District overview

Mirzapur โ€” Vindhyachal, Chunar and the Varanasi side of the Ganga plain

Mirzapur district had 2,496,970 people at the 2011 Census and has four tehsils, Mirzapur (Sadar), Chunar, Marihan and Lalganj, with twelve blocks (Census 2011 tables; CGWB profile). Vindhyachal is its best-known pilgrimage site, and a road and temple corridor programme has run there since 2021 (NBM&CW, August 2021). The buyer to think about is likely a household in Varanasi or Prayagraj looking for a weekend plot or a long-hold parcel; we have no survey of who is actually buying.

The ground changes within the district. The CGWB profile describes the Vindhyan system overlain by Quaternary alluvium, with hard-rock areas and alluvial areas, the alluvium 35 to 75 metres thick. ICAR, in a 2012 contingency plan using 2007-08 data, puts the soils at 41.7% sandy loam, 30.5% black and 27.8% red lateritic (ICAR-CRIDA plan). A hill-edge parcel and a Ganga-plain parcel are different products with different water.

We found no official or news price series for farmland in this district, and listing-site asking prices were removed because they cannot be traced to registered deals. Mirzapur was named in March 2025 among the districts where a circle-rate revision was under way (PTI via The Week, March 2025). Use the village circle rate and registered sale deeds, not a district average.

What is moving prices in Mirzapur

Reported figures with the source of each named. Listing-site asking prices are not used.

Circle rates

Mirzapur was on the list of districts where a revision was under way in March 2025, when the state said district magistrates set minimum rates each August and may revise them mid-year (PTI via The Week, March 2025). We did not find the revised Mirzapur table. The registry office sits at the Collectorate (Mirzapur district portal), so check the rate for the mauza there or on IGRS UP.

Chunar and the Ganga bridge

A Ganga bridge at Balughat, Chunar, linking Mirzapur and Varanasi, was listed for dedication in July 2018 (PM India, July 2018). We found no sourced price movement for Chunar, Lalganj or Marihan.

Mirzapur bypass

A 15 km, four-lane greenfield bypass with a six-lane Ganga bridge on NH-135A, estimated at โ‚น988.72 crore, had its foundation stone laid on 1 March 2024 and technical bids opened in August 2024, with a three-year construction period (The Metro Rail Guy, August 2024). We found no later status report, so check the alignment against any parcel near it.

Vindhya Expressway (reported)

A 320 km, six-lane Vindhya Expressway linking Prayagraj, Mirzapur, Varanasi, Chandauli and Sonbhadra was reported as approved in January 2025 at about โ‚น22,400 crore (News24, January 2025). We found no alignment, notification or start date, so it is a reason to watch, not a reason to pay a premium.

Why there is no price table

Asking prices from listing sites were removed from this page because they cannot be traced to registered deals. Read the village circle rate, collect registered sale deeds for the same village, and treat any seller's figure as an opening position.

Connectivity

How Mirzapur connects โ€” road, rail, air and expressways

๐Ÿ›ฃ The Varanasiโ€“Prayagraj axis

Varanasi and Prayagraj are the nearest large cities, so weekend and retirement demand here is more likely to follow them than Delhi. The Ganga Expressway, inaugurated on 29 April 2026, runs 594 km from Meerut to Prayagraj through 12 districts, none of them Mirzapur (AIR News, April 2026), so any effect on this district is indirect. See the Uttar Pradesh land-rules guide for the rules that apply to a parcel along any of these roads.

Mirzapur bypass and Ganga bridge

A 15 km NH-135A bypass with a Ganga bridge, estimated at โ‚น988.72 crore under the hybrid annuity model, with a three-year build period. Technical bids were opened in August 2024 (The Metro Rail Guy, August 2024). We found no later report.

Operational

Bansagar Canal Project

Dedicated to the nation at Mirzapur on 15 July 2018, at about โ‚น3,400 crore, for irrigation in Mirzapur and Prayagraj districts and about two lakh farmers (GKToday, July 2018). Hectares and blocks were not stated, so ask the Irrigation Department which canal reach serves a parcel.

Largely complete ยท confirm

Vindhyachal temple corridor

A โ‚น150 crore road corridor was launched in August 2021 (NBM&CW, August 2021). In March 2025 the Chief Minister described the Vindhyavasini corridor as built and credited it with roughly a fivefold rise in revenue within a year (Punjab Kesari, March 2025). Confirm the present state of work and any acquisition.

Ganga Expressway ยท indirect

Ganga Expressway (to Prayagraj)

A 594 km Meerut-to-Prayagraj road inaugurated on 29 April 2026 through 12 districts, none of them Mirzapur (AIR News, April 2026). Its effect here is indirect and not evidenced in any price source we found.

Agriculture & terrain

Soil, water & terrain in Mirzapur

Mirzapur has hard-rock hills in the south and alluvial plain in the north, and the water story differs between them.

๐ŸŒพ Soil and crops

The ICAR-CRIDA plan (2007-08 data) gives rice on 97,098 hectares and wheat on 94,972 hectares, a net sown area of 191,383 hectares and a cropping intensity of 142.6%. Soils are 41.7% sandy loam, 30.5% black and 27.8% red lateritic. The data is old, so ask the district agriculture office for current figures.

  • Rice and wheat
  • Black soil
  • Sandy loam

๐Ÿ’ง Irrigation and water

The ICAR plan counts 120,491 hectares as net irrigated, with canals at 60.85% of the irrigated area, bore wells 20.71%, open wells 9.82% and tanks 6.32%. The CGWB profile (2009 resource data) found pre-monsoon water at 5 to 45 metres below ground, well yields of 30 to 700 litres a minute in hard rock against 600 to 2,700 in alluvium, and a falling trend of 50 to 65 cm a year over its five-year window. Its block table lists Sikhar as critical and Chhanbey, Kon and City as semi-critical, though its summary table shows no critical block, while ICAR counted only Rajgarh as semi-critical, so ask for current block status.

  • Canal-fed
  • Hard-rock wells

๐ŸŒง Rainfall and risk

The ICAR plan gives a normal rainfall of 1,081 mm, while CGWB prints 997 mm in one table and 1,085 mm in another, so ask IMD which period applies. ICAR's plan includes drought and flood strategies for the district. CGWB notes high iron in pockets of Marihan block, and its 2024 state assessment lists Mirzapur for nitrate, arsenic and uranium above limits (CGWB, December 2024). Test the water before building or planting.

  • Drought and flood
  • Iron in Marihan

๐ŸŒพ Mandi price reference

Wholesale mandi prices for Mirzapur-district markets are published daily on Agmarknet; we did not open that portal for this page. Rice and wheat income per acre is small beside the prices road-front land can command, so value a parcel on location, access and permitted use, and treat crop income as a separate question.

Why investors look at Mirzapur

Three reasons this desk includes Mirzapur, with an honest note that evidence is thin and uneven.

Next door to Varanasi and Prayagraj

Varanasi and Prayagraj are the nearest large cities, and the planned Vindhya Expressway would link them through Mirzapur (News24, January 2025). Weekend and retirement demand from those cities is a plausible base, though we have no survey of who is buying.

A pilgrim economy with a corridor programme

Vindhyachal has had a road and temple corridor programme since 2021 (NBM&CW; Punjab Kesari). That could support homestay ideas near the approach roads, subject to zoning and acquisition checks. We found no sourced pilgrim count.

Different terrain, different products

A hill-edge parcel on hard rock and a Ganga-plain parcel on alluvium differ in water and in use. With no sourced price series, the case for Mirzapur rests on access, water and permitted use, not on a discount.

STRAIGHT TALK

Risks & challenges in Mirzapur

Read these before shortlisting in Mirzapur specifically.

Hard-rock water in the south

CGWB found wells yielding 30 to 700 litres a minute in hard rock, against 600 to 2,700 in alluvium, and a falling trend of 50 to 65 cm a year in its profile window. Test borewell yield and ask the irrigation department about canal access before buying southern land.

Sanctuary and forest limits

The Kaimur sanctuary spans Mirzapur and Sonbhadra, with an eco-sensitive zone notified in March 2017. Ask for written confirmation that a hill parcel lies outside the sanctuary and the zone, and that building and tree-felling are allowed.

Acquisition around Vindhyachal

Corridor works near the temple and the Ganga road may carry acquisition or protected-zone lines. Check notice dates and status with the tehsil before paying an advance.

No sourced price series

We found no official or news price series for farmland here. A bulk hill-edge block and a small road-front parcel are different products, so do not anchor to a district average.

Circle rates are not market prices

A circle rate is a floor for duty, not a sale price. Collect registered comparables for the same village before negotiating.

Drought and flood in the same district

ICAR's plan includes both drought and flood strategies. Ask how a parcel fared in recent seasons and where it sits relative to the Ganga and its streams.

NRI and OCI buyers

The RBI Master Direction does not allow NRIs and OCIs to buy agricultural land, plantation land or a farmhouse (RBI, updated September 2022). Families abroad with roots in Varanasi or Prayagraj should read the Uttar Pradesh page first.

Who to contact

Local revenue & registration offices

Declarations of non-agricultural use under section 80 of the UP Revenue Code, and mutation, route through the Tehsildar and Sub-Divisional Officer of the relevant tehsil (Mirzapur, Chunar, Marihan or Lalganj). For land near the Kaimur range, the forest department is the body to confirm sanctuary status. Sale-deed registration is handled by the local Sub-Registrar; the registry office is at the Collectorate (Mirzapur district portal), and we did not open UP Bhulekh or IGRS UP for this page. Read the UP agricultural land rules guide before filing anything.
