District overview

Kaushambi — Ganga–Yamuna doab of wheat, rice and guava, close to Prayagraj

Kaushambi covers 1,780 sq km and, on the district portal, has 869 villages and 1,599,596 people; it was split from Allahabad in 1997 (district portal). It has three tehsils, Manjhanpur, Sirathu and Chayal, and eight blocks (demography page). The headquarters at Manjhanpur sits on the north bank of the Yamuna, about 55 km from Prayagraj. Pratapgarh lies to the north, Chitrakoot to the south, Prayagraj to the east and Fatehpur to the west. The Ganga and the Yamuna are its two main rivers, and the plain between them is its farming heart.

Wheat and rice are the main crops, with arhar, urad and chana on some land, and the Allahabad variety of guava is described as the district's speciality (district portal). The ICAR-CRIDA plan, with crop data for 2013-14, gives a net sown area of 134,468 hectares, a cropping intensity of 132%, wheat on 73,296 hectares and rice on 44,920 (ICAR-CRIDA). That supports a buyer who plans to farm or lease the land; we found no sourced evidence of a premium near the highway or Prayagraj.

The natural buyer is a Prayagraj household. The district portal gives about 55 km by road from Prayagraj to Manjhanpur and about 45 km to the airport (how to reach). We found no sourced per-acre price series, so this page quotes none, and listing-site headlines were removed. The Uttar Pradesh page covers the state-wide rules; this page covers what is particular to Kaushambi.

What is moving prices in Kaushambi

Reported figures with the source of each named. Listing-site asking prices are not used.

Why there is no price table

Asking prices from listing sites were removed because they cannot be traced to registered deals. We found no registered-rate, collector-rate or news series for farmland in Kaushambi. Collect registered sale deeds for the same village before pricing an offer.

Circle rates

The district portal hosts a Manjhanpur circle-rate document page (district portal), which would not open for us, so no figure is given. District magistrates set minimum land rates each year (PTI via The Week, March 2025); that report is statewide and we have not checked whether it covers Kaushambi.

Prayagraj spillover

The buyer logic is Prayagraj, about 55 km from Manjhanpur. We found no sourced price series showing Prayagraj demand moving Kaushambi land values, so any such claim should be backed by registered sale deeds from the same village.

Highway and ring-road talk

Six national-highway projects worth Rs 2,659 crore were launched in Kaushambi in January 2022 (India Infra Hub), and the NH-19 Chakeri–Prayagraj section was commissioned in August 2024 (AIR News). A 41.662 km Prayagraj Inner Ring Road Phase 2 was reported in February 2026 for Soraon and Karchana tehsils of Prayagraj and does not mention Kaushambi (NBM&CW). We found no sourced price movement along any of them.

Units and records

Records show area in hectares, acres or square yards. Ask for the khasra number and the area in the khatauni, and compare it with the sale deed before accepting any quote.

Stamp duty and circle rates

The state page gives the Uttar Pradesh stamp-duty structure, which is flagged CONFIRM there. Circle rates for Kaushambi villages were not read, so check the village rate with the Sub-Registrar or IGRS UP before pricing an offer.

Connectivity

How Kaushambi connects — road, rail, air and expressways

Kaushambi's natural buyer is the Prayagraj household, so Prayagraj leads. Distances are from the district portal; journey times vary with traffic and road works.

🛣 G.T. Road corridor

From Prayagraj the headquarters is reached by taking the Kanpur road (G.T. Road) to Mooratganj, then turning toward Bharwari and onward to Manjhanpur, per the district portal (how to reach). The NH-19 Chakeri–Prayagraj section that lists Kaushambi among its districts was commissioned in August 2024 (AIR News, January 2026). Check any exit or junction before relying on it. Agriculture & terrain

Soil, water & crops in Kaushambi

Kaushambi is a loam-rich wheat and rice plain between two rivers, with sodic pockets, pearl millet and gram on rainfed land, and a guava speciality.

🌾 Soil and crops

The ICAR-CRIDA plan (published 2014) puts 54% of the district on deep loamy soils, 19% on deep fine soils that are moderately saline or sodic and 18% on deep sandy soils. Net sown area is 134,468 hectares and gross cropped area 177,839. In 2013-14 wheat covered 73,296 hectares, rice 44,920, gram 12,283 and pearl millet 10,638 (ICAR-CRIDA). The district portal lists arhar, urad and chana and the Allahabad guava as a local speciality (demography page). Take a soil test for any parcel with a saline or sodic patch.

💧 Water

Normal annual rainfall is 975.9 mm, of which 865.4 mm falls from June to September. Tube wells supply about 84% of gross irrigated area (ICAR-CRIDA). The plan counts two over-exploited, three critical and one semi-critical unit, and the CGWB 2024 assessment lists Kaushambi for fluoride above 1.5 mg per litre and nitrate above 45 mg per litre in some samples (CGWB, December 2024). Ask for the block's category and test borewell water.

🌊 Rivers and terrain

The Ganga and the Yamuna are the main rivers (demography page). The ICAR plan's flood section reads "not applicable", which does not match a district between two rivers, so ask local revenue staff about waterlogging, riverbank erosion and any change in the river course, and check the khatauni for riverbed or Gram Sabha classification.

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal, which we did not open for this page. Crop and guava income are the practical basis for holding land here, so price a parcel against what the farmland earns before paying a highway or town-edge premium.

Why investors look at Kaushambi

Three reasons this desk includes Kaushambi, with a plain note that no price series was sourced and the farmland is the story.

A working agricultural base

About 134,468 hectares of net sown area, mostly loamy soil, wheat and rice on a large scale and about 84% tube-well irrigation give the district real farm output (ICAR-CRIDA). That supports a buyer who plans to farm or lease the land.

Guava and orchard potential

The district portal names the Allahabad variety of guava as a Kaushambi speciality (demography page). For an orchard buyer that is a local crop with an established name, though we did not read orchard yields or prices.

Prayagraj within reach

Manjhanpur is about 52 to 55 km from Prayagraj and the NH-19 section through the district was six-laned and commissioned in 2024. This is the closest the district comes to a weekend-farmhouse location, but no priced comparable was found, so insist on registered deeds.

STRAIGHT TALK

Risks & challenges in Kaushambi

Read these before shortlisting in Kaushambi specifically.

Flood exposure

The district lies between the Ganga and the Yamuna. Ask the tehsil for flood and waterlogging history before paying for riverside land.

Water-stressed blocks

The ICAR plan counts two over-exploited, three critical and one semi-critical unit, and CGWB lists fluoride and nitrate above limits in some samples (CGWB 2024). Confirm the block category and the depth of nearby borewells before planning an orchard or a house.

Irrigation dependence

Almost all of the wheat area and most of the rice area is irrigated (ICAR-CRIDA), so a dry spell or a pump failure hits yields. That affects crop income and the cost of an orchard.

Thin price evidence

We found no official or news price series for farmland here. Obtain registered deeds of nearby sales and the Collector rate for the village.

Highway announcements

Six highway projects were launched in January 2022 and we did not find their status. Price a parcel on today's road access, not on a future widening, and ask for acquisition notices in writing.

Spelling of record names

Official pages spell the third tehsil Chayal; other documents may write Chail. Check the tehsil name on the khatauni and the sale deed.

NRI and OCI buyers

FEMA prohibits NRIs and OCIs from buying agricultural land, plantation land or a farmhouse (RBI, updated September 2022). The 12.5-acre purchase limit under section 89(2) of the Revenue Code (text hosted by IGRS UP) and the SC/ST transfer rules also apply; see the state page.

Who to contact

Local revenue & registration offices

Mutation and agricultural-to-non-agricultural declarations under section 80 of the UP Revenue Code route through the Tehsildar and SDM of the relevant tehsil (Manjhanpur, Sirathu or Chayal). A 2026 amendment changed the route inside notified development and industrial areas (PRS; TeamLease RegTech), so ask the tehsil which applies to the village. Sale-deed registration is handled by the local Sub-Registrar through IGRS UP, and khatauni extracts are on UP Bhulekh; we did not open either portal for this page. Read the UP agricultural land rules guide before filing anything.

What does land cost in Kaushambi?

We publish no per-acre band, because a listing-site headline could not be traced to a registered deed and we found no official or news series. The district portal hosts a Manjhanpur circle-rate document that would not open for us; check the village rate with the Sub-Registrar or IGRS UP and collect registered sale deeds.
