Mutation and land records route through the Tehsildar of the relevant tehsil. Section 80 declarations go to the Sub-Divisional Officer (SDM); if the parcel lies inside a notified development authority, layouts and building plans route through that authority, which should be confirmed locally. Sale deeds are registered by the local Sub-Registrar through IGRS UP, and records are on UP Bhulekh; we did not open either portal for this page. For the state rules, see the Uttar Pradesh agricultural land rules guide.

Data-currency note: census figures reflect 2011, the latest full Census. The industrial profile tables are undated or from 2010-11 and the CGWB district brochure is from 2012-13; the 2022 and 2024 groundwater figures are the newest we opened. Project statuses were read in October 2026 and change quickly. We found no sourced price series, so no price is shown; collector rates and the IGRS UP and UP Bhulekh portals were not opened for this page. This is a general guide, not legal advice.
