District overview

Amethi — the paddy-and-wheat district on the Lucknow–Sultanpur corridor

Amethi sits in the Ayodhya division (Ayodhya district portal). The state government created the district, then named Chhatrapati Sahuji Maharaj Nagar, on 1 July 2010, with its headquarters at Gauriganj (Tribune, July 2010). The district portal gives 2,329.11 km², 995 villages, 1,867,678 people at the 2011 Census and four tehsils: Amethi, Gauriganj, Musafirkhana and Tiloi (district portal). The district industrial profile prints about 3,063 km² and five tehsils including Salon (Ministry of MSME profile), so its area and tehsil list differ from the portal; we use the portal.

Amethi is a farm district with some defence manufacturing. A rifle factory at Korwa began series production of the AK-203 rifle, with the first batch reported in January 2023 (Tribune, January 2023), and the industrial profile lists a state aerospace unit at Korwa among the large units (Ministry of MSME profile). For a land buyer this is a market for working farmland and small-town plots, not a resort belt, so value rests on irrigation, soil and road access.

The Purvanchal Expressway is 340.824 km and six lanes, and UPEIDA lists Amethi as the third of its nine districts (UPEIDA). The industrial profile counts 55 km of national highway, 207 km of state highway and 92 km of rail line in the district (2010-11 data). Compare the state-level notes on the Uttar Pradesh page, and read our Uttar Pradesh land-rules guide before negotiating.

Market & connectivity

What is moving prices in Amethi

Reported circle-rate and expressway items, each with its source. Evidence for this district is thin.

No sourced price series

We found no registered-deed series and no official or news per-acre figure for the district. Listing-site asking prices were removed because they cannot be traced to registered deals. A seller's figure is an opening position, not a market rate.

Circle-rate revision

Amethi was among the districts where a circle-rate revision was already under way in March 2025, with district magistrates setting minimum rates per hectare or square metre each year (PTI via The Week, March 2025). We did not find the outcome for this district, so check the village rate on IGRS UP.

Why the market looks thin

Ayodhya's circle rates rose between 30 and 200 per cent from 9 June 2025 (PTI via The Week, June 2025). That report does not cover Amethi, and no evidence shows that Ayodhya pricing carries into Amethi villages. Compare registered deeds in the same village instead.

Circle rates and duty

Stamp duty and registration rates are on the Uttar Pradesh page, where they carry a confirm flag because the Stamp Department schedule was not opened. A circle rate is the valuation floor for duty, not a sale price. Ask the Sub-Registrar for the rate in force for the mauza and collect registered sale deeds for the same village.

Land units

The Revenue Code states its purchase limit in hectares (5.0586 ha), so ask for the area in hectares or square metres from the khatauni or sale deed before comparing two offers. Quotes in local units differ from village to village.

Farm income context

The ICAR plan shows about 125,800 ha of wheat and 118,200 ha of rice (2011-12 crop table), with rice almost wholly irrigated (ICAR-CRIDA). A parcel with assured canal or tubewell water is the one most likely to hold value, so test irrigation before negotiating.

Connectivity

How Amethi connects — road, rail, air and expressways

Amethi's natural buyers are in Lucknow and Ayodhya, joined to the district by the Purvanchal Expressway. Journey times vary with traffic and road works.

🛣 Purvanchal Expressway

The Purvanchal Expressway is 340.824 km and six lanes, from Chand Sarai in Lucknow to near Haidaria in Ghazipur, through Lucknow, Barabanki, Amethi, Sultanpur, Ayodhya, Ambedkar Nagar, Azamgarh, Mau and Ghazipur (UPEIDA; PIB). It was inaugurated on 16 November 2021. PIB counts 13 interchanges in all, but no source we read places one in Amethi, so confirm the nearest exit before accepting an expressway-land claim. See our Uttar Pradesh land-rules guide for what the state page covers.

Operational

Purvanchal Expressway

Inaugurated on 16 November 2021; 340.824 km and six lanes (UPEIDA; PIB). It links Amethi with Lucknow and Sultanpur, but its price effect on district farmland is not shown in sourced deeds.

Operational

Korwa rifle factory

Series production of the AK-203 rifle began at the Korwa factory, with the first batch reported in January 2023 (Tribune), and the industrial profile lists a state aerospace unit at Korwa. These are established employers; they support local rentals and services.

Operational

Ayodhya airport

Maharishi Valmiki International Airport opened on 30 December 2023 (PM India) and is a practical access point for Amethi. We found no sourced distance and no evidence of an effect on land prices.

District-specific projects

No notified land-acquisition or new-industry plan specific to Amethi was found in the sources read. Treat any seller claim of one as unconfirmed until a government notice is produced.

Agriculture & terrain

Soil, water & terrain in Amethi

Amethi is plain farmland dominated by rice and wheat; the ICAR plan is from 2014 and uses 2011-12 crop areas, so confirm current figures.

🌾 Cropped area

The ICAR contingency plan (7 August 2014) puts net sown area at 194.1 thousand ha and cropping intensity at 153.6%. Rice covers 118.2 thousand ha in kharif and wheat 125.8 thousand ha in rabi, on the 2011-12 crop table (ICAR-CRIDA). Ask the district agriculture office for current areas.

  • Rice
  • Wheat
  • Two-season cropping

💧 Water & rainfall

Normal annual rainfall is 964 mm over 71 rainy days. Gross irrigated area is 266.1 thousand ha, split between canals (50.3%) and tubewells (49.7%) (ICAR-CRIDA). The CGWB 2024 assessment lists Amethi among districts with nitrate and uranium above its limits, and with sporadic high conductivity, and gives no block categories for it (CGWB, December 2024). Test any borewell.

🟫 Soils

The plan lists deep loamy soils on 56% of the area, deep silty soils on 10% and deep, fine, moderately saline and sodic soils on 18%. It marks flood as not applicable and describes drought and pest outbreaks as risks (ICAR-CRIDA). Ask for a soil test, since sodic patches change what a field can grow.

  • Loamy
  • Sodic patches

🌾 Mandi price reference

Farm income per acre is modest next to what buyers pay for land, so price a parcel on its location, access and use. Wholesale mandi prices for the district's markets are published by the Agmarknet service of the Ministry of Agriculture; we did not open it for this page.

Why investors look at Amethi

Three reasons this desk includes Amethi, with an honest note that price evidence is thin.

On the Lucknow corridor

UPEIDA lists Amethi among the Purvanchal Expressway districts (UPEIDA), which links it with Lucknow, so weekend demand from the capital is a plausible source. No survey was found; it is a reason to look, not proof of appreciation.

Irrigated, productive farmland

The ICAR plan shows rice almost wholly irrigated, with canals and tubewells in roughly equal measure across the irrigated area (2011-12 data). That supports farm use for owners who want working land rather than only a holding.

Institutional base

A rifle factory and a state aerospace unit at Korwa bring some salaried residents and rental demand. Only the established employers are sourced, so do not price in future ones.

STRAIGHT TALK

Risks & challenges in Amethi

Read these before shortlisting in Amethi specifically.

Thin price evidence

We found no registered-deed or per-acre series for the district. Without registered comparables a quoted price could be far from the market in either direction.

Sodic and saline soils

About 18% of the district is deep, fine, moderately saline and sodic soil (ICAR-CRIDA). Test the parcel before paying for productive-land pricing.

Population and date conflicts

The district portal gives 1,867,678 people for the 2011 Census, while the industrial profile prints an older area of about 3,063 km² and five tehsils. Check any statistic quoted to you against the Census handbook.

Drought and pest risk

The ICAR plan lists drought and pest outbreaks as risks even though most cropped area is irrigated. Confirm water access in the dry season.

Expressway claims

Amethi is on the expressway's district list, but no source we read names an interchange here. Ask which exit serves a parcel and how far it is.

Ownership and ceiling rules

Section 89(2) of the Revenue Code bars a purchase that takes the buyer's total holding in the state above 5.0586 hectares (about 12.5 acres on our conversion). Check the khatauni history and the buyer's total holdings; the Scheduled Caste and Scheduled Tribe transfer rules on the state page also apply.

Older agri data

The ICAR plan dates from 2014 and uses 2011-12 crop areas; cropped and irrigated areas may have shifted. Request current figures from the district agriculture office.

Who to contact

Local revenue & registration offices

Mutation and land-use declarations route through the SDM office of the relevant tehsil: Amethi, Gauriganj, Musafirkhana or Tiloi. Sale-deed registration is handled by the local Sub-Registrar, and records and circle rates are on UP Bhulekh and IGRS UP, neither of which we opened for this page. Plotted or gated schemes should be checked with UP RERA before any payment, since farmland sold by revenue map is a different product. Ask whether a village falls inside a development-authority or master-plan area, since that changes what can be built.

Data-currency note: the Census figures reflect 2011, and the ICAR plan is from 2014 with 2011-12 crop areas. The industrial profile uses older boundaries and differs from the district portal on area and tehsils. Expressway and airport items are as reported up to October 2026, and no listing-site prices are used. This is a general guide, not legal advice. Report inaccuracies to wiki@farmlandindia.com.
