District overview

Sultanpur โ€” an Awadh district on the Purvanchal Expressway

Sultanpur is a district in the Ayodhya division of the Awadh region, with 2,672.89 sq km and 14 blocks (CGWB aquifer report, 2023). The Census 2011 tables show 37.97 lakh people on 4,436 sq km, but that is a larger area than today's district, so this page gives no population for the current boundary.

The Purvanchal Expressway runs 340.8 km from Lucknow to Ghazipur and passes through Sultanpur (UPEIDA; GKToday, November 2021), and Ayodhya's Maharishi Valmiki International Airport was inaugurated on 30 December 2023 (Indian Infrastructure, January 2024). We found no sourced road distance to Lucknow, Ayodhya or Prayagraj, so check journey times for the village in question. The likely draw is a long-hold plot within reach of Lucknow, Ayodhya and Prayagraj rather than a weekend home; we have no survey of who is buying.

The district is a rice and wheat belt: the ICAR-CRIDA plan gives rice on about 156,550 ha and wheat on about 168,110 ha, silty loam over 80% of the soil and a cropping intensity of about 153%, but its net sown area exceeds today's district area, so use it for crop mix only. We found no official or news price series for farmland here. Read the UP land-rules guide and the Uttar Pradesh state page before shortlisting, and treat this page as an orientation, not a price guide.

Market & connectivity

What is moving prices in Sultanpur

Reported figures with the source of each named. No price series was found, so this section explains what exists and what does not.

No price series

We found no official or news price series for farmland in Sultanpur. Asking prices on listing sites could not be traced to registered deals, so none is shown. Ask for the khasra numbers and collect registered sale deeds for the same village.

Circle rates

Sultanpur was on the list of districts where a revision was under way in March 2025, when the state said district magistrates set minimum rates each August and may revise them mid-year (PTI via The Week, March 2025). We did not find the revised table, so look up the mauza rate on IGRS UP.

Expressway acquisition

The Purvanchal Expressway passes through the district, with an emergency airstrip at Akhalkiri Karwat village in Sultanpur district (GKToday, November 2021). Land taken for the road and its interchanges is a reason to ask for the khatauni history; we found no sourced price effect.

Units

Land records state area in hectares or square metres, and the Revenue Code limit itself is written as 5.0586 hectares (UP Revenue Code 2006). Convert any seller's quote to acres or square metres before comparing.

What can move values

The expressway, the Ayodhya airport (inaugurated 30 December 2023, Indian Infrastructure) and the city edge of Sultanpur all matter more than crop yield. Nothing in the sources gives a price effect for any of them, so do not accept a seller's expressway premium without a registered comparison.

Stamp duty

Stamp duty and registration follow the state page, where the 7%, 6% and 1% figures are marked as not yet confirmed against the Stamp Department. Check the circle rate for the village on IGRS UP before pricing an offer.

Connectivity

How Sultanpur connects โ€” the expressway, Ayodhya airport and rail

Sultanpur sits on the Purvanchal Expressway, with Lucknow at one end and Ghazipur at the other. Journey times vary with traffic.

๐Ÿ›ฃ The expressway in one line

The Purvanchal Expressway opened on 16 November 2021 (GKToday, November 2021). It brought a road to Lucknow and toll plazas, and took land for the alignment; nothing in the sources quantifies a land-price effect, so the case for land here rests on access and patience. See our UP land-rules guide for the rules that apply before buying.

Upcoming infrastructure & developments

Status labels maintained by the Farmland India research desk. Government-announced timelines โ€” not guaranteed.

Operational

Purvanchal Expressway

Inaugurated on 16 November 2021: 340.8 km, six lanes expandable to eight, from Chand Saray in Lucknow to Haydaria in Ghazipur (GKToday, November 2021). Sultanpur is among the districts on the route (UPEIDA).

Operational

Emergency landing airstrip, Sultanpur district

A 3.2 km airstrip at Akhalkiri Karwat village in Sultanpur district is built into the expressway for emergency landings (GKToday, November 2021), and the Prime Minister landed there in an IAF C-130 at the inauguration (Onmanorama, November 2021). It is not a passenger airport.

Operational

Ayodhya International Airport

Maharishi Valmiki International Airport, Ayodhya, was inaugurated on 30 December 2023, with phase 1 handling 1 million passengers a year and phase 2 planned for 6 million (Indian Infrastructure, January 2024). Distance from Sultanpur and routes were not sourced, so check current services.

Operational ยท other district

Gorakhpur Link Expressway (Azamgarh)

A 91.35 km, four-lane road from Jaitpur in Gorakhpur to Salarpur in Azamgarh, where it joins the Purvanchal Expressway, was inaugurated in June 2025 (PTI via The Week, June 2025). It is not in Sultanpur, but it extends the corridor to Gorakhpur.

Agriculture & terrain

Soil, water & crops in Sultanpur

Sultanpur is a flat, irrigated rice-wheat district on silty loam, and the district plan lists drought and waterlogging strategies.

๐ŸŒพ Cropped area

The ICAR-CRIDA plan gives a net sown area of about 289,560 ha, a gross cropped area of about 441,670 ha and a cropping intensity of about 153%. Kharif is led by rice (156,550 ha) and rabi by wheat (168,110 ha). Silty loam makes up about 80% of soils. The net sown figure is larger than the current district area of 267,289 ha (CGWB aquifer report, 2023), so these numbers describe a larger district; use them for crop mix only.

  • Wheat
  • Silty loam

๐Ÿ’ง Water

ICAR gives a normal annual rainfall of 1,005 mm, 808 mm of it in the south-west monsoon. Net irrigated area is about 252,200 ha, with canals at 19.28% of the irrigated area. The older CGWB profile (2004 resource data, larger district) gave a development stage of 72.77% with all blocks safe and pre-monsoon depth to water of about 3 to 14.6 m in 2008. The CGWB aquifer report, 2023 reports 2022 water levels that rose seasonally by 0.07 to 8.15 m and fell by up to 2.83 m, mainly in the north-west around Baldirai block. Ask for current block status.

๐ŸŒฑ Water quality and hazards

The older CGWB profile reported nitrate up to 191 mg/L and arsenic from not detected to 87 micrograms per litre, and the 2024 state assessment lists Sultanpur for uranium above limits (CGWB, December 2024). ICAR's plan covers drought, waterlogging and submergence of more than two days. Test water before building or planting, and ask neighbours about waterlogging.

๐ŸŒพ Mandi price and record references

Wholesale mandi prices for Sultanpur-district markets are published daily on Agmarknet; we did not open that portal for this page. Rice and wheat income is modest beside any road-frontage price, so value a parcel on location and use, not on crop yield.

Why investors look at Sultanpur

Three reasons this desk includes Sultanpur, with an honest note that no price evidence was found.

Expressway access to Lucknow

The Purvanchal Expressway passes through the district and links Lucknow and Ghazipur (GKToday, November 2021), which makes a Lucknow-linked long-hold plot plausible.

Ayodhya airport now open

Ayodhya's airport was inaugurated on 30 December 2023 (Indian Infrastructure). Journey times from Sultanpur were not sourced, so check them for your village.

A working farm economy

ICAR's plan shows rice and wheat on irrigated silty loam, so a parcel can earn from cultivation while you hold it. With no price series, entry cost still has to be tested against registered sales.

STRAIGHT TALK

Risks & challenges in Sultanpur

Read these before shortlisting in Sultanpur specifically.

No sourced prices

We found no official or news price series for farmland. Collect registered deeds and the IGRS UP circle rate before negotiating.

Mixed boundaries

Several statistics (ICAR, older CGWB, Census tables) describe a larger district than today's 2,672.89 sq km. Do not rely on them for parcel-level facts.

Expressway acquisition

Land along the alignment, at interchanges and at the airstrip may have been acquired for the road. Ask for the khatauni history and a boundary map for any parcel near it.

Drought and waterlogging

ICAR's plan covers drought, waterlogging and submergence of more than two days. Check ground level and local flood history for any parcel near a stream.

Water quality

CGWB reported nitrate and arsenic in its older profile and lists uranium in its 2024 assessment. Test any borewell before building.

No resale evidence

We found no resale evidence for the district. Plan a long hold and avoid paying a speculative expressway premium.

Conversion rules in transition

The 2026 ordinance changes how conversion works inside notified development areas. Confirm whether it is now an Act and what applies to your village, and apply the standard UP checks from the state page.

Who to contact

Local revenue & registration offices

Mutation, land-use declarations and holding-limit queries route through the tehsildar and Sub-Divisional Officer of the relevant tehsil; we found no official current tehsil list, so confirm the tehsil first. Sale-deed registration is handled by the local Sub-Registrar; records are searched on UP Bhulekh and IGRS UP, and we did not open either portal for this page.

Data-currency note: the Census 2011 table and the older CGWB profile describe a larger district than today's 2,672.89 sq km. The ICAR plan (2013) appears to cover the same larger area, so it is used for crop mix only. Infrastructure items are as reported up to October 2026.
